5 DIRECTIONS From Guildford, follow the A246, Epsom Road, and continue for 2.9 miles through Merrow onto the dual carriageway, then, at the West Clandon traffic lights, turn right onto the A25, towards Dorking. Follow this road for 2.4 miles and, on a short length of dual carriageway, turn right onto the A248, Sherbourne Road, towards Albury. After 0.4 mile, take the first turning left into New Road and continue ahead, crossing the railway line, to arrive, after 1.5 miles, at Farley Green. Here, turn left into Shophouse Lane and continue alongside the green for about 150 yards then bear right onto a track that leads to Farley Hall. SITUATION The pretty and ancient rural hamlet of Farley Green is situated in the heart of the Surrey Hills Area of Outstanding Natural Beauty, some six miles to the south-east of Guildford. The area is well known for its history as one of the largest Romano-British settlements in Surrey and has the site of a Roman villa on the nearby heathland. This sought-after location is sufficiently off the beaten track to offer the tranquillity of country living whilst being within easy reach of all necessary amenities and communications.

A short distance away, the A25 provides the cross link between the main A3 and A24 radial routes between London and the coast, which in turn connect with the M25 for access to the airports and the national motorway network. Good schools in the area include Cranleigh and Charterhouse, Duke of Kent, Hurtwood House, St Catherine s and Cranmore. Recreational opportunities include a number of golf clubs located in easy reach, polo at Ewhurst, and country sports at a number of local venues. There are good sports and leisure centres at Guildford, Cranleigh and Dorking whilst the surrounding Surrey Hills offer miles of walking and riding directly from the house.
8 DESCRIPTION With a history going back several centuries, Farley Hall was originally occupied by bailiffs and tenant farmers under the Albury estate until it was sold into private ownership in the early 20th century. The original medieval hall house, that forms the core of the property, has been progressively and sympathetically enlarged and upgraded to provide a superbly appointed and substantial family home of immense charm and character. Internally, the property retains many period elements, including much exposed ceiling and wall timber, leaded windows and inglenook fireplaces. The more recent upgrading has been carried out to the highest standard and appropriately includes joinery in oak grown over decades on the estate. Key features of the property include the elegant and spacious drawing room, with south-facing views over the gardens and French doors to the rose garden. This, with the bright and spacious reception hall, elegant dining room and separate function room make the house ideal for entertaining on a grand scale. GARDENS AND GROUNDS Farley Hall is approached via a track across the green and then via automatic wrought iron gates to an extensive paved forecourt, with a detached three bay garage. The front garden is attractively laid out. Neatly trimmed lawns, with shrub and flower borders, are crossed by a broad paved path leading to the front door. Further paths lead to the western side of the property where there is an attractive formal rose garden, with neatly clipped miniature box hedges and a central water feature. A full-width paved terrace provides a perfectly secluded situation and, from here, distant views over the gardens and grounds may be enjoyed.
