4 Commit 2 Clean TM/MC Floor Care Program Floor Care Program Overview Your Floor Care Program Flooring materials are subject to tough wear and can be easily damaged. You protect your floor with several coats of Floor Finish, which provides protection and a glossy, reflective coating that can be enhanced or restored with mechanical buffing. This film can wear out with time. To maintain the coating and the floor substrate underneath, you need products and procedures to conduct four procedures. Stripping Strippers are fast-acting, deep penetrating chemicals that loosen and remove old finish and prepare the floor for recoating. Complete removal of the old finish is necessary. Finishing A polymer-based finish forms a shield against traffic and soils that makes maintenance easier. Floor Finish protects the floor and also provides shine and beauty that becomes part of your internal decor. The finish you select depends on the appearance expectations, floor substrate, and equipment used to maintain it. Cleaning Cleaning is the most important maintenance procedure. In general, if you keep the floor finish clean you should be able to repair it using some interim maintenance procedure like scrub & recoat, spray buff, or burnish. This will greatly increase the time between stripping. A clean uncontaminated finish is slip resistant providing a predictable walkway surface. Maintaining Different areas of your facility have different levels of traffic and wear. By combining burnishing or spray buffing with thorough cleaning, you can enhance the appearance and increase the life of the finish. This training program will provide you with stepby-step instructions on how to complete each of these steps. 2

Putty knife For scraping gum and sticky substances off Floor Finish. Spray bottle Keep an extra bottle in your tool box to deliver water or chemicals (always apply appropriate label to bottle before filling). Measuring Cup or Chemical Dispensing System Chemicals are formulated for efficient performance at the concentration listed on the label. Appropriate Personal Protective Equipment Always use appropriate PPE as stated on the product label and Safety Data Sheet (SDS). When do you strip the floor? When the finish is old or discolored. When the finish is completely worn away in high traffic areas. When the finish is built up around the edges. When scrubbing does not restore it. 1 Assemble your equipment and supplies. 2 Put on appropriate Personal Protective Equipment, as stated on the product label and SDS. Protect your eyes and skin from stripping solution. If strippers come in contact with skin or eyes, refer to the SDS immediately and act appropriately. 7 Floor Stripping cont. 4 Remove freestanding objects. Vacuum and remove walk-off mats. Get help in lifting larger items. Set walk-off mats out of the way. 5 Dust mop the area. As you dust mop, note any potential problem areas that need additional attention later. Use a putty knife to remove gum or debris stuck to the floor. BE CAREFUL: Do not gouge the floor with the putty knife. 6 Prepare your stripping solution. Attach RTD ProStrip Mix stripper according to label directions. Mix with cool water. If you are using an autoscrubber, fill with cool water. Do not add detergent. You will be using the autoscrubber to rinse. 7 Apply foaming stripper to baseboards, if necessary. Prepare to control liquid flow. Allow to work according to label directions. Don t overspray on wallpaper or uncoated floor. This procedure should be done before the floors are stripped. When done, rinse and wipe dry. Install door dams or absorbent material like Zorba to keep stripper from flowing under doorways. 8 Liberally apply stripping solution to the floor. Dip the mop into the stripping solution. Do not wring dry deliver plenty of stripper to the floor. Outline a 10 x 10 foot (3 x 3 m) or manageable working area. Apply stripper in an overlapping pattern. Get into corners and along edges. Don t let stripper flow under closed doors or onto nearby carpets. With problem floors grouted tile or heavy buildup you may need to work in smaller areas and use a stripping pad or brush. 5

8 Commit 2 Clean TM/MC Floor Care Program Floor Stripping cont. 9 Allow the stripping solution to work on the old finish for the recommended time, according to label directions, before scrubbing. BE CAREFUL: Do not let the stripper dry on the floor. Before the floor starts to dry, apply more solution. 10 Use your edging tool to loosen old finish close to the baseboards and in the corners, if necessary. 11 Scrub the floor with the rotary floor machine. Scrub after you ve given the stripping solution time to work. Use an appropriate pad or brush. Scrub across the work area. Turn 90 degrees and scrub again. This will help you strip uneven floors. If you are using an autoscrubber: Mount blue or green stripping pads or brushes on your autoscrubber for new floors (or as recommended by tile manufacturer). Start scrubbing AFTER you ve given the stripping solution time to work. Make a pass over the stripping solution with: -- Pads or brushes DOWN and SCRUBBING. -- Solution valve closed. -- Squeegee UP. -- Vacuum OFF. 12 Check your progress. Wipe slurry away from a sample area. If the floor underneath doesn t feel sticky, you re ready to rinse. If finish remains, apply more stripping solution and increase dwell time. Don t let the floor dry. 6

9 Floor Stripping cont. 13 Rinse the floor with water and pick up the slurry. Use your floor squeegee to manage the slurry. Collect the slurry with a wet vac or mop and bucket. If using an autoscrubber, scrub with: Brushes or pads DOWN and scrubbing. Solution valve open. Squeegee UP. Vacuum OFF. If the floor has excessive buildup, repeat steps Before rinsing the floor, change to clean pads or rinse your brushes. 14 Rinse the floor with clean water BEFORE the floor dries. Use clean, cool rinse water and damp mop with clean rinse water. Mop the floor with a figure 8 pattern to rinse entire floor. Clean your floor squeegee and use it to pull rinse water away from furniture and carpets. If using an autoscrubber, apply water and scrub to rinse. Scrub with: Brushes or pads DOWN and scrubbing. Squeegee DOWN. Vacuum ON. Solution valves OPEN. 15 When the floor is dry, check your work. Be sure that all stripper residue has been removed. Be sure to wear safety gloves when checking the floor. Run your hand over the floor. If there is residue on your gloves, you must rinse again. Continue to rinse until there is no foam in the rinse water and no residue on the floor. 7

Rinse the autoscrubber recovery system and tank. Rinse under the autoscrubber. Wash stripper off the tires. 17 Clean your shoes, clothes, and wash hands. Always remove and launder any soiled clothes. IMPORTANT: The floor must now be sealed or finished before traffic is allowed to enter. Stripped floors are sensitive to soils and scratches. Seal the clean surface before new soils can arrive. 8

11 Floor Stripping Tips Never use masking tape to mark the edges for stripping. Instead use blue painter s tape (or Zorba ) to avoid leaving adhesive on the floor. Use an absorbent material (like Zorba ) to stop stripping solution from going into unwanted areas. When stripping near walls and edges, move the single disc floor machine from right to left to avoid splashing baseboards. If stripping solution splashes onto baseboards or kick plates, wipe off immediately with rinse mop or an absorbent cloth to avoid leaving splash marks. Use cool water when mixing stripping solution. Hot water increases odor and flashes off key ingredients that emulsify Floor Finish. IMPORTANT: The floor must now be sealed or finished before traffic is allowed to enter. A properly selected and correctly applied finish or sealer can: Protect the floor from soil. Reduce the risk of slip and fall accidents. Help you maintain a high quality image for your facility. 1 Assemble your equipment and supplies. Use several signs to indicate the floors are being sealed or finished. Keep traffic off the floor being finished. 4 Prepare your mop and bucket. Wet your rayon mop with clear water. Wring dry. Line your mop bucket with a plastic trash liner. Avoid finish contamination and make cleanup easier. 10

13 Floor Finishing/Sealing cont. 5 Pour enough sealer or finish for the area. You can always add more finish to the bucket. Note: Skip this step if using a ProSpeed TM/MC or TrailBlazer TM/MC unit to apply finish. 6 Dip the mop head into the finish or sealer. Tamp the mop head in the wringer. Do not wring out the mop head. Hold the mop head above the wringer and count If no more drips, the mop is ready. 7 Apply the finish or sealer. Draw a 10 x 10 foot (3 x 3 m) frame with the finish or sealer, without blocking your exit. Pull the finish or sealer from the outer frame to the center of the work area. Use an overlapping figure 8 pattern. Flip the mop gently 1/2 of the way through the area. Apply all the way to the baseboard on the first and last coat only. Normally drying takes minutes, depending on the finish, sealer, or humidity. Rule of Thumb: Do not recoat until the finish is dry to the touch plus 15 minutes. If using TrailBlazer TM/MC, make sure to overlap 3 inches with each coat. Tip: Test the finish for being ready to recoat by placing your clean hand flat on the finish and count to 10. Now, remove your hand. If you can see the foggy image of your hand on the floor below, the floor is still too wet to recoat. 8 Use a china marker to number each coat (in very small numbers). Write the number of the coat in an inconspicuous location. As each coat wears or is washed off, the number will disappear. You will be able to see how many coats remain. 11

14 Commit 2 Clean TM/MC Floor Care Program Floor Finishing/Sealing cont. 9 Apply additional finish or sealer coats until desired appearance is achieved. Do not apply more than 4 coats in 24 hours (conventional finishes 3 coats). Buffing or burnishing is not necessary between coats. Do not buff for at least 24 hours after application of the final coat. 10 Remove and discard the liner and leftover finish. Thoroughly clean the mop head, bucket and wringer. 11 Remove Wet Floor signs and other blockades after the floor is completely dry. 12

15 Finishing and Sealing Tips Apply finishes or sealers with a ProSpeed TM/MC, TrailBlazer TM/MC, flat mop or a clean rayon mop. Use this mop ONLY for this finish or sealer. A cotton mop can leave lint and discoloring oils on the floor. Apply an even coat without rubbing or scrubbing. Keep the mop on the floor no drips or splats. Once the finish or sealer starts to dry, don t disturb it. Allow the recommended drying time between coats. Don t try to force dry a finish or sealer with a fan. This can affect the film-forming character of the product and cause ripples. If you use fans for ventilation, direct them up and away from the floor. Don t dry-strip the old finish or sealer. Avoid splashing finish onto walls, doors, and baseboards. If this occurs, clean the spill as quickly as possible using a clean moist cloth. Baseboards, kick plates, and tough buildup can be removed with with Bravo aerosol stripper or an application of stripper with a scrubbing pad. Avoid applying heavy coats of finish. They may not dry evenly. Porous floor types (such as concrete and terrazzo) should be sealed before finish is applied. Check with your supervisor before working on a specialty floor. 13

17 Damp Mopping cont. 5 Dust mop the floor. Use a putty knife to remove any gum or other debris stuck to the floor. Be careful. Don t gouge the floor with your putty knife. Start from a far corner and work toward the door. Shake the dust mop over a trash can. Don t shake right outside the door. When finished spray the dust mop with treatment. Follow the label directions carefully for waiting period before using a sprayed mop. Do not over-wet. 6 Prepare your cleaning solution. Mix cleaners according to label directions or use dispensing equipment that mixes solutions for you. Mix with cool water. Remember: If your floor is heavily soiled, you can increase the TIME the cleaning solution remains on the floor. AGITATING with a floor tool will also aid in soil removal. Always follow label instructions for CONCENTRATION and TEMPERATURE. 7 Damp mop light soils. Dip the mop head into the cleaning solution and wring out. Apply in an overlapping figure 8 mopping pattern. Or use the Pace mop to apply and Pick up the solution. 15

18 Commit 2 Clean TM/MC Floor Care Program Damp Mopping cont. 8 Wet mop heavy soils. Let the cleaning solution do the work. Dip the mop head into the cleaning solution and lightly tamp in the wringer, or use Pace mop to apply and pick up solution. Do not wring dry deliver more cleaner to the floor. Mop each area twice once to wet and once to collect soils. Mop in an overlapping pattern. Be sure to get into corners and along edges. Rinse frequently. Change cleaning solution when soiled. 9 Pick up the cleaning solution with the mop or wet vac. 10 Rinse mop heads, buckets, and wringer and return to their appropriate place. Dip the mop head into the cleaning solution and wring out. Apply in an overlapping figure 8 mopping pattern. 11 Remove Wet Floor signs or other blockades after the floor is completely dry. 16

19 Damp Mopping Tips Always use clean water when mixing your cleaner. (Don t just pour more cleaner into a bucket of dirty solution.) Be sure to use plenty of water when mopping. By changing water and cleaning solution frequently, your facility will not only look great, but will also reduce the need for stripping and recoating. Follow directions for dilution rates. Using too much detergent can affect the finish, require extra rinsing and will be uneconomical. Dilution control equipment delivers accurately measured cleaning solutions. Don t leave the floor wet for too long. Some cleaners can soften the top layer of finish. Cleaners may produce foam when agitated, but it s not the foam that does the cleaning, it s the chemicals contacting the finished surface. The cleaner you choose must loosen and suspend the soils in the scrub water. It must work fast, especially if you re using an autoscrubber. And unless you re using a stripper, you want a cleaner that will do its job without damaging the finish underneath. Check with your supervisor to ensure that you use the correct cleaner (germicidal, or neutral, or general purpose cleaner) on the floor. Change your mop head and solution after three patient rooms, whenever it is visibly soiled, or after cleaning an isolation room or blood/body fluid spill. When mopping a hallway, always allow a clear path for pedestrians. 17

22 Commit 2 Clean TM/MC Floor Care Program Dust Mopping Tips Spraying your dust mop with a treatment will increase its ability to hold onto the dust that it collects. Follow label directions for the appropriate waiting period before spraying the dust mop. Also follow label directions carefully to avoid over use. Over use can cause floors to be slippery through contamination from oils. Keep your dust mop out of wet or sticky soils. A dirty, wet dust mop can cause streaks on the floor. Never shake your dust mop. This will just redistribute dust back onto surfaces. Never leave a pile of soils in high-traffic areas. Never shake in high-ventilation areas where the dust can be picked up by the HVAC. Use your dust mopping as a time to inspect the floor for heavy soils, spills, and areas needing special attention. Dust mop after completing other tasks such as high dusting and sanitizing. Change your dust mop cover as soon as it appears soiled, or after dusting an isolation room. 25 Top Scrubbing cont. 7 When using a rotary machine, liberally apply cleaning solution to the floor. Dip the mop into the cleaning solution. Tamp in the wringer. Do not wring dry this delivers more cleaning solution to the floor. Outline a 10 x 10 foot (3 x 3 m) working area. Fill in the working area with cleaning solution in an overlapping pattern. With problem floors grouted tile or heavy buildup you may need to work in smaller areas. For heavy buildup, when using a rotary machine, allow the cleaning solution to dwell for recommended time, according to label directions. Do not let the cleaning solution dry onto the floor. Rotary Machine: Scrub low to medium soiled floors. Use a blue scrubbing pad. Make two or three passes over the area. Rotary Machine: Scrub heavily soiled floors. Use a blue scrubbing pad. Autoscrubber: When using an autoscrubber, double-scrub heavy soils or damaged finish (before recoating). Autoscrubber: When using an autoscrubber, trail mop with clean water and a clean mop head, as necessary. Collect any rinse water that the autoscrubber leaves behind. Make sure that the rinse water stays clean. Change frequently. Rinse or mop again if residue exists. Work backwards to remove tire tracks or footprints. 8 Use an edging tool to clean soils along the wall or on baseboards if necessary. 24

27 Procedures for both Rotary and Autoscrubbers 9 Wipe down baseboards and kick plates using cleaning solution and cool water. 10 When the floor is dry, check your work. Be sure that all soils and cleaning solution residue have been removed. Run your hand over the floor. If there is residue on your glove, you must rinse again. 11 When using a rotary machine: Rinse mop heads, buckets and wringers and return them to the appropriate place. Launder or rinse and comb mop heads and hang to dry. 12 When using an autoscrubber, clean your equipment and return to its appropriate area. Wash and rinse pads, brushes, buckets, squeegees, finish applicators, and other tools. Rinse the autoscrubber, recovery system, and solution tank. Rinse under the autoscrubber, including frame and tires. Launder, rinse, or wash mops and hang to dry. 28 Autoscrubbing and Rotary Machine Tips Commit 2 Clean TM/MC Floor Care Program Autoscrubbers often allow the scrub solution to dwell on the floor for only a few seconds. The machine compensates for the short TIME by providing more down pressure and AGITATION. If greater cleaning is necessary, allow the cleaning solution additional dwell TIME by applying cleaner with squeegee up, vacuum off and up and double scrubbing before picking up. For rotary machines, increase the dwell TIME before scrubbing or use an additional pass to increase agitations. Use cool TEMPERATURE water. Never let autoscrubber scrub in a single location for a long time. The powerful AGITATION can quickly damage the finish. Follow label directions for cleaning solution CONCENTRATION. Using too much detergent can soften the finish, require extra rinsing, and will be uneconomical. When you double-scrub, don t leave the floor wet for too long. Some cleaners can soften the top layer of finish. Check with your supervisor to ensure that you use the correct cleaner in the machine. Damp mopping is essential as the autoscrubber cannot reach into tight spaces. Do not drive the autoscrubber too close to edges and corners. You may injure yourself on bumper guards and other items that stick out from the wall. When autoscrubbing a hallway, always allow a clear path for pedestrians. 26

Dispense from a labeled bottle. Do not apply too much spray or hazing may result. 7 If you are using a 175 RPM/300 RPM machine, make three passes using a swinging motion over the work area. Pass #1 spreads the solution. Pass #2 cleans and pass #3 polishes the finish. If the floor isn t glossy after three passes, you are using too much spray buff, your pads are dirty, or you are moving too fast (it may be necessary to make a fourth pass until you get the hang of it). 8 Change pads as necessary. 36 Commit 2 Clean TM/MC Floor Care Program UHS Burnishing Tips Review your equipment maintenance procedures. Identify who is responsible for inspection and where equipment is taken for tune-ups. Propane burnishers require more maintenance and safety precautions than electric machines do. Periodic maintenance, performed by a qualified service mechanic, should include: -- Check and add oil. Change oil and air filters. -- Periodic torque adjustments. -- Periodic clutch adjustments. -- Engine carburetor adjustments for reduced exhaust fumes. If you use a UHS maintainer or cleaner/maintainer, use according to label directions. Burnishing is not complete until you dust mop the floor. Do not burnish an occupied ICU or respiratory care unit room. The dust created from burnishing may affect the patients. When using a larger walk-behind burnisher, pay close attention to imperfections in the floor surface. You may need to raise or lower the pad mount to avoid damaging the floor or tile. 34
