1 Scope of Work - Single Family, San Diego, CA Project Introduction and Overview 1925 Spanish revival restoration in the quaint neighborhood of North Park, San Diego. This 3 BR/ 2 BA 1,210 square foot house is located near Balboa Park, downtown and close access to major freeways. Rehab Overview The home is outdated & needs updating throughout in kitchen and baths as well as custom tile work in kitchen and baths. Extensive landscaping work needed. Electrical and plumbing upgrades were completed as needed to comply with code regulations. Contractor Overview A licensed contractor were hired to complete all renovations. EXTERIOR: General: 1. Remove all debris in the front and back yard. 2. Re-stucco entire house and garage (no colored stucco will want to paint house) 3. Repair and stucco under covered porch 4. Demo Shed on side of garage 5. Install proper patio drains in front of garage and on driveway 6. Construct new pergola off Kitchen door, roughly 15 x10 and paint per color scheme (Check set back codes, make sure car can fit underneath) 7. Demo porch wall between pillars and to north side 8. Build new stairs on porch 9. Repair all termite damage wood as noted on provided termite report 10. Paint entire house per color scheme

3 Windows: 1. Remove all bars on windows and doors 2. Restore all windows (paint per color scheme) 3. Replace all cracked windows 4. Restore all window hardware to original condition (remove all paint) 5. Replace window in hall bath with smaller one (make sure window matches rest of windows in house) 6. Remove window in proposed new master bath where toilet is located (see attached layout) 7. Make sure all windows are operational (even after being painted, some windows string and weights are broken so those need to be fixed) 8. Make sure screens are on all window (repair or replace as needed) Landscape: 1. Install irrigation system in front yard 2. Remove existing grass in the front yard 3. Removal all debris in front and back yard 4. Install Sod in front yard and planter boxes around fence perimeter 5. Plant drought tolerant plants in planters and add wood chips in planter boxes 6. Install cement walkway to front of house in middle of grass 7. Construct new wooden fence on north side of house (CT Homes to approve fence design, follow all set back codes) 8. Fence in entire front yard with entry gate in middle (do not fence in driveway, CT Homes to approve fence design and layout, follow all set back codes) INTERIOR: DEMO: 1. Remove all trash in house 2. Demo kitchen and remove all cabinets, countertops and backsplash 3. Demo bathroom toilets and shower surround 4. Remove drop ceiling and ceiling tiles throughout entire house 5. Demo closet in third bedroom and old water heater closet (save close doors and drawer because we are relocating to other side of room and want it to look exactly the same) 6. Demo wall in master dividing master bedroom from bathroom and extra room (see attached layout) 7. Demo 3/4 bath and relocate per layout 8. Remove all wood paneling throughout the house 9. Remove ceiling drywall in garage
4 GENERAL: 1. Paint all interior doors (per color scheme) 2. Sand, refinish all interior trim work, doors and closet doors (replace to match existing where needed) 3. Inspect foundation (stem wall, post and piers, and floor joists) Repair and replace as needed per code 4. Keep all door hardware through out entire house. Replace broken hardware as needed but replace with period specific. 5. Sand and refinish existing hardwood floor threw out entire house 6. Install new hardwood floors to match existing in third bedroom 7. Clean Fire place, remove cover, and paint interior black with high heat paint, patch broken tiles and paint per color scheme 8. Sand and refinish front door (insert 3 windows in top) clean and save all hardware 9. Replace and patch drywall as needed
5 KITCHEN (Discuss final layout at property): 1. Install backsplash Dal Tile, Panaro Blend (Brick-joint Polished) DA90, Midnight Ice 2. Install new stainless steel appliances A. Sand and finish to match existing 8. Paint existing cabinets per color scheme 9. Paint as per color scheme.
6 HALL BATH: 1. Save existing sink, clean thoroughly and reinstall 2. Save existing toilet paper holder, clean and reinstall 3. New toilet Fergusons Plumbing Pure Flow elongated bowl 4. Leave tub and re-glaze (check framing underneath tub and reframe if necessary) 5. Install new single handle chrome tub valve 6. 8 2. PLUMBING: 1. Check all existing plumbing in entire house and replace as needed, per code. 2. Remove water heater & replace with new tankless water heater to code 3. Install new 30 gal water heater in garage to supply laundry hook ups (Install to code with earthquake straps, pressure release valves, blocking if needed) 4. New angle stops on all water lines. 5. Remove all old gas lines in all rooms that were supplying heaters 6. Install new laundry hook ups per code in garage 7. Check gas lines & repair/replace as needed. 8. Check all drain lines & repair/replace as needed ELECTRICAL: 1. Replace all outlets & switches. 2. Check all wiring threw out entire house and replace where needed, per code. 3. Install recessed lighting in kitchen, hall bath and master bath. 4. Check panel & repair/replace as needed (double tap breakers, inadequate sized breakers). 5. Install new Dead Panel 6. Make sure all junction boxes are to code and covered HVAC 1. Replace HVAC unit 2. Relocate to back side of house (CT Homes to confirm final location) 3. Run new duct as needed 4. Add duct to bathrooms and kitchen GARAGE: 1. Install Garage door opener 2. Install new wooden roll up garage door (Contractor to supply samples for CT Homes to select) 3. Replace all moldy drywall in garage 4. Patch and paint garage interior

Roof- $3, Remove all roofing tiles and felt paper, replace felt paper with two layers and reinstall existing roof tiles. Electrical - $7, Install new fixtures; add recessed lighting, replace outlets and switches Home Staging ( 3 Months Minimum Contract) - $3, Plumbing - $9, Install new toilets, facets, shower valves, kitchen sink, garbage disposal, dishwasher, and new water heater Flooring - $3, Install new carpet, tile, sand and refinish existing hardwood Landscaping - $1, HVAC- $3, Misc. and Permits - $3, TOTAL - $130,000.00
