1 PART 1 - INTRODUCTION 1.01 OVERVIEW A. This Section provides general information for building systems and components. B. Refer to the Owner s Design Guideline Elements A though G and Element Z for technical design criteria related to general building components, requirements for preparation of Project Manuals, and for additional MD Anderson standards and other requirements. C. Refer to the Owner s Master Construction Specifications for product and construction execution requirements. D. Information provided within this document is intended to familiarize the A/E with the facility. The A/E must field verify existing conditions that are relevant to the project. PART 2 - BUILDING OCCUPANCY 2.01 OVERVIEW A. The Lutheran Pavilion is located within the Main Building Complex and is designated as number 100K. The Pavilion consists of two towers; one located on the east side and the other on the west side of the building. The towers are primarily for patient care. Level 15 provides floor space for research work. The Emergency Clinic is the newest renovation and occupies Levels 1 and 2 in the Pavilion. PART 3 - EXISTING SYSTEMS AND ASSEMBLIES 3.01 ARCHITECTURAL AND GENERAL CONSTRUCTION A. The Lutheran Pavilion building was designed constructed in This sixteen story building contains approximately 250,443 gross square feet and is built with steel reinforced concrete pan structure STRUCTURAL SYSTEMS A. Floor to floor heights are as follows: 1. Basement to Level 1: 15' 2. Level 1 to Level 2: Level 2 to Level 3: 13' 4. Level 3 - Level 12: Level 12 to Level 13: 12 ODG OF 7

2 6. Level 13 to Level 14: Level 14 to Level 15: Level 15 to Roof is The roof which has a penthouse. B. Reinforced concrete beam depths vary from 18 inch to 24 inch with the majority of beam depths measuring at 24 inches to the top of the slab. C. Floor slabs of the structure are design for a 50 psf uniformly distributed live load, with 20 psf partition allowance FIRE SUPPRESSION SYSTEMS A. The building utilizes a wet pipe system PLUMBING SYSTEMS A. Water Distribution System: 1. Two 10 inch redundant water mains enter the basement mechanical room from Holcombe Boulevard. The pipe line serves Lutheran Pavilion and the Old Clark, New Clark Clinic. Eight (8) inch pipe lines tap into the main 10 inch loop and are routed to two 20,000 gallon surge tanks located in the basement mechanical room. These tanks serve Lutheran Pavilion and the Old Clark Clinic. 2. The domestic hot and cold water is supplied from vertical risers located in a shaft adjacent to stairwell P2.207 just south of the new mechanical room. 3. The domestic water system for Lutheran Pavilion and Old Clark Clinic has a triplex water pressure boaster system consisting of two vertical pumps and one horizontal pump located in the basement mechanical room. 4. A steam fired storage type hot water heater, and automatic regenerative water softeners are located adjacent to the hot water heater is located at the Level 2 of the mechanical room 201. B. Sanitary System: 1. The sanitary system drains through a 12 inch sanitary sewer pipe exiting the south wall penetration under the East Tower and through another 10 inch sanitary sewer pipe exiting the basement south wall penetration under the West Tower. A sanitary sewer ejector pump transfers waste from the basement to the sanitary sewer piping. C. Storm System: 1. There are two (2) storm drain risers serving Lutheran Pavilion. A 10 inch storm drain serves the east side of Lutheran Pavilion and a 12 inch storm drain serves the west side of the Pavilion. Both of the storm drains leave the building by exiting through south wall penetrations in the basement. The piping material is cast iron. D. High Purity Water System: ODG OF 7

3 1. Not located or routed through this building. E. Medical Vacuum System: 1. The medical vacuum system utilizes four vacuum pumps. Two redundant vacuum pumps are used for purely medical serves, and remaining two redundant vacuum pumps are used for medical evacuation of anesthesia gases serving the Lutheran Pavilion and emergency rooms. The piping is copper. F. Lab Vacuum System: 1. The lab vacuum system has two redundant vacuum pumps located on the Level 3 of the new mechanical room serving Lutheran Pavilion and the clinic areas. The piping is copper. G. Medical Air System: 1. The new replacement medical air compressors are duplex units located on Level 3 of the new mechanical room. Each unit consists of two oil free compressors located in the. The piping used on the medical air system is copper. H. Oxygen Gas System: 1. Oxygen tap is located east of the Lutheran Pavilion building and is routed through the Clark basement via a ¾ inch copper distribution piping to Lutheran s patient rooms and the Emergency Clinic.. I. Natural Gas System: 1. No natural gas in the building in the Lutheran building HVAC AND INTEGRATED AUTOMATION SYSTEMS A. Chilled Water System: 1. Lutheran Pavilion is supplied chilled water from TECO. 14 inch supply and return chilled water pipes from TECO are routed from the basement. TECO chilled water circulates through three (3) plate and frame heat exchangers to transfer heat from the building s chilled water system which is distributed to air handling units and fan-coil units. 2. The redundant secondary building pumps and the plate and frame heat exchangers are sized for 50 percent capacity of the system design cooling load requirement. Redundant Autoclave valves regulate chilled water system head pressure to maintain system water flow for air handling units serving Levels 7 and level 8 of the Anderson Building. 3. Each tower has nine (9) chilled water and hot water supply and return risers. These risers provide chilled water to fan-coil units within the patient rooms. B. Steam System: 1. Lutheran Pavilion is supplied with high pressure steam from TECO. The high pressure (250psig) steam supplied by TECO is reduced to (70 psig) medium pressure steam by ODG OF 7

4 pressure reducing station located in the basement mechanical equipment room. The low pressure steam is provided to the building s redundant hot water heat exchangers, and medium pressure (28 psig) steam preheats coils up to the new replacement pretreatment air handling units located on the 16 th floor. Steam condensate is returned to TECO from two condensate receiver units. 2. The building has two redundant hot water pumps located on Level 2 of the mechanical room and tube shell heat exchangers in the basement each sized at a minimum to maintain 100 percent capacity of the buildings system design heating load requirement. C. Air Handling System: 1. The basement mechanical room has a dual duct air handling unit which serves the basement, and Levels 1 and 2 of the east tower office areas. A new single zone air VAV handler located on Level 2 serves the Emergency Clinic. The VAV terminal units use electric supplemental heat for exterior zones and CAV terminals serving patient exam rooms. An outside air pretreatment unit that serves these air handlers is located on the roof at Level 3 of the Lutheran Building. The pre-heat coil on the new unit uses hot water rather than steam. 2. Patient floors in the towers from Levels 3 through 14 are served by fan-coil units equipped with chilled water cooling coils and hot water heating coils. Level 15 has labs which are served by dedicated air handling units for the east tower and west tower. 3. The penthouse is equipped with four (4) outside air pretreatment air handlers that provide conditioned outside air. The cooling coils utilize chilled water and preheat coils use low pressure steam as the source of heat. Two (2) of the units provide conditioned outside air to the patient pod areas in the towers, and the third (3 rd ) unit provides conditioned outside air to the staff areas adjacent to the patient pods. The fourth (4 th ) outside air pretreatment air handling unit provides conditioned outside air to the bone marrow transplant research area laboratory. D. Exhaust and Relief Air Fans: 1. General exhaust duct risers from the patient rooms and exhaust fans are located on the roof of the building. A dedicated exhaust fan and stack is located on the roof of the penthouse to provide a dedicated exhaust for one patient isolation room. 2. Laboratory hood in the bone marrow transplant research laboratory has a separate dedicated exhaust fan ELECTRICAL SYSTEMS A. Normal Power System: 1. Main power boards are located in the basement; however, the power distribution and lighting panels required for normal operations are located on Level 2. B. Emergency Power System: ODG OF 7

5 1. All emergency power and power distribution panels associated life safety are located on Level 2. C. Fire Detection and Alarm System: 1. Fire detection from ceiling smoke detectors and smoke detectors located in each of the HVAC systems serving the clinic COMMUNICATION SYSTEMS A. Fire alert audible alarms and nurse call systems EXTERIOR IMPROVEMENTS AND LANDSCAPING A. None at this time CIVIL/SITE UTILITIES A. TECO Chilled Water, TECO Steam, City of Houston potable water, and sewer, electrical power, and communications telephone, and cable. PART 4 - PROPOSED SYSTEM CONCEPTS 4.01 OVERVIEW A. New controls are to be fully electronic with electronic sensors, thermostats, and electric actuators for terminal units, valves, and isolation and control air dampers to interface with the Siemens Apogee BAS. PART 5 - PRODUCTS 5.01 OVERVIEW A. Equipment Components: 1. To meet FEMA flood requirements, all electrical panels, medical air, vacuum pumps cold and hot domestic water pumps, and domestic hot water heaters are new and located in rooms above the basement of the building. 2. Two primary (TECO) chilled water pumps, three (3) new redundant strainers and frame plate heat exchangers remain and three (3) secondary pumps are located in a new mechanical room on Level DIVISION 09 FINISHES A.
