1 Access Statement For Cliff Farm Cottage, North Carlton, Lincoln, LN1 2RP Introduction Cliff Farm Cottage has been converted from traditional C19 farm buildings, and is situated on a working arable farm, 3 miles north of Lincoln. The cottage has Accessibility rating M3-I, which means level access throughout and all door widths are 82cm. We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you. Pre-Arrival We have a comprehensive web-site, with pictures and dimensions of all the rooms Booking/enquiries can be made via phone, or by letter All guests will find a map on the website and for guests without a computer this can be printed out with directions and posted The nearest railway station is in Lincoln 3.5 miles This statement is available on request and in the "Welcome File" in the cottage Arrival & Car Parking Facilities Cars may be parked immediately outside the cottage, with level access. There is room for 2 cars, and extra parking is available adjacent to the cottage There is a farm gate, to enclose the garden, making it secure for young children A lock up storeroom with a step 30cm down is available for the use of guests for bike storage etc. and is where the patio furniture and BBQ are stored Main Entrance & Reception Guests are always welcomed personally to hand over the key, and are given a quick tour of the cottage, giving them a chance to ask any questions regarding the facilities There is one front door 82cm with hand rail on the left (door hinged

2 on the right) together with an emergency exit via the en-suite in case of fire The door opens into the living/dining area 6.5 x 5.8m which leads through an archway1.26m wide into the kitchen Separate door (left-hand hinge) to corridor with safety lights and a smoke sensor leading to bedrooms/bathroom and en-suite The light switch is on the right hand side of the door, and all the floors are level All light switches are 1.15m high, and radiators are thermostatically controlled Living and Dining Area This comprises one room 6.5 x 5.8m with wooden floor all one level, LPG gas log burning effect stove, and individually controlled radiators One round oak dining table 1.09m diameter with 4 chairs (all moveable), one with arms and padded seat, 2 further dining chairs and 2 stools available from the kitchen There are 2 large sofas and 1 easy high back chairs with wooden arms and one easy recliner One mahogany round coffee table and 2 smaller oak tables (all moveable) TV with remote control, Blue-ray disc player and assorted board games.
