The step-by-step instructions will allow you to easily navigate around your window while gaining an understanding of it s parts and how to care for them. We insulate our frames to help maximize the energy efficiency of our windows. Empty frames are a major source of heat loss.

7 Glossary Sash a frame that contains the panes of a window or door. Sash lock The self-locking mechanism found typically in the centre of the bottom sash s top rail will automatically click into place when the window is fully closed. To open the sash lock, press the small silver ball in and turn the lock handle to the open position. Jamb The upper horizontal and vertical frame members that house the window sash, both head and side jambs. Stile The upright of a window frame in which the sash pulleys are installed and along which the sash slides. Meeting rail (in a double-hung or double slider window) the rail of each sash that meets a rail of the other, when the window is closed. Pane one of the divisions of a window consisting of a single plate of glass. Spacer A strip of stainless steel or superspacer metal separating and holding panes of glass in a window. Inner sash the wider sash, closest to the inside of your home. Typically, the inner sash is the lower sash and is most commonly opened. Outer sash the narrower sash, closest to the outside of your home. Typically, the outer sash occurs above the inner. Night tabs small tabs fixed on the outer sash. These tabs can be extended to prevent the window being opened fully from the outside. Ensure that these tabs are not extended when attempting to open the window fully. Tilt lock present in all moving sashes. Unlocking this tab allows for the slide to be tilted outward for cleaning. Placement varies depending on style. Weep holes a drainage system consisting of vented slots at the bottom of a frame. 7

8 Single & Double Hung Windows Single Hung windows have a fixed top sash, while both sashes in a Double Hung window can slide. Single & Double Sliding Windows Single Sliding windows have a fixed outer sash (usually the left sash), while both sashes in a Double Sliding window can slide. 8

9 Tilting the Sashes for Cleaning Tilting of sashes is for cleaning purposes only, not ventilation. DO NOT use solvents, such as lacquer thinner or acetone. Use of these solvents will affect the vinyl, as well as void your warranty. 1 Unlock the sash lock and slide the bottom sash about 3 inches. 2 Slide the tilt locks simultaneously towards the centre. 3 Grasping the top of the sash firmly, pull it in towards yourself. Pull gently until the sash is perpendicular to the wall. Rest the sash on a support or the window sill. In Double Hung windows, repeat the same procedure to open the outer sash. It is imperative to support the weight of the sash as it is swung. Failure to do so could cause damage to the window or harm to you. Removing the Sash Follow above steps Firmly grasp the sides of the sash and pull up. Then towards you, lifting the sash pin out of the shoe. Replacing the Sash Tilt locks must be open to replace sash Firmly grasp the sides of the sash and lift it perpendicular to the window frame and wall. Line up the sash pin with the track and push down firmly until the pin is re-inserted into the shoe. Rotate the window upward until almost parallel with the frame. Push the top of the sash back into the sash track with vigor. The sash latches will click when they are properly returned into the track. 9

10 Casement Windows Casement windows are attached to the frame by a hinge at the side. The crank handle allows it to pivot out for easy cleaning. To Open & Close 1 Push the locking latch upwards into the open position. 2 Extend crank handle. 3 Turn handle counter-clockwise, until sash is extended. 4 To close, crank clockwise. Pull locking latch back down. Easy Cleaning Remove screen prior to cleaning. 1 Unlock window by lifting clip found on side of sash. 2 Crank handle counter-clockwise to the 90 o open position. 3 Exterior of window can be cleaned by reaching arm through opening created next to the sash hinge. To close, crank handle-clockwise until sash is flush with frame. Lock window by closing clip and replace screen. Cranking the sash flush with frame while the locking clip is in the down (closed) position can cause damage to the latching pins. 10

11 Common Questions? My locking latch won t close. Sashes may not be all the way in the closed position. Try pushing the sashes in opposite directions with vigor.? My window won t open so I can clean it. Sash latches may not be engaged at the same time. Try pushing the sashes in opposite directions with vigor. Night/Vent latches may be in the open position. Close the night/vent latches by pushing them towards the sash frame so that they are flush with the window. There may be dirt built up in the track. Using a rag and solution of warm water and dish soap, remove the dirt build up.? I am pushing the sash latches in, but I can t pull the top of the inner sash toward me. The inner and outer sash may still be joined at the meeting rail. Before engaging the sash latches, open the inner sash approx This will separate the sashes, unhooking the meeting rail.? The inner and outer sash does not seem to be joining at the meeting rail. One of the sashes may not have been properly replaced after being removed. Follow the instructions to remove the sash. Ensure when placing the sash back in the track that the same pin is fitted into the shoe in the proper track 11

12 Care and Cleaning: Smooth Operation 12 DO lubricate the moving parts of window and door hardware, if not operating smoothly. Use only a spray silicone product to lubricate moving parts, being careful not to apply excessive amounts. Wipe up any drips or spills. In salt-air environments, monthly cleaning and lubrication may be necessary to preserve function. DO inspect weather stripping on operable windows and doors to be sure it seals evenly when closed. DO make certain that the track area is kept clean. Frequent vacuuming will clear any accumulated dirt and dust. DO adjust sliding door rollers for proper height clearances. Door rollers are adjusted with a screwdriver through access holes in either the end or side of the sliding panel, located near the bottom of the panel. DO adjust rolling screen doors to slide smoothly. Use a screwdriver, in all four corners, to make adjustments. DO check on the sliding door lock strike placement, if you adjust the door rollers. Adjustment is made by loosening screw fasteners, moving strike plate and tightening. Re-check for proper lock operation.

13 Glass care Proper care of your window and door glass is important to gain the maximum effectiveness of insulating, low-e or reflective glass. Any of the DON T actions listed below can damage the glass surface or destroy the insulating glass seal. DO clean glass with a mild dish-soap and water solution. Rinse completely with clean water and wipe dry with a soft cloth to avoid water spots. DO avoid washing glass in direct sunlight, for best results. DO clean screens by first removing, then washing on a clean, flat surface with a mild soap and water solution using a soft brush. Rinse, dry and reinstall. DON T use any petroleum-based cleaners or caustic chemicals on your glass. DON T use a razor blade, abrasive pad or putty knife to clean the glass. DON T use a high-pressure spray nozzle when rinsing your glass after washing. Smooth Operation Windows and doors use a simple drainage system or use weep holes designed in the frame itself. These water drainage pathways must be kept clean and clear of any obstructions to operate effectively. It s normal for water to accumulate in the sill or track area. The weep system is designed to allow the water to drain as water builds up, or outside wind pressure subsides. Clogged weep holes may prevent excess water from draining. Over time, this standing water can damage your window and lead to structural damage from mold, mildew and wood rot. DO keep all sill or track surfaces clean of dirt and debris. DO make sure that exterior weep holes are clear of any debris, stucco or other obstructions. DO use a small, soft brush to clear openings. DO regularly inspect the exterior perimeter of your window and door frames for any cracks, or cracks in the adjacent siding material that can cause moisture to penetrate. If a crack appears, use a good grade of sealant. 13

14 Customer Maintenance Responsibility Regularly clean windows, as well as tracks Lubricate track and keep free of debris Weep holes must be kept free of debris Inspect caulking, as it is not covered under the warranty and may require replacement. **Any rotten wood caused by not maintaining the caulking is not the responsibility of Landmark. Any exposed wood head, jambs, seat, trims must be sealed, stained or painted to prevent absorption of moisture and staining. Condensation & Humidity Windows serve as visible areas for moisture to condense, warning you that there is too much moisture inside your home. Windows do not cause condensation. Water condensation can occur on your window and door interior surfaces from higher moisture content in the air contacting lower temperature surfaces on the glass or frames. The higher your home s interior humidity and the lower the outside air temperature, the more condensation can occur. Often it s a warning to you that excessive moisture exists in your home, which may facilitate mold growth. A dry house may indicate a high leakage rate (depending on the amount of moisture added by the householder), and this in turn contributes to conceal condensation. Because windows do not provide much resistance to heat loss, they are often the coldest component of a building enclosure, and can be an indicator of humidity problems. As condensation occurs on inside window surfaces whenever surface temperature falls below the dew point temperature of the room air, it may be a warning signal to reduce the humidity in your residence. Why wasn t the condensation there before? Old drafty windows allow moisture to escape through inefficient seals and cracks. Our energy efficient windows provide tighter seals to keep your home cleaner and more efficient. 14

15 All homes have a certain level of humidity due to household activities. Cooking, washing laundry and dish washing can add up to 5lbs of water vapour into the air daily! Tips to Reduce Your Home s Humidity DO ensure all ventilation to the outside is functional. DO use your exhaust fans, especially in the kitchen and bathroom when cooking and showering. DO adjust any humidifiers to produce the proper amount of humidity, or turn them off. If humidity is produced elsewhere in your home, it may mean these devices aren t needed. DO consider installing a dehumidifier. Also, use ceiling fans to improve air circulation. DO open windows and doors, when practical, to allow interior moisture to escape. DO ensure louvers (a slated window, or shutter) in attic or basement are open and unobstructed. If troublesome condensation persists, see your heating contractor about an outside air intake for your furnace, venting of gas burning heaters and appliances, or installation of ventilating fans. A simple adjustment of the temperature within your house can also often resolve the issue. Inside Relative Humidity for 21 C with double Glazing Outside Air Temp Indoor Relative Humidity -28 o C or below not over 15% -28 o C to -23 o C not over 20% -22 o C to -17 o C not over 25% -16 o C to -12 o C not over 30% -16 o C to -6 o C not over 35% -5 o C to 4 o C not over 40% If moisture can be reduced to the humidity shown above it may help cure troublesome surface condensation problems 15

16 Full Warranty Conditions Lifetime Warranty on all With any questions regarding your warranty or service, contact Products Landmark Home Solutions warrants that all Landmark products installed, shall be free from defects in materials and workmanship, for the life of the product, or for so long as the original owner continues to be the registered owner of the premises in which they were installed. This warranty is specific to extend warranty coverage against all failure of seals in insulated sealed glass units, and also warrants covering all latches and other hardware in the Landmark products. No interior work is included unless specified. Specifically, Landmark Home Solutions does not paint or stain or provide electrical or plumbing services. Warranties do NOT cover condensation inside the home or caulking products which require periodic replacement. Other Manufacturer s Warranties Should a manufacturer s warranty exist on any of the Landmark products installed by Landmark Home Solutions, this warranty will be in agreement with all the terms and conditions of that warranty, with the exception of the duration. The duration of this warranty shall remain as stated herein. Our lifetime warranty ONLY applies to customers who have complied with our payment policies. Any customer with any outstanding balance owed to the company, has no warranty on their windows until the balance is paid in full.

17 Frame and sash Covered against separation, chipping, cracking, peeling, blistering, pitting and warping. Any discolouration in the vinyl due to harmful cleaning agents or any damage caused by the customer will void the warranty. Hardware and moving parts Covered against breakage, cracking or other failure. Any damage by misuse or negligence from the customer will void the warranty. Screen and screen frame Covered against chipping, cracking, peeling, blistering, pitting and warping. Torn or ripped screens are only covered if their defect is reported at the time of installation. There is a two week grace period of any tears that may have been missed at installation inspection. Tears or rips reported after these two weeks are the customer s responsibility. Glass seal All sealed units are covered against seal failure. Seal failures appear as fog, cloud, mist or condensation between interior glass surfaces. Warranty does not cover condensation, frost, fog, film, dirt or other matter on the exterior surfaces of the glass whether on inside or outside of building. Cracked glass For up to one year, glass cracks are covered. Stress cracks that can arise from settling and can appear within the first year on the window s installation. Glass cracks after this one year are not covered. Labour Installation of windows is covered and any repair or replacement of the window or any component part thereof, for as long as you own your Landmark windows. Any service performed outside this warranty is subject to charges. Smashed glass Glass that is broken or smashed from impact is never covered under the warranty. Imperfections in the glass Glass is a very porous material and can have small imperfections. We do not cover against these imperfections if they can not be seen from more than 3 feet away. 17
