1 G PLUMBING GENERAL REQUIREMENTS The D-BC shall design the plumbing system to comply with this criteria and the Plumbing Code. Piping shall be shown on the same plan as the fixtures being served. Pipe size shall be indicated on both floor plan and riser diagram. Plumbing fixture units shall be as delineated in the Plumbing Code. Indicate the following on the plumbing drawings: o Drainage area in square feet for each roof drain and totals for building at outside building wall. o Fixture unit count at base of each soil and waste stack and for each sanitary sewer at outside building wall. o Invert elevations for all sewers at outside building wall. o Centerline elevation for all pressure systems at outside building wall. o Floor elevation at each level. Floor drains shall be installed as required by Code or as indicated in Appendix A - Room Data Sheets. All floor drains shall have a trap primer system. Sub-soil drainage shall be indicated on architectural and plumbing drawings. Investigate if credit can be obtained from the public utility company for water consumed, but not discharged into the sanitary sewerage system. If so, and adequate pressure is available, provide meters for these users. Show plumbing work on drawings using a minimum scale of 1/8" = 1'-0". Exceptions shall be indicated at a scale of 1/4" = 1'-0". Identify rooms on plans with name and number. Identify on the plumbing drawings all equipment requiring connections to the plumbing systems by appropriate symbol number. Do not use the designation N.I.C. (Not In Contract) on the drawings. All equipment shall be placed on housekeeping pads. Closely coordinate the layout and installation of plumbing systems and other building systems, particularly HVAC systems. Where areas of interference are apparent, prepare cross section of building showing method of installation. Piping over food preparation, serving or storage areas, and electrical rooms containing main distribution panels or motor control centers shall be avoided. 2 EQUIPMENT SCHEDULES The D-BC shall provide schedules, including capacity, control settings, services and sizes, for all plumbing equipment and other equipment requiring plumbing services, including but not limited to the following: Plumbing Fixtures Pumps Water Heaters PLUMBING FIXTURE SELECTION The D-BC shall provide Plumbing Fixtures which are consistent with the Level of Quality required in the Program Goals. The Level of Quality shall be similar to that found in above average hotel and condominium projects in the Gulfport area. Plumbing fixtures shall be provided as indicated on the Room Data Sheets. Plumbing fixture accessibility clearances, installation, and accessories shall be compliant with the Americans with Disabilities Act; Americans with Disabilities Act Accessibility Guidelines 9latest edition), and the Uniform Federal Accessibility Standard (latest edition). Plumbing fixture and accessory support shall be compliant with code, state requirements, ADA/ADAAG, UFAS and manufacturer s requirements. Plumbing Fixtures shall be water conserving / saving type fixtures, faucets and valves. Plumbing fixtures in public areas shall have motion/user sensing devices (with manual by-pass) for fixture operation Scald control systems shall be provided in all bathing areas, including, but not limited to, resident living units, the Spa / Bathing Rooms, and the Rehab Activity Rooms. WATER DISTRIBUTION SYSTEM Size the piping for the hot and cold water systems not to exceed the maximum velocity allowed by the International Plumbing Code. Provide water hammer arrestors in accordance with ASSE 1010 for sealed wall installations without an access panel. Size and locate per Plumbing Drainage Institute (PDI) requirements. Indicate fixture units and minimum fixture branch sizes. Provide wall hydrants a maximum of 200 feet apart, at loading docks and at building entrances, with a minimum of one wall hydrant on each exterior wall. Provide hose bibbs in Parking Garage at Ground Level and Main Level. Maintain a minimum of 35 psig at plumbing fixtures on top floor. Coordinate electrical supply to electronic faucets and flush valves. General Services Administration G - 2 Public Buildings Service

3 Domestic Water Booster System A three pump system is recommended. One pump shall be sized for approximately one-third of the total water demand. Each of the other pumps shall be sized for approximately two-thirds of the total demand. The smaller pump shall operate until water demand exceeds the pump's capacity, at which point it shall stop and one of the other larger pumps shall start. When the demand exceeds the capacity of this larger pump, the smaller pump will restart and both pumps will operate together. The other large pump will be a standby and alternate with the first large pump. Provide a pneumatic tank and "NO-FLOW" shut-down controls. Provide emergency power to the pumping system. Domestic Hot Water System Gas-fired hot water heaters equipped with secondary tube bundles connected to the Hot Water Heating System are recommended for generating Domestic Hot Water. Each heater shall have the capacity to generate the flow demand at 140 F with each heater sized to supply 50% of demand. The normal heater discharge temperature shall be set at 130 F. The D-BC shall provide a water temperature alarm system on heater discharge, or where water enters the piping system. Temperature limit stop Type T/P combination temperature and pressure balancing valve shall be set at 105 F. Kitchen facilities shall provide flow demand at 140 F. Provide a re-circulating pumping system. Size each heater based on a modified Hunter's Curve and anticipated fixture unit count. Special equipment demands such as dishwashers shall be added to the water heater load. Size the hot water supply and return lines not to exceed 10 F heat loss. Dead ends shall be limited to 20 feet. Provide combination shut-off and balancing valves in the hot water return circulating lines. Provide insulation on all domestic hot water supply, horizontal cold water piping, and return circulating piping. The D-BC may also consider the use of heat exchangers or natural gas fuel cells to provide hot water. These options may have beneficial effects on LEED calculations. Drinking Fountains Provide wall-hung, self-contained, electric, wheelchair-accessible drinking fountains as required by Code. General Services Administration G - 3 Public Buildings Service

4 SANITARY and STORM DRAINAGE SYSTEMS Provide an adequate number of sanitary and storm connections from the facility. Design each sanitary sewer connection not to exceed 12 inches diameter, and provide at least two connections. Exception: one sewer is adequate for a facility that can be served by a 6-inch diameter or less waste pipe. Maximum allowable size for storm drains shall be 15 inches. Storm drain size shall be based on storm frequency and intensity, as well as local code requirements. Indicate waste/vent minimum fixture branch sizes. Kitchen waste shall be provided with a grease removal system. Do not drain outside building sub-soil drain tile to an interior sump pump. If a pump is required, locate it outside of the building. Where reduced pressure backflow preventers are required, provide positive drainage. INTERIOR FUEL GAS SYSTEM Design the interior fuel gas system in accordance with NFPA 54. RISER DIAGRAMS Provide riser diagrams for the following systems installed within facilities: o Sanitary waste and vent; o domestic cold water; hot water; and hot water return; o fuel gas; and o storm water systems Riser diagrams may be shown flat, or in isometric projection. Show story heights, size of all horizontal and vertical piping, fixture numbers being served, and means of connection between fixtures and the stacks and mains. Show each system complete and continuous. SUBMISSIONS Submit calculations required under the Contract to include, but not limited to, the following systems and equipment: o Soil, Waste, Vent and Storm Drainage o Hot Water Generation o Domestic Water o Fuel Gas o Pumps Water analysis, including ph, total hardness as CaCO3, total dissolved solids, and alkalinity. 5 SPECIAL CONSTRUCTION Fuel Oil System The D-BC shall provide a Fuel Oil System supplying No. 2 Fuel Oil to the Emergency Power System generators and the Heating Hot Water Boiler System (verify Fire-Tube Boilers utilizing Natural Gas and No. 2 Fuel Oil will be installed on the project prior to inclusion in the Fuel Oil System design). Size the system to provide fuel oil supply to all generators in the Emergency Power System operating at 100% load and one Hot Water Heating Boiler operating at 50% capacity for a period of seven (7) continuous days without re-fueling. Oil shall be stored in an aboveground tank or tanks at an elevation of 35 feet above sea level or higher. Fuel Oil Polishing System The D-BC shall provide a Fuel Polishing System which independently serves the Fuel Oil System and is directly connected with the Fuel Oil Storage Tank. Well Water System The D-BC shall provide a Well Water System to provide make-up water to the Condenser Water System in the event of a loss of City-supplied water.
