Ginny and I hope everyone has a very enjoyable and healthy season at NSBC. Leasing Condominium Parking Permit Issues Changes The Effects of Humidity Annual Reminders Attention Note from Treasurer NSBC Sales Bill Spencer, a valued member of the BOD, has resigned for medical and personal reason. The knowledge he presented on NSBC issues will be very much missed. Heartfelt thanks to Bill and his wife, Janet for their many contributions to the operation of NSBC. The vacant BOD position, along with 3 other positions will be filled by an election at the annual meeting in March. A point of interest; State statues now require any person elected to the BOD to either: Complete a course (in residence or on the internet). Sign a statement that you have read the Associations Documents. It is in every one s best interest to have knowledge of the Documents, but if you become a BOD member it is now required by State Statue Tamiami Trail N. While there are issues that could still use improving, we have seen great improvement on many troublesome issues that most Condo Associations experience. The real estate picture at NSBC continues to improve, albeit, very slowly. I strongly believe we are doing much better with our unit values than the majority of the Condo Associations in the area. Please see our recent sales on page 4.
2 Leasing Condominium If you are planning to rent your condominium, please be mindful of the following information regarding a lease agreement: The lease agreement can be obtained several ways from Compass Group Management, Sandpiper s Management Company. A copy of a blank lease agreement may be picked up at the offices of Compass Group located at: 3701 N. Tamiami Trail, Naples, FL 34103, Phone number is (239) to request copies. You may also request a copy by ing: info@mycompassgroup.com. You must use this lease agreement to receive approval from the Association. No lease can be agreed to for less than 30 days or a period longer than 1 year. Owners intending to rent their unit must give the Association the required notice and fees and all information requested has been received, the Association will approve or disapprove the request with 20 days. PLEASE TAKE NOTE THAT RENTERS MAY NOT HAVE A PET Second Car Permit Subject: Revision of Section 6.18 second car permits (Approved by BOD ) To: Unit Owners Naples Sandpiper Bay Club 6.18 Second car permits (Approved by BOD ) are a privilege, not a right. The association has approved no more that four (4) guest parking spaces of each building for second car parking for Unit owners of the building. Any unit owner who desires to park a second private passenger automobile on the condominium property shall fully complete and submit a written application form to the association for such second vehicle permit: A. Vehicle must be registered in Unit owner s name and on Association property at the time the application is submitted or within a reasonable period of time (no to exceed 20 days) there after, to be eligible for the second car permit. B. There must be two authorized occupants of the unit with valid drivers licenses. C. The vehicles must not be stored. D. Unit tenants are not authorized a second car permit with the exception of those issued prior to which shall expire on the termination of the tenant s lease or as provided for in Amendment 2/18/92 (Parking and Vehicles sec 6) or which ever occurs first. For so long as the valid application from the unit owner of any building does not exceed the four spaces approved for such building for second car permits. The Association shall grant such request. No more than one permit for the second automobile shall be issued, to the unit owner of any unit. When a second automobile-parking permit is issued, such second vehicle must be parked in a guest spot only at the permit holders building. The permit is to be affixed to the left rear bumper of the occupant s automobile as with the unit owners permit. See sec 6.22 for expiration information. Changes in Rules & Regulations Smoking is prohibited at Naples Sandpiper Bay Club swimming pools. No reserving lounges, chairs or tables at the swimming pool. If you leave the pool area, you may not leave your towel or other items on a lounges, chairs or table to save it for your return.
3 The Effects of Humidity We are all aware of the hot and humid weather Naples year around residents experience during the summer months. Our units are here during those months and experience the same weather. Our units can quickly become damaged by too much humidity. The Association has experienced expenditures that, in some cases, could have been prevented or at least minimized with proper monitoring of humidity levels within. It is highly recommended that all owners have some sort of humidity monitor in their unit. That way when your care taker checks the unit, it is instantly known if the units humidity level is in the proper range to prevent mold and mildew growth. AcuRite makes a monitor that is easy to use and read (available at Wal-Mart for under $8). The following is from their website. Understanding the effects of Humidity Knowing your home s humidity level is essential to improving indoor air quality and the overall health and comfort of your home. To monitor your home s air quality, you should maintain the proper amount of relative humidity (RH). The Environment Protection Agency (EPA) recommends indoor humidity levels of between 30-50% to help reduce the effects of many of unwanted conditions with poor indoor air quality. What do Humidity levels do to us? Too much humidity can cause an increase in biological pollutants, like mold, bacteria, viruses, fungi, and dust mites that can trigger respiratory health ailments. Too little humidity can lead to nosebleeds, painful skin irritation, difficulty breathing and damaging static electricity. Maintain a Healthy Balance If you re concerned about the humidity level in your home, check it regularly with AcuRite s Digital Humidity & Temperature Monitors. Protect your home and valuables Aside from the health effects, extreme levels of humidity can cause permanent damage to your home and furnishings. A hygrometer is an essential tool for homeowners concerned with protecting their investment. With too much persistent humidity, mold and mildew can permanently damage your home leading to costly repairs.
4 Annual Reminders Smoke Alarms Check your smoke alarms. If you still have an original smoke alarm, the sensor is seriously out of date. Useful life of the sensor is 10 years. Dryer Maintenance Dryer vent cleaning is the unit owner s responsibility. If you notice your dryer running longer or the exterior warmer than normal, you are overdue for vent cleaning. FPL You can save up to $137 a year by signing up for FPL s on call program. There is no cost to you to be included in this program Insurance Changes A change in the Insurance Industry policy allows each owner who protects their unit with Hurricane shutters or Hurricane strength windows to receive approximately a $60 discount on their insurance premium. You will need a new mitigation form filled out to receive the discount. Recycling and Disposal Cardboard is a recyclable product, please break down your boxes and put them in the recycle bins. Actually, other large items other than garbage almost everything is recyclable, recycling uses much less energy than producing the product from raw materials. Help our environment by recycling as much as possible. Furniture and other large items should not be placed in or by the dumpsters; it is your responsibility to properly dispose of them. Paint, batteries, fluorescent bulbs, oil etc. can also be dropped off there. Such items can be disposed of at the Naples Recycling and Transfer center, 2640 Enterprise Ave. Phone: (239) Attention The fire alarms installed in our buildings DO NOT notify the Fire Department. If the alarm in your unit is ringing, leave the building and call 911. Note from Treasurer The Association expenses are within our assigned budget through November 30. Thanks to the dedicated follow up by Compass and the law firm, the Association has seen an encouraging turn around regarding delinquent payment of quarterly maintenance fees. This is a problem in Florida but you can be assured that at this time, it is under control at Sandpiper.
