5 Listed period late Georgian house located in this sought after village of Hardingstone. This beautiful house retains many superb original features and has been meticulously maintained and improved by the present owners and sits proudly overlooking the village green. The house is approached through double gates to a gravelled carriage driveway with ample parking to the front. There are stunning gardens of approximately half an acre which are arranged as formal gardens with well stocked shrubberies and an enviable Victorian greenhouse with cold frames.

6 Hardingstone House was previously the home of John Bouverie whose family were the owners of nearby Delapre Abbey and which had been in their possession since the mid-1700 s. The Bouverie family enjoyed Hardingstone House which is the principal house overlooking the village green. During the Second World War Hardingstone House was the headquarters of the local Home Guard.

8 Seller Insight We ve lived here for 19 years and have always been struck by the wonderful atmosphere; it s so lovely, quiet and peaceful and our visitors often say the same. It s a big Georgian house made from Northampton stone with a slate roof. We had a hand built kitchen installed and my favourite addition without doubt, has to be the dark oak staircase which runs from the ground floor to the top of the house. Delapre Abbey and Golf Club is within walking distance, as is the centre of the village which has a shop that stocks everything we need. There is a pub which serves food, two hairdressers, a post office and a village hall which hosts lots of events. The garden is lovely and it s full of trees, shrubs and bulbs. At the front, we have a 150-year-old Holm Oak tree which has been granted a TPO, and in the back garden, we have an Atlantic Cedar which is classified as a Tree of Interest. There s also apple, pear and fig trees and we grow the loveliest black grapes in the 40ft Victorian greenhouse which was renovated 5 years ago. *

10 We ve hosted lots of dinner parties over the years, the house really comes alive with people in it, It s open plan and big, we can easily host 8 to 10 friends in the dining area.

13 The staircase is very special, it was installed by local tradesmen and retains the original bannister and handrail.

17 The village is on the southern edge of Northampton and has a great community with a primary school, two pubs, a post office and supermarket. It is within 3 miles of the M1 for commuters and Northampton is approximately 3 miles away with a good range of amenities. Secondary schooling is available locally in Wootton Fields and East Hunsbury. Northampton School for Girls, Northampton School for Boys and Wellingborough Independent School are within easy reach. Other preparatory schools and independent schools include Pitsford, Upton, Spratton and Maidwell.
