1 FLORIDA A&M UNIVERSITY PERFORMANCE CONTRACT SCOPE OF WORK ENERGY CONSERVATION MEASURE 1 Partial Steam System Decentralization SIEMENS will Furnish and Install condensing hot water boilers with associated pumps, piping, accessories, and controls to serve the following buildings: School of Architecture Perry-Paige Benjamin L Perry Dyson Pharmacy & Jones Hall (combined hot water plant) College of Pharmacy Science & Research Foote-Hilyer Furnish and Install condensing hot water boilers and domestic hot water exchangers with associated pumps, piping, accessories, and controls to serve the following buildings: Paddy-Foote Complex (A-D) Women s Dorms (Truth, Diamond, Wheatley, McGuinn, and Cropper Halls) SIEMENS will relocate the existing boilers located at Sampson Hall and Young Hall to a new hot water plant that will serve Gibbs, Sampson, and Young Halls. Furnish and Install a steam boiler with boiler feed water system, associated pumps, piping, accessories, and controls to serve the Student Services building. SIEMENS will furnish and install the required gas piping, which will take future loads into account. This scope incorporates approximately 10,000 linear feet of pipe from the central steam plant to serve the following decentralized boiler locations: School of Architecture Perry-Paige Benjamin L Perry Dyson Pharmacy & Jones Hall College of Pharmacy 1

2 Science & Research Foote-Hilyer Paddy-Foote Complex (A-D) Men s Dorms (Gibbs, Sampson, and Young Halls) Women s Dorms (Truth, Diamond, Wheatley, McGuinn, and Cropper Halls) Student Services building Furnish and install an electric domestic hot water heating system at the Ware-Rhaney building. Furnish and install gas-fired domestic hot water heating systems at the Gaither Gym and Teaching Gym buildings. Furnish and install three (3) electric-fired clean steam generators to serve the Science & Research Building. Remove existing steam-fired HVAC hot water and domestic hot water heat exchangers and associated piping as applicable. All outdoor boiler installations will include a roof/awning located over the boiler skid, a concrete foundation pad, a brick lattice visual barrier, and outdoor lighting as applicable. Furnish new boiler and system automation; new boiler control systems will be integrated with SIEMENS Apogee building automation system to provide for central monitoring and control of new boiler systems. Provide new instrumentation (e.g. steam flow meter, pressure transmitter, etc) to provide central Apogee system monitoring and trending capacity for existing steam generation plant. Furnish and install central propane-air system consisting of propane storage, air compressor, vaporizer, mixing station, and other apparatus and controls necessary to constitute a working system. Propane-air system will be sized to provide back-up fuel gas supply to all new decentralized boilers. SIEMENS will not provide propane, only storage tank(s). SIEMENS will provide design engineering, project engineering, project & construction management services throughout the duration of project implementation. SIEMENS will secure all necessary permits for construction. SIEMENS will provide as-built drawings, O&M documentation, and owner O&M training for new boiler systems. 2

4 ENERGY CONSERVATION MEASURE 2 Demand Flow SIEMENS will Furnish and Install the following equipment and systems in the central chilled water plant: (6) new 30 HP primary chilled water pump VFDs one VFD for each of (6) primary chilled water pump (2) new 250 HP secondary chilled water pump VFD integrate Apogee control system to (1) existing secondary chilled water pump VFDs (2) new 350 HP well pump VFD integrate Apogee control system to (1) existing well pump VFDs primary chilled water supply and return, and condenser water supply and return temperature sensors all (4) chillers integrate with each of (4) existing chiller control panels to provide full monitoring, databasing, and control of chillers DEM (digital energy meter) for each of (4) chillers condenser water (main line) supply and return temperature sensors primary chilled water (main line) supply and return temperature sensors decoupler temperature sensor Onicon Btu meter (Btu meter will be installed on main secondary chilled water header and will serve to quantify and trend total delivered plant cooling energy over the course of time) modulating valve actuator for each chiller s two-position condenser flow isolation valve modulating valve actuator for each chiller s two-position primary chilled water flow isolation valve differential pressure transmitter across each chiller s evaporator and condenser (to provide a measure of primary chilled water flow and condenser water flow for each chiller) Apogee system control system field panels upgrade existing Apogee control system operator workstation to include new graphics and Demand Flow control algorithm for chilled water system equipment 4

5 SIEMENS will furnish and install the following equipment and systems at each building (currently served by the chilled water distribution system): Onicon Btu meter (includes tertiary chilled water supply temperature sensor, tertiary chilled water return temperature sensor, and tertiary chilled water flow meter) Tertiary chilled water system differential pressure transmitter Integrate with existing tertiary chilled water pump VFD to provide full monitoring and control capability for tertiary pumps Monitoring of critical zone tertiary chilled water AHU (air handling unit) control valve position as applicable two-way chilled water flow control valves (to replace existing three-way chilled water flow control valves as deemed necessary) The following is a list of buildings that are included as part of this tertiary chilled water system Demand Flow program: University Commons Young Hall Carnegie Ware-Rhaney Tucker Hall University Honor House School of Architecture Gaither Gym SBI North and West Journalism McGuinn Hall Truth Hall Cropper Hall Diamond Hall Sampson Hall 5

SIEMENS to provide control to (1) OAD, (1) DAT, and (1) OAT for each unit. Constant Volume AHU # 1, 10, 13 SIEMENS to provide control to (3) single zone Constant Volume Air Handling Units. SIEMENS to include demo and star-up in the retrofit of (3) CV AHU s. SIEMENS to provide control to (1) CWV and (1) HWV for each. SIEMENS to provide control to (1) OAD, (1) DAT, (1) RAT, and (1) OAT for each unit. SIEMENS to provide control to (1) RAD on AHU # 13. Fan Coil Unit (1) SIEMENS to wire Fan Unit on FLN back to PXC Controller and to DDC System. Exhaust Fans: Typical (1) SIEMENS to provide single point power connection to manufacturers unit mounted disconnect and starter to EF (1) in basement. HW Pumps SIEMENS to provide control for building hot water pumps Steam Converter SIEMENS to provide control for steam to hot water converter Coleman Library Dedicated Outdoor Air (DOA) System SIEMENS will furnish and install a (~10,000 CFM) new dedicated outdoor air (DOA) dehumidification, energy recovery ventilation unit to serve the (8) existing air handling units associated with the new and middle vintage sections of the library. 19

20 The new DOA unit will be located on a pad outside the south exterior wall of the new section of the library. The DOA unit will be designed to recover sensible energy from the building exhaust stream. DOA unit installation will include ductwork between the DOA and each of the aforementioned air handling units, associated chilled water and hot water piping systems, and electrical installation. SIEMENS to provide control for new DOA System Lee Hall: Humidity Monitoring SIEMENS to provide (4) Humidity Sensor to the BAS for monitoring, alarming and historical trending of Humidity levels. 20

21 ENERGY CONSERVATION MEASURE 4 Solar Thermal SIEMENS will Furnish and Install the following equipment and systems: Approximately (25) 4 x12 solar pool collectors with solar pump, associated piping and control unit at the Gaither Pool complex; collectors will be ground mounted (on structural support framework) in an area adjacent to the pool Manual pool cover (approximate dimensions: 51 x 80 ) with stainless steel take up winder and captains wheel at the Gaither Pool complex Approximately (6) 4 x10 solar collectors, storage tanks (approximately 350 gallons of capacity), DX drain back tanks with heat exchanger, storage pump, piping, and control unit for Recreation Center domestic hot water system; solar collectors will be installed flat on west roof of building One 48-gallon closed loop solar water heating system including piping and controls to provide solar thermal heating energy for existing 50-gallon electric water heating system at the Recreation Center SIEMENS will provide design engineering, project engineering, project & construction management services throughout the duration of project implementation. SIEMENS will secure all necessary permits for construction. SIEMENS will provide as-built drawings, O&M documentation, and owner O&M training for new solar thermal water heating systems and pool cover.
