1 Charles M. LeMaistre PART 1 - INTRODUCTION 1.01 OVERVIEW A. This Section provides general information for building systems and components. B. Refer to the Owner s Design Guideline Elements A though G and Element Z for technical design criteria related to general building components, requirements for preparation of Project Manuals, and for additional MD Anderson standards and other requirements. C. Refer to the Owner s Master Construction Specifications for product and construction execution requirements. D. Information provided within this document is intended to familiarize the A/E with the facility. The A/E must field verify existing conditions that are relevant to the project. PART 2 - BUILDING OCCUPANCY 2.01 OVERVIEW A. The Charles M. LeMaistre Clinic building is number 100P, the building is designed to house clinical space. PART 3 - EXISTING SYSTEMS AND ASSEMBLIES 3.01 ARCHITECTURAL AND GENERAL CONSTRUCTION A. The Charles M. LeMaistre Clinic building was constructed in The present twelve story building contains approximately 169,605 gross square feet and is built with steel reinforced concrete pan structure. B. Due to a mismatch in coordinating floor levels with Love Clinic, the LeMaistre Building does not have a named fourth floor; which would be called Level 5 since the Ground floor is named as Level one with the first floor named as Level 2 and so on STRUCTURAL SYSTEMS A. The floor to floor heights as follows: 1. Basement to Level 1: 15' 2. Level 1 - Level 5: Level 5 to Level 6: 13-6' 4. Level 6 to Level 7: Level 8 - Level 12: 13 ODG OF 6

2 Charles M. LeMaistre 6. The building s penthouse is located at Level 12. B. The depths of the reinforced concrete beams vary from 18 to 36 inches with the majority of beam depths measuring between 24 and 30 inches from the top of the floor slab FIRE SUPPRESSION SYSTEMS A. The building utilizes a wet pipe system PLUMBING SYSTEMS A. Water Distribution System: 1. Domestic water connects to a water softener system that provides soft water for make-up to the building hot water systems and the building chilled water system. Two redundant 100 percent capacity domestic hot water heaters located in the basement utilize low pressure (15psig) steam. There are five (5) electric, 6 gallon capacity hot water heaters rated at 3 kw each. B. Sanitary System: 1. The sanitary system drains through an 8 inch sanitary sewer pipe exiting the building through a wall penetration located at the northwest corner of the basement. A sanitary sewer ejector pump transfers waste from the basement sanitary sewer piping. C. Storm System: 1. There are three 8 inch storm drain risers that connect to a twelve (12) inch storm sewer that exits the northeast corner of the basement toward MD Anderson Boulevard. This building drains by gravity except for the basement. 2. There is a sump pump which serves the sub-soil drainage system located in the basement mechanical room. The 12 inch pipe size is adequate for the present building function. The piping material is cast iron. One duplex storm sump pump station is located in the basement of the building. D. High Purity Water System: 1. Not located or routed through this building. E. Medical Vacuum System: 1. The medical vacuum system utilizes four vacuum pumps. Two redundant vacuum pumps are used for purely medical service, and the remaining two redundant vacuum pumps are used for medical evacuation of anesthesia gases serving the clinic areas. The piping is copper. F. Lab Vacuum System: 1. The lab vacuum system has two redundant vacuum pumps serving the clinic areas. The piping is copper. ODG OF 6

3 Charles M. LeMaistre G. Medical Air System: 1. The medical air compressor is a duplex system consists of two (2) oil free compressors located in the basement mechanical room. The piping used on the medical air system is copper. H. Oxygen Gas System: 1. Oxygen tap is located north of the Clark Clinic building and is routed through Love Clinic via a ¾ inch copper distribution piping to the LeMaistre clinic s patient treatment rooms. I. Natural Gas System: 1. No natural gas in the building HVAC AND INTEGRATED AUTOMATION SYSTEMS A. Chilled Water System: 1. The LeMaistre building is supplied chilled water from TECO. Ten inch supply and return chilled water pipes from TECO are routed from the basement of the Love Clinic to basement of the LeMaistre Building. 2. TECO chilled water circulates through three (3) plate and frame heat exchangers to transfer heat from the building s chilled water system. The redundant pumps and the plate and frame heat exchangers are sized for 50 percent capacity of the system design cooling load requirement. 3. Two piping risers distribute chilled water to the stacked mechanical rooms located on the south side of the building. B. Steam System: 1. The LeMaistre building is supplied with high pressure steam from TECO. The high pressure (250psig) steam supplied by TECO is reduced to (70 psig) medium pressure steam by pressure reducing station located in this building's for mechanical equipment rooms. The low pressure steam is provided to the building s water heaters, and medium pressure (28 psig) steam preheats coils. Steam condensate is returned to TECO from two condensate receiver units. 2. The building has two redundant hot water pumps and tube shell heat exchangers each sized for 100 percent capacity of the buildings system design heating load requirement. C. Air Handling System: 1. Mechanical rooms are located in the basement, on Level 4, and on the roof in the penthouse structure. 2. The mechanical room in the basement contains two dual duct VAV air handlers with chilled water coils and hot water heating coils and fan-coil units. Two outside air pretreatment units are connected respectively with the dual duct air handlers. The ODG OF 6

4 Charles M. LeMaistre pretreatment units are equipped with two rows of chilled water cooling coils and steam pre-heat coils. 3. The two (2) dual duct air handlers serve separate floors. AHU B-1 provides conditioned air for Levels 1, 4, 5 and 6. AHU B-2 serves Levels 1, 2 and 3. AHU P-1 provides conditioned air for Levels 7, 8, and 9 and AHU P-2 serves Level The mechanical room in the Penthouse Level 11 contains two (2) dual duct VAV air handlers, outside air pretreatment units and fan coil units. The air handling units in the penthouse are arranged the same as those in the basement. The pedestrian bridges are served by fan-coil units. 5. Three (3) new secondary (building) side chilled water and two (2) new hot water pumps are located on Level 4, above the 500-year flood elevation. The three (3) primary chilled water pumps and the three (3) frame plate heat exchangers remain in the basement. A new control air compressor is located on Level 4 to supply air HVAC system control panels and control valves. 6. Computer room air handling units are located in rooms CS02.018, CS02.037, CS02.047, and CS These units use chilled water for the cooling medium and have electric heating coils. The humidifier is an infrared type. D. Exhaust and Relief Air Fans: 1. General exhaust air fan EFP-1 serves the basement, and Level 1 through Level 6 and EFP-2 serves Level 7 through Level This building has a stairwell pressurization fan and it also has a smoke removal fan that serves the basement up to Level ELECTRICAL SYSTEMS A. Normal Power System: 1. Main power boards are located in the basement, however, the power distribution and lighting panels required for normal operations are located on Level 2. B. Emergency Power System: 1. All emergency power and power distribution panels associated life safety are located on Level 2. C. Fire Detection and Alarm System: 1. Fire detection from ceiling smoke detectors and smoke detectors located in each of the HVAC systems serving the clinic COMMUNICATION SYSTEMS A. Fire alert audible alarms and nurse call systems. 5 Charles M. LeMaistre 3.08 EXTERIOR IMPROVEMENTS AND LANDSCAPING A. None at this time CIVIL/SITE UTILITIES A. TECO Chilled Water, TECO Steam, City of Houston potable water, and sewer, electrical power, and communications telephone, and cable. PART 4 - PROPOSED SYSTEM CONCEPTS 4.01 OVERVIEW A. New controls are to be fully electronic with electronic sensors, thermostats, and electric actuators for terminal units, valves, and isolation and control air dampers to interface with the Siemens Apogee BAS. PART 5 - PRODUCTS 5.01 OVERVIEW A. Equipment Components: 1. To meet FEMA flood requirements, all electrical panels, medical air, vacuum pumps cold and hot domestic water pumps, and domestic hot water heaters are new and located in rooms above the basement of the building DIVISION 09 FINISHES A.
