4 Introduction This Maintenance Manual has been prepared for you to help you become familiar with the refurbishment work carried out. We have included various items of literature supplied by different manufacturers to help you operate and care for your new equipment. Please read this document and get to know it it will be well worth the effort involved. 4

5 Important Information Emergencies Emergencies such as burst pipes, which occur during office hours (9-5), should be reported to: Battersea Fields Estate Office, Basement, Walden House, Kennard Street SW11 5DB Opening Times: Monday Friday 9.00am 1pm and 2pm 5pm. Telephone: (Monday Friday 9am 5pm) Out of Hours emergencies such as burst pipes, which occur outside office hours, should be reported to your Wandsworth Emergency Control on If you smell gas call immediately Gas is usually a safe and easy way to heat your house but it can also be potentially dangerous if a leak occurs or an appliance if faulty. If you smell gas or think that you may have a gas leak somewhere then you should call Transco Gas Emergencies and NNHT emergency lines straight away. Open your window and doors to let air in, make sure all gas appliances are turned off and turn the gas off at the mains if possible. DO NOT turn lights on or off and avoid using electrical switches and appliances as this could trigger an explosion. DO NOT smoke, light a match or any other naked flame. Do not try to investigate the problem or attempt to fix a leak or faulty appliance. National Grid Gas (formally Transco Gas) 24 hour emergency line

6 Important Information Reporting Defects Any problems should be reported to Durkan Site Team who will decide what action needs to be taken, if any. Failure to obtain written permission will automatically cancel guarantees relating to your property. 6

7 Maintenance Fixings Be careful when drilling or nailing into floors, walls or ceilings to avoid contact with any electric cables or pipes which may lie beneath the surface. Never attempt to drill or nail a fixing directly above or below any socket outlet switch Only lightweight objects may be fixed to partition walls. Plasterboard partitions need the correct type of fixings, not just nails. Consult your local DIY store for advice if in doubt. More major alterations cannot be started without getting written permission from your Landlord. Decorating Re-decorating can be carried out at any time after the twelve months defects and rectification has been carried out. Kitchen Sinks and taps Most dirt and stains can be cleaned by using soapy water or ammonia-based cleaner and watermarks removed by using a damp cloth then towel dry. BLOCKAGES KITCHEN: Waste Pipe If a blockage occurs and the sink is full of water, try to remove the blockage by using a suction cup plunger to force water up and down the waste pipe. If this does not work, please call BFRMO Fat and Oil Fat poured down the plughole quickly hardens once it enters the pipes, increasing the chance of expensive and unpleasant blockages. Pour cooking fat into an old tin or sturdy container and put in the bin once it has cooled and become hard. Baths and Basins Blockages here are normally caused by the build-up of hair and soap which becomes more noticeable when the bath or basin starts to drain away more slowly. Regular cleaning out of the drainer will prevent this. 7

8 Maintenance Laminate Worktops General cleaning of laminate worktops require only a damp cloth and a mild detergent or non-abrasive cleaner diluted in warm water. Abrasive scouring powders, creams or even polishes should be avoided. Potentially persistent stains should be removed immediately. Door & Drawer Fronts The doors should be cleaned with a slightly damp cloth and then wiped dry. Stubborn marks can be removed by first using a mild solution of water and household detergent, then wiping with a damp cloth, finally drying with a soft cloth. On no account should wax or furniture polish, abrasive cleaner or solvent be used on the door or the knob as they may cause damage to the surface. Care & Cleaning of Kitchen Units It is recommended that for cleaning of the carcass, nothing more than a solution of warm water and a mild detergent is used. The use of other substances such as abrasive cleaners, or solvents is not recommended as they may damage the surface. Caring for your Vinyl Flooring To remove dust and loose dirt sweep, mop or dry vacuum the floor. The floors can be cleaned with warm water and a solution of neutral cleanser diluted to the manufacturers instruction. Regular cleaning is more beneficial to the flooring and more cost effective than occasional heavy cleaning. Polish should not be applied, as this may impair the slip resistance. Toilet, Wash Hand Basin and Bath Ceramic products should be cleaned regularly with warm soapy water. They can then be rinsed with clean water and, if desired, dried and polished with a soft cloth. Regular cleaning will prevent a build-up of soluble salts. Some branded cleaners can damage the glazed surface and we strongly recommend that the instructions on the bottle of your chosen cleaner are followed. We advise against the practice of leaving strong cleaners or bleach in ceramic products overnight since the glazed surface may be damaged. More Information on your New Bath Bleach will destroy the gloss surface of enamel and it is essential that it is not used. Strong disinfectants should be used with extreme care and in any case in the diluted form. 8

9 Maintenance Condensation To reduce the risk of condensation, you should open windows in each room for a short while each day. DO NOT keep windows shut all day and night, a change of air is essential to prevent condensation. Security Never leave your home unattended unless all windows and doors are fully closed and locked. Condensation Condensation is steam or water vapour, which turns into water condensing on cold surfaces and may appear as mould growth on walls and ceilings. Homes that are heated and ventilated intermittently are more likely to suffer condensation problems than homes which are heated and ventilated continually. Putting washing on radiators can spoil the heating balance and cause condensation. Ventilation You can ventilate your home without causing draughts. Trickle vents in all windows should be kept open. The bathroom extractor fan will operate automatically when the light is switched on, opening a window will also help with ventilation. Closing the kitchen and bathroom doors when these rooms are in use will stop moisture reaching other rooms. Ventilation Fans For bathroom/toilet, the continuous running HT model is automatically boosted by the built-in humidistat or by a switched live input which activates the adjustable timer (5-30 minutes). For the kitchen - Auto speed selection at installation. The integral air pressure sensor checks the airflow when first installed and also helps the fan to compensate for external wind pressure. 9

10 Maintenance Smoke Detector We recommend you test the sounder, power pack and circuitry of your detector at least once per week by pressing the Test/Reset button briefly Clean the cover of the alarm regularly using the narrow nozzle attachment of your vacuum cleaner to remove dust, insects and cobwebs. To clean the cover wipe with a damp cloth. WARNING: Do not paint your alarms Carbon Monoxide Detector Carbon monoxide (CO) is a colourless, odourless, tasteless, poisonous gas produced by incomplete burning of carbon-based fuels, including gas, oil, wood and coal. Carbon-based fuels are safe to use. It is only when the fuel does not burn properly that excess CO is produced, which is poisonous. When CO enters the body, it prevents the blood from bringing oxygen to cells, tissues, and organs. You can't see it, taste it or smell it but CO can kill quickly without warning and taking sensible precautions could dramatically reduce this risk. If your alarm sounds or you think you may have carbon monoxide poisoning: immediately stop using all your cooking and heating appliances that use fuel other than electricity open all of the windows in your house or building move away from the source of the CO gas visit you GP as soon as possible For your safety, please refer to your user guides for full details 10

11 Maintenance Electrical Consumer Unit From time to time, one of the circuit breakers may "trip out" on the consumer unit, which is located in your hall or kitchen. This is generally due to a fault on one of the circuits, an appliance, or it may occur when a light bulb blows. Do not be concerned, this is designed to happen as a protection device. Each of the circuits in your property is on a separate circuit breaker; lighting will be on one circuit, sockets will be on another, etc. The tripped out fuse can be easily identified as the one showing "OFF". To restore the power, push the switch on the fuse back to the "ON" position. if it trips out again: Turn off all the appliances and lights in the property Re-set the switch on the fuse to "ON" Turn back on all of the lights and appliances one by one if the circuit breaker trips out again, as you turn back on an appliance or light, it will mean that the appliance or light is faulty and is causing the fuse to trip out. if this happens, turn off the appliance that caused the circuit breaker to trip and again re-set the circuit breaker and turn on the remaining lights and appliances. if the fault is due to the electrical installation to the property, please report this to the Housing Office during normal office hours. Please note that if the fault is with a normal domestic appliance, the repairing responsibility lies with you, the resident. In the event of a power cut, please contact 24/7 on Tel:

12 Maintenance Electrical Consumer Unit This picture shows the RCD (fuse board) with no faults; all switches are in the up position, which indicates they are on. (Please note your unit may look slightly different from the one shown) One of the switches is now in the down / off position and will not stay on when pushed up. This could be due to a faulty domestic appliance or light and it has tripped the board as a safety measure. (This is not a fault with the fuse board). Check the sticker at the bottom of the switch to find out where the fault is. Turn off your appliances or lights in that area and reset the trip switch. Switch your appliances or lights on one by one. If the RCD trips out again as you turn on an appliance or light, it means that the appliance or light is faulty and causing the RCD to trip out. If this happens, turn off your appliance or light that caused the RCD to trip and again reset the RCD. Turn on the remaining lights and appliances. Please note that consumer units do vary and your unit may look slightly different to the pictures above. All units work on the same principle as explained. 12

13 Combination Boiler - Valiant Eco Tec plus 832 A combination boiler is both a high-efficiency water heater and a central heating boiler, combined within one compact unit. Therefore, no separate hot water cylinder is required, offering space saving within the property. Further benefits of a condensing combination boiler are significant savings on hot water costs and the fact that hot water is delivered through your taps at mains pressure. Room Thermostat The LCD displays actual room temperature until the Λ or V button is pressed more than once. To activate the unit s backlight press the Λ or V button once, if no further buttons are pressed the backlight will remain on for 6 seconds. Central Heating Programmer Drayton LP711 Instructions are printed on the inside of the drop down flap at the bottom of the unit. 13
