2 BESFORD COURT ESTATE When we first drove into the estate we were immediately taken with the stunning and beautiful setting and knew it would be a lovely place to live say Barry and Anne.

6 Seller Insight The house was originally part of the Besford Court School buildings designed and built in the late 1920 s to reflect and compliment the wonderful architecture of the main Manor Court building. Converted in 2000 to a high specification the house feels very spacious as the ceilings are high and the stone mullion windows make it very light and airy. We immediately saw the potential to make it into the lovely comfortable home it is today. If asked we couldn t really choose a favourite room in the house, they are all light and airy, very relaxing and comfortable including the veranda which we basically use like an extra room. We remodelled the garden into two main areas to the west and the rear of the house. The lawns and tree bases are edged with granite and the outer gravelled or wood chipped beds accommodate planters and pots which can be rearranged to suit the season. We planted apple, plum, pear and cherry trees to create an orchard feel in the west garden with a fountain which is especially nice and cooling in the summer months. The family garden to the rear is compartmentalised into several different areas using low hedging. There s a grassed area for the children to play on and the babbling brook is set into a miniature woodland setting edged with wood stumps from the Estate. We like to sit under the gazebo listening to the birds singing and the brook. We tend to eat out here quite a lot often entertaining friends and family. The houses on the estate are an attractive combination of different architectures, creating a lovely mix of the old and the new. It sets you up for the day when you walk around the different areas, including the woodland and the big top field which is just like a meadow with views over the Bredon hills. The nearest town is Pershore 2.5 miles away and has everything that you need, a number of good restaurants to suit varying tastes, 3 supermarkets and a railway line to London and of course, the picturesque River Avon runs through it. Pershore Abbey is a popular local attraction as is Tiddesley Woods nature reserve which is 0.5 miles away. We are close to Coombe Abbey (which used to be part of the school set up and now a National Trust property), Worcester, Tewkesbury and Cheltenham which all have lots of places of interest, so there s always plenty to do and see. We are moving to be closer to our family and two new grandchildren. We re loathe to leave such a beautiful place but the pull of family is very strong. We ll miss everything about living here, including our neighbours who have become our close friends. *

We ve lived here for 4 years and have celebrated lots of special occasions including two christenings and a 60th birthday party held on the veranda and in the courtyard. We have also hosted along with the other residents of the Courtyard, the annual estate hristmas carol event when we invited the residents of the state to oin us in mulled wine and mince pies. t was a typical hristmas scene but minus the snow

13 he state has a tennis court woodland area and a formal garden amongst lots of other things and the community hall which used to be an old chapel can be used free of charge by residents. he state is private but very much like a village everyone is so friendly. here are no through roads so from a traffic point of view it s very uiet.
