4 Resilients Care and Maintenance Tate s Resilients Finishes are designed for years of service with minimum maintenance. Adherence to the guidelines below allows maximum life to be obtained from this tile. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Tate s Resilients Finishes are available in Cork, HPL, Linoleum, Luxury Vinyl, Rubber, and Vinyl options. Cork Tile: Capri Mediterra Cork Following the guidelines below allows users to obtain the maximum life from Capri Cork tile. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Direct sunlight may dull the appearance of the floor over time. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the cork. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the cork. 4. Keep the floor clean by light damp-mopping with Capri Neutral Cleaner with recommended dilution ratio Allow floor to dry before use. 6. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. 7. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on cork flooring. 8. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 9. Use floor protectors under equipment, appliances or heavy point loads. 10. Rotate panels in high-use areas to areas of low traffic. This spreads years of wear over the entire system. Don't: 1. Flood the floor or use anything other than a damp mop. 2. Use strong abrasives, steel wool or scrapers to remove stains. 3. Use oil, wax products or other household cleaners. Only Capri approved cleaners and finishes may be used on Capri tiles to maintain the warranty. 4. Allow high heels on cork flooring. High heels can damage the cork flooring and surface finish coats. 5. Drag or slide furniture or equipment across the floor without the use of glides. Page 4

5 Cleaning Procedures When light soiling is widespread and spot cleaning is impractical, use this damp-mopping procedure: Damp Mopping Procedure: 1. Sweep or vacuum your floor thoroughly. 2. Damp-mop with warm water and Capri Neutral Cleaner. 3. Dip a sponge mop into a bucket of warm water, wring it out well, and push the sponge across the floor, pressing hard enough to loosen the surface dirt. 4. Damp-mop a small area at a time, wringing the sponge out frequently to ensure the dirt is lifted and not simply redistributed. 5. When damp-mopping a large floor, change the water several times so the dirt doesn t get redeposited on the floor. 6. Rinsing is the most important step. Detergent directions often state rinsing is not necessary. While this is true on some surfaces, any detergent film left on a floor will hold tracked-in dirt. 7. Ideally, use one sponge mop and bucket to clean the floor and another mop and bucket solely for rinsing. Page 5

6 High Pressure Laminate Tile: Nevamar or Formica Following the guidelines below allows users to obtain the maximum life from HPL tile. Adherence to the guidelines below allows maximum life to be obtained from the HPL. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Keep the floor clean by light damp-mopping with a mild multi-purpose ammoniated floor cleaner or mild detergent. 2. Use a non-flammable organic cleaner such as Rise Access Floor Cleaner on difficult to clean spots. (Rise can also be used for regular maintenance of High Pressure Laminates.) 3. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. 4. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on HPL flooring. 5. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 6. Rotate panels in high-use areas to areas of low traffic. This spreads years of wear over the entire system. Don't: 1. Flood the floor or use anything other than a damp mop. 2. Wax or seal the tile it s never necessary. If a floor has been mistakenly waxed, the wax should be removed as soon as possible. Some commercial wax removers may cause damage to the floor, so select a product such as Owaxo which has been specially designed to remove wax from High Pressure Laminate surfaces. 3. Use strong abrasives, steel wool, nylon pads or scrapers to remove stains. 4. Drag or slide furniture or equipment across the floor without the use of glides. Dip a sponge mop into a bucket of warm water, wring it out well, and push the sponge across the floor, pressing hard enough to loosen the surface dirt. 4. Damp-mop a small area at a time, wringing the sponge out frequently to ensure the dirt is lifted and not just redistributed. 5. When damp-mopping a large floor, change the water several times so the dirt doesn t get redeposited on the floor. 6. Rinsing is the most important step. Detergent directions often state rinsing is not necessary. While this is true on some surfaces, any detergent film left on a floor will hold tracked-in dirt. 7. 7 Linoleum Tile: Forbo Marmoleum, Armstrong Marmorette Following the guidelines below allows users to obtain the maximum life from linoleum tile. Adherence to the guidelines below allows maximum life to be obtained from the linoleum. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Note that linoleum contains linseed oil which may initially result in a yellowish cast over the tile. This is commonly referred to as blossoming. This discoloration is temporary and will disappear when exposed to light. This may take only a few hours in bright sunlight, but will take longer in artificial light. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the linoleum. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the linoleum. 4. Keep the floor clean by light damp-mopping with a neutral cleaner (10 ph or less). 5. Allow floor to dry before use. 6. For particularly bad spots, use a diluted commercial stripping agent (10 ph or less). Severe stains or soil may be removed by lightly brushing or scrubbing with a nylon brush. 7. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. 8. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on Linoleum flooring. 9. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 10. 9 Luxury Vinyl Tile: Centiva and Parterre LVT Following the guidelines below allows users to obtain the maximum life from luxury vinyl tile. Adherence to the guidelines below allows maximum life to be obtained from the LVT. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the LVT. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the LVT. 4. Keep the floor clean by light damp-mopping with a neutral cleaner (10 ph or less) from the list of approved maintenance products from the manufacturer of your LVT product. 5. Allow floor to dry before use. 6. For particularly bad spots, use a diluted commercial stripping agent (10 ph or less). Severe stains or soil may be removed by lightly brushing or scrubbing with a nonabrasive hand pad. 7. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. Avoid mats with rubber backing as rubber has a yellowing effect on vinyl over time. 8. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on LVT flooring. 9. Use chair mats under casters. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the rubber. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the rubber. 4. Keep the floor clean by light damp-mopping with a neutral cleaner as recommended by the tile manufacturer. Refer to the specific tile manufacturer s maintenance instructions for approved cleaning products. Mop up solution and rinse with clean cold water using a damp mop. Do not flood the floor. 5. Allow floor to dry before use. 6. For particularly bad spots, scrub the floor with a low abrasive red pad as required. 7. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. 8. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on rubber flooring. 9. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 10. Adherence to the guidelines below allows maximum life to be obtained from the vinyl. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the vinyl. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the rubber. 4. Keep the floor clean by light damp-mopping with a neutral cleaner (7-8 ph) such as Taski Profi or Johnson Wax Professional Stride oil and grease emulsifying neutral detergent. Damp mop with a nylon or rayon mop. Do not allow the solution to dry. Mop up solution and rinse with clean cold water using a damp mop. Do not flood the floor. 5. Allow floor to dry before use. 6. For particularly bad spots, scrub the floor with a 22 gauge nylon bristle brush or low abrasive pad (white or red). 7. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. Avoid mats with rubber backing as rubber has a yellowing effect on vinyl over time. 8. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on vinyl flooring. 9. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 10. Use floor protectors under equipment, appliances or heavy point loads. 11. 15 Vinyl Composition Tile: Armstrong Excellon, Excellon SDT and Bio-Based Migrations Following the guidelines below allows users to obtain the maximum life from vinyl composition tile (VCT). Adherence to the guidelines below allows maximum life to be obtained from the VCT. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the VCT. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the vinyl. 4. Keep the floor clean by light damp-mopping with a diluted neutral cleaner (6-8 ph) such as Armstrong S-485 Commercial Floor Cleaner. Damp mop with a nylon or rayon mop. Do not allow the solution to dry. Mop up solution and rinse with clean cold water using a damp mop. Do not flood the floor. 5. Apply 3-5 coats of high quality commercial floor polish such as Armstrong S-480 Commercial Floor Polish for Excellon and Bio-Based Migrations and Armstrong S-392 SDT Floor Polish for Excellon SDT per Armstrong s maintenance recommendations. 6. Allow floor to dry before use. 7. For particularly bad spots use scrubbing pads such as 3M red or equal for light scrub or 3M blue or equal for deep scrub. 8. Provide protection from sand and chemicals tracked in on shoes by providing walk-off mats at entrances. 9. Use felt furniture glides designed for hard surface finishes. Metal or plastic glides designed for carpet should not be used on VCT flooring. 10. Use chair mats under casters. Casters should be soft rubber and designed for hard surface finishes. 11. Use floor protectors under equipment, appliances or heavy point loads. 12. Rotate panels in high-use areas to areas of low traffic. This spreads years of wear over the entire system. Don't: 1. Flood the floor or use anything other than a damp mop. 2. Use strong abrasives, solvent based cleaners, steel wool or scrapers to remove stains. 3. Use brown or black pads, equivalent brushes or stiff bristled, highly abrasive brushes on Armstrong VCT. 4. Use cleaning agents with a ph rating higher than Drag or slide furniture or equipment across the floor without the use of glides. Page 15

Mop up solution and rinse with clean cold water using a damp mop. Do not flood the floor. 3. Dip a mop into a bucket of warm water, wring it out well, and push the mop across the floor, pressing hard enough to loosen the surface dirt. 4. Damp-mop a small area at a time, wringing the mop out frequently to ensure the dirt is lifted and not simply redistributed. 5. 17 ESD Control Vinyl Tile: Factory-Applied Flexco Following the guidelines below allows users to obtain the maximum life from vinyl tile. Adherence to the guidelines below allows maximum life to be obtained from Flexco ESD Control vinyl tile. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings Important Initial Floor Maintenance: 1. Thoroughly sweep the floor to remove as much ground in dirt and dust as possible. This is a very critical step! The more dirt removal the better the tile will look and perform after the following initial maintenance steps are complete. 2. Clean the floor with a high quality neutral ph cleaning solution. The ph of the cleaner must be between 6.0 to 8.0 ph. Refer to Flexco s web-site for recommended cleaners for their ESD Control vinyl Prepare cleaner according to directions on bottle for medium duty cleaning. 4. Apply the solution to the floor using a damp mop. DO NOT FLOOD THE FLOOR. Scrub the area to remove any soiling or contamination. Do not allow the solution to pool on the floor. 5. Rinse the entire floor surface with a clean mop using clean, cool water. 6. Allow the floor to completely dry before allowing traffic. 7. Burnish the floor with a low speed buffer using RPM machine with a 3M 4100 White Super Polish Pad while dry. Ongoing Floor Maintenance: Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the vinyl. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the vinyl. 4. Keep the floor clean by light damp-mopping with a low ph cleaner between 6.0 and 8.0 ph. Damp mop with a nylon or rayon mop. Do not allow the solution to dry. Mop up solution and rinse with clean cold water using a damp mop. Do not flood the floor. 5. Allow floor to dry before use. 6. Provide protection from sand and chemicals tracked in on shoes by providing "walk-off mats" at entrances. Avoid mats with rubber backing as rubber has a yellowing effect on vinyl over time. 7. Prior to initial cleaning, you will see a high degree of shading from construction debris, machine processing marks, accentuated light reflection, resin migration and panel assembly handling. After the initial cleaning, the shading will be minimized, and you will see surface uniformity. Color and luster will be dramatically increased. Initial maintenance is required to assure proper electrical performance and good visual appearance. Please note that you must NEVER, at any time, buff VPI tile in excess of 375 RPM. VPI and Tate only approves and requires the following initial maintenance methods and procedures. Other unapproved methods and procedures may cause suboptimal electrical performance and/or poor visual appearance. Important Initial Floor Maintenance: 1. Thoroughly sweep the floor to remove as much ground in dirt and dust as possible. This is a very critical step! The more dirt removal the better the tile will look and perform after the following initial maintenance steps are complete. 2. Place the VPI ESD Initial Surface Cleaning Pad (neutral in color, with black strands) onto a low speed rotary floor machine. 3. Mist VPI ESD Initial Surface Cleaner, using the mist setting on a trigger sprayer, over the area to be cleaned. With the low speed machine, use the initial pass to evenly distribute the cleaner over the intended area to be surface cleaned (about 10 x 10 at a time), then begin the buffing action. 4. Buff the area using an even back and forth motion. Approximately 5 passes per row of panels should properly clean the surface but take extra passes to assure complete uniformity. Continue the process until the surface of the entire area has been cleaned and is visually acceptable. 5. If desired, repeating the initial Surface Cleaning process a second time will maximize cleaning and optimize appearance. Ongoing Floor Maintenance: Following the guidelines below allows users to obtain the maximum life from VPI ESD Control vinyl tile. Adherence to the guidelines below allows maximum life to be obtained from the vinyl. The panels should not be exposed to construction traffic and must be protected just as any finished floor coverings. Do: 1. Vacuum or sweep regularly. Dirt and grit which is left on the floor will abrade the vinyl. 2. Remove spills/liquids immediately. 3. Spot clean with a cloth lightly dampened with water as needed. Do not pour water and/or any cleaners directly on the vinyl. 4. Keep the floor clean by light damp-mopping with VPI ESD Ongoing cleaner. Glides, feet and casters for carpet should not be used on vinyl flooring. 9. Use chair mats under casters. 10. Use floor protectors under equipment, appliances or heavy point loads. 11. To keep the floor straight and square, it is best to remove panels only where immediate access is required and reinstall panels as your work progresses. When removing several panels at a time, no more than six adjacent panels should be removed at once. 2. Do not drag or slide the panel across the floor when putting a panel to the side. Dragging a panel can cause separation of the edge bands from the sides of the panel. 3. Do not attempt to carry a panel by the lifter the suction could break and allow the panel to fall from your hand. 4. When removing and reinstalling cut panels at the floor perimeter and around columns, reinstall each cut panel from where it was removed. Perimeter panels are precisely cut for each location. Interchanging perimeter panels that may have been cut to different sizes can cause floors to become out-of-square or cause sections of the floor to become tight or loose. Removing Panels 1. To remove the first panel from the floor, kneel in front of the panel you want to remove. 2. Attach the double suction cup lifter near the edge of the panel and lift the end facing you a couple of inches. 3. With the opposite end of the panel resting on the stringers, tilt the panel up by hand (not using the lifter) and stand up. 4. Grasp both sides of the panel and lift the panel from the floor. Lay the panel to the side without dragging it across the floor. 5. Once the first panel is out of the floor, nearby panels can be removed either by using the lifter or by reaching under the panels and pushing upward. Page 24

25 Replacing Panels 1. When more than one panel in a row is removed from the floor, it is possible to replace all but the last panel without using the suction cup lifter provided there is sufficient working room under the floor to position the panels into place. The lifter can also be used to position the panels into place. 2. The last panel must be positioned on the stringers using the lifter. Attach the lifter near the center of the panel. Lower the panel into the opening by hand and use the lifter to slightly lift and move the panel into place. 3. Be careful not to slide panels across the floor when reinstalling them as doing so can scratch the floor surface. Stringer Removal and Replacement Stringer Removal and Replacement Guidelines 1. When it is necessary to remove stringers, it is best to remove only a couple of stringers at a time where immediate access is required and reinstall them as your work progresses to keep the floor straight and square. 2. Use a torque limiting screw gun with #3 Phillips bit set to 30-inch pounds. 3. Do no over-tighten the screws because doing so can cause the stringers to spread out at bottom. 4. 26 Floor Panel Load Capacities Protecting the Floor from Rolling Loads Verifying Equipment Loads are within the Capacity of the Floor Rolling equipment and vehicles such as, dollies, pallet jacks, and lifts that exceed the floor s capacity can damage the floor. Check the equipment manufacturer s specifications to verify that your payload combined with the load of the equipment you want to use will not exceed the rolling load capacities indicated below. Composite Board Panels with Resilients Finish Service Load Capacity: 1,250 lbs. A composite board panel will support a load of up to 1,250 lbs. load concentrated on a single leg or foot or on any larger area. Alternatively, a panel will support multiple concentrated loads simultaneously provided the total load does not exceed 1,250 lbs. Move-in Rolling Load Capacity: 1,000 lbs. For equipment and furniture move-ins, loads of up to 1,000 lbs. can be rolled across each panel at one time. The load can be imposed through a single wheel or two wheels simultaneously provided the total load does not exceed 1,000 lbs. Daily or Frequent Rolling Load Capacity: 800 lbs. For routine rolling load traffic, loads of up to 800 lbs. can be rolled across each panel at one time. The load can be imposed through a single wheel or two wheels simultaneously provided the total load does not exceed 800 lbs. Page 26

27 Protecting the Floor Protecting the Floor from Wheel Marks during Move-in To prevent wheel marks or scuffs from forming on the floor during move-in, use non-marking tread wheels, or cover the floor in the load path with Masonite or plywood. To Use Masonite or plywood: 1. Tape plastic sheets to one another and to the floor surface. 2. Lay 3 16 or ¼ thick sheets of Masonite or ½ thick sheets of plywood on top of the plastic and tape together with duct tape. Protecting the Floor from Day-to-Day Use To prevent scuffs, scratches, and uneven wear, use felt furniture glides and soft rubber nonscuff casters designed to be used on hard surface finishes. Metal or hard plastic glides, feet and casters for carpet should not be used on Resilients flooring. Avoid dragging furniture or heavy objects across the floor without protecting the finish. Use of walk-off mats at entrances and rotating panels from heavy traffic areas will help extend the life of the panel s finish. Follow the care and maintenance instructions for proper cleaning and daily up-keep. General Rolling Load Safeguards 1. Make sure all floor panels in and around the load path are in place to prevent the floor from shifting. 2. Do not allow heavily loaded vehicles to drop to the floor when stepping down from a higher level. Page 27

Measurements should be made twice to ensure that panels are cut tight to the wall or curb. When making complex cuts we recommend the use of cardboard panel templates before cutting actual panels. Tip: The edges of perimeter panels cut to walls, columns and curbs can be beveled from the top to make panel removal and installation easier. A 5 degree bevel cut is adequate. Page 28

29 Making a Rectangular Interior Panel Cutout Lay out the cutout on the panel and drill pilot holes in opposite corners using a general purpose drill and metal drill bit at least 3 inches long. Use a jigsaw to make the cuts from corner to corner. Making a Round Interior Panel Cutout Lay out the cutout on the panel and drill a pilot hole along the edge using a metal drill bit at least 3 inches long.
