LUBBER RUN COMMUNITY CENTER BUILDING CONCEPT DESIGN SHEET: 284 JULY

Concept Scheme Lovely (on perspective from forest wing peel up) I like the west wing as is Love the multipurpose space with windows looking into park and deck outside I love the multiuse space in west wing The west wing multi-purpose room does a beautiful job of bringing nature indoors and allowing users to reflect on the beautiful park ground. If it can be slightly pulled back, so much the better. Awesome job. Great design. Great integration of multiple, various requirements. Thank you!! Great collaboration. I love the whole thing. Please don t change anything! I love the design! No major changes! I appreciate the significant consideration you ve given to the needs and wants of many and varied persons. In the end, I feel it is OK that not everyone s wants (including mine) are not going to be met. Please, please don t let a few vocal opponents skew the community s support for this wonderful and well thought out design. I love your building plan and the landscaping plan. I hope that you will go ahead with it. Please don t let the opposing voices deter this project. I love the design! The building integrates with the park. I especially like the wing that stretches out in the park. Don t shrink the building envelope 1 more. The design seems to be a good compromise between previous design options. Don t make the building smaller. Thank you for your thoughtful design. I love it! Do not shrink the building any more. We need the space for programming. The design nicely integrates into the site. The vocal minority who want to keep the 4 aging cherry trees have created more issues. I suggest moving the building as close to Park Drive and planting new cherry trees on the property. This would save trees to the west and give more open space options. Those cherry trees on the current GM & Park will not survive too many more years. The building might be shifted towards that corner to give you more building room to adjust. I d rather have an indoor walking track than a boardwalk ($$). It s not that far to walk up the path to 3rd Street & get to the building. Change/Adjust shape of garage to allow south bldg. to be longer; shorten west wing reduce impact on trees reduce tree loss add/shift space to south wing; devise a way to shift massing away from forest/ run; consider whether adjustment in garage layout to reduce west wing Shorten west wing move square footage east adjust parking garage; locate playground far from 3rd street; shorten west wing and compact it and move it east preserve existing parkland; prefer keep parkland and forest and trade off with adjust garage shape; we are worry about construction at the west wing by the forest Move/Reduce west wing to preserve existing park but find a way (move parking over) to keep rooms and functionality I would rather the west wing was not there; west wing to long move sq footage east adjust parking garage; shorten west wing reduce impact on trees; move sq footage from west wing to north south wing; reduce the tree loss by shifting west wing; reduce intrusion on park and trees by west wing; shorten west wing Shorten west wing; building too big; I want building shortened on the park side; make sure minimize building views from park views I wish this wing were not here; shorten the west wing Adjust parking garage to east to move north south wing to the east as well as shorten west wing; make north-south wing wider and move 1-2 rooms from east wing to there; west extension is too long move square footage to north-south wing; lengthen north-south wing to increase square footage and move rooms from west wing; shorten the west wing extension; broaden but shorten offices portion of main building and move some of garage to move. West wing and north/south wing to the east. ; broaden DPR offices and shorten area to move entire design feet east move square footage in garage to also accommodate fee adjustment to the east Solar Roof Solar no bigger than roof and/or port. No solar overhang. Natural trees and shrubs instead. Inverted oversized roof is ugly and modern design doesn t fit style of Arlington forest historic neighborhood. I like solar but would make it traditional style (drawing of peaked roof) Please tweak the building overhang so that there are nice shaded areas to congregate outside in the summer. Indoor Track I love the indoor track! Indoor track is wonderful I assume 1 lane is for walkers only right? Indoor Track! Walking track inside, yes please Indoor track is great! Is there a possibility of extending this overhead track? The narrowness could lead to bumping and contact between joggers. Misc Bike share Adequate space/scheduling for ad-hoc meetings I like the greenery inside connecting nature inside and outside Don t reduce the community open and gathering space. Love the open community space and pool/ping pong tables The fitness room on the second level having weights and other multipurpose equipment to increase the use of the facility. Not treadmills but more weights for all ages! If you ant to use a treadmill go to a regular gym. You will have a walk/run track. Love the natural light. (on gym picture) Dog park. Library book drop. Concern for traffic sound reflecting off the building across GM LUBBER RUN COMMUNITY CENTER BUILDING CONCEPT DESIGN SHEET: 285 COMMENTS JULY

Boardwalk LUBBER RUN COMMUNITY CENTER Courtyard Terrace Front Porch Terrace Park Pathways CIRCULATION Soffit Lighting LIGHTING Stair Access to Garage Building Mounted Lighting Concrete Walk Bollard Lights Court Lights Concrete Walk New Street Lights CIRCULATION COMMENTS: It would be nice to have a path up from closer to N. Columbus-we always cut up that way anyway. I definitely like to have a path entrance from the N. Columbus side. Do we really need two paths through here? Boardwalk is great fun! Remove one spur from play area to N. Park Does this pathway to the front entrance have to be so intrusive on the lawn space? I like this area on top for programmed use like yoga classes! VERY important to have a path into the park. If you don t put one in, people will bushwack their way in! (Added comment on post it by different person): Let them. No boardwalk to trees. LIGHTING COMMENTS: Big slide would be great It would be great to have emergency stations where if someone feels unsafe they could go to and press a help button and police can come and help them. Would like pathways for bike riding Please add building considerations to reduce bird strikes. Use only night sky compliant lighting. Less sidewalk, as little as possible. Add sidewalk onto 3rd street? Reduce number of paths that damage tree roots/ growing space Dog park area please I like the walkway into the park from the site Porous pavers for paths would be preferable CIRCULATION/LIGHTING SHEET: 287 Reduce pavement and impervious surfaces Don t need access from the corner but would be good to connect the paths together, not just in and out, and consolidate them for both green space and usable path layout Is there a natural circulation of pathways for older folks who want to use them to walk for exercise? Less walkways I like the pathways around the park. They should be easy to navigate via strollers and wheelchairs. Please use natural materials. Landscape of paths, rose garden, e.g. I like the boardwalk into Lubber Run No boardwalk into Lubber Run. Rarely used. Always intrusive to and to maintain. Nice in principle, not in practice. Would be great to have a looping walk area for walking, running, strollers, etc. with some grades and markings on length. Harder materials for the paths - not too bumpy or gravel. Comfortable for dogs and wheels. And easy to keep clear. Love the boardwalk-invites people into the park, and will help prevent erosion on that steep slope. The boardwalk is great. There needs to be access from the park to the community center area that is a pleasure to use. Great to have an outdoor terrace, especially for older people in senior programs Sidewalk/egress to 3rd, not to corner? That is where people will cut across.

LUBBER RUN COMMUNITY CENTER N o r t h G e o r g e M a s o n D r i v e Existing Woodland Existing Woodland Bio-filtration Garden INDEX CARD COMMENTS: Courtyard Terrace Native Garden Play Play Park Pavillion 3rd Street North SITE PLAN Focus group of moms to discuss plan Open Lawn Bio-filtration Earth Mound More clear overlay of the existing plan and proposed plan Picnic Dance class eliminated by noise complaints CROSSED OUT COMMENTS Corridor flipped in south wing to give rooms direct windows Play Play Volleyball Garage Entry Multi-Purpose Court SITE PLAN COMMENTS: Sail shading possible for part of playground? Dog park please Volleyball is used a lot Volleyball is important Concerned about stray soccer balls hitting walkers on paths near the open lawn--soccer balls hit hard and fast Walking paths--provide as many as possible--this is the safest area for women walking alone (this site rather than interior of park) Will the biofiltration pond be open? Risk to kids! No dog park!!! No dog park! No dog park! Need multipurpose court! No dog park please! Dog park Library integration NO dog park. We have all of Lubber Run Park! I love the site plan as it integrates the building into the park. No major changes in scheme. Remove multipurpose court-use Barrett courts Multiuse not as important Limit solar to size of room and awning. No overhang. Trees and shrubs instead! OK if energy loss. Have a traffic safety engineer dock out (?) the sidewalk along George Mason Drive Doug First dfirst@ gmu.edu Maybe have the sidewalk along George Mason meander (?) a bit farther away from the road and connects the center of community center. Add entrance to center space from George Mason Having a native plant garden somewhere would be SITE PLAN SHEET: 288 great and important to the community No boardwalk into Lubber Run Park below Move west building back from trees--shift square footage to south building Remove boardwalk and permit access from either side of site that now exists Boardwalk will hurt habitat area--remove it The boardwalk is too intrusive Don t need a boardwalk into the trees Love the stairs! Allows soft access to Lubber Run Stairs are needed to encourage users of the building to enter the park and vice versa. Ditch the stairs--protect the trees and the Run I love the stairs! Did you consider how the people who park and walk from garage to Barrett will travel? Play space is too close to 3rd St N. and too separated from the others--hard to watch kids in different areas. Please increase steepness of hill to match that farther down 3rd St. Regulate parking here to allow for use during school drop off times and pickup. Keep one pathway into the park. Love it!

SEATING TYPES AND LOCATIONS PARK BENCH SEATING LOUNGE SEATING PICNIC TABLES TABLES & CHAIRS SITE FURNITURE COMMENTS: Pick the most durable and economical outdoor furniture--cost matters The site needs seating to enjoy the park. Do not remove any of the proposed seating. There should be some seating to accommodate groups ( approx. 12 to 15 people) Love the lounge chairs Please test the ergonomics first to be sure all seating elements are comfortable--especially the loungers-- images shown don t look comfortable. Need seating for the uses of this park and so people can hang out there. Open green spaces are good but need the other elements for actual use. Reduce impervious surfaces and pavement!!! Less seating more grass and green space Less seating--more grass. Bench near swings seems good. Park Pavilion move away from 3rd SEAT WALLS SLOPED LAWN SEATING This kind of seating would be great for the play areas. Comfortable sitting and multipurpose general surface space is perfect! Move hallway to interior and have windows looking out to greenspace PARK BENCH: 8 YES LOUNGE SEATING: 10 YES, 9 NO PICNIC TABLES: 8 YES TABLES & CHAIRS:3 YES, 1 NO SEAT WALLS: 6 YES SLOPED LAWN SEATING: 1 YES LUBBER RUN COMMUNITY CENTER SEATING TYPES AND LOCATIONS SHEET: 289

Stairs SITE PLAN COMMENTS: OPTION 1 OPTION 2 OPTION 3 All three designs: playground is losing its buffer. There used to be more open space around it. Please make sure exhaust from parking is located far from playground Minimize impervious surfaces, protect trees Incorporate different play elements in the natural area, music items, hopscotch, interactive boards Playground closer to building. Don t cut green in half from 3rd Street to Building Minimize impervious surfaces, protect trees No dog park--yikes! Secret Paths Play Mound Tots Play Wall & Cubes Tots Play Wall & Cubes Park Pavillion Dog park No dog park! Dog park please Park Pavillion Shaded Seating Park Pavillion Shaded Seating Tree Logs Group Swings Tot Swings 4 Hill Slide Play Seating Climbing Tower Net Structure 15 Hill Slide Play Platform Play Seating Climbing Tower Net Structure Picnic Tables Tree Logs Tree Logs Group Swings 9 Hill Slide 4 Hill Slide Play Seating Climbing Tower Net Structure Tree Logs Swings Earth Mound Earth Mound Earth Mound OPTION 1: Option 1 for me. Farther away from the street. Missing the long slide Play mound will turn into a dirt hill. Look at Rocky Run. Swings are too far removed from the main operations. Harder to watch kids in multiple areas. Don t need both paths OPTION 2: 1 YES I like this best This is the best option. A long swing would be a unique and fun play element. Please add this feature. This option is better because it moves the swings closer to the playgrounds without compromising the big kid play area. I like option 2. Lots of great activities for the kids! I m worried these are close to the street. OPTION 3: 6 YES Add sidewalk on 3rd Narrow? Move built structures off natural spaces onto manufactured to save large tree at end of south wing Keep play areas close together. People have kids of different ages. Get rid of huge plastic blue area. Keep all play areas close--have a mom focus group Need grouped together closely like this with seating, water fountain, and shade in the mix Keep play areas together so that parents and caretakers can watch kids easily Keep play areas together so parents can supervise kids of different ages Park spaces close together fits the scale of the park best and leaves more open space Compact better Minimize impervious surfaces, protect trees Prefer rubber surface over mulch in tot area Try to save large tree that is at the end of the south wing Want sandbox area, want slide down from climbing net, want fencing to avoid children running to 3rd St Along 3rd Street can we have a meandering path that connects to existing path that leads back to playground and community center Ask city to shorten the 3rd Street width Stroller station move far away from 3rd Like compact fence to avoid running onto open lawn Library system integration LUBBER RUN COMMUNITY CENTER PLAYGROUND OPTIONS SHEET: 290

NET STRUCTURE SWINGING PLAY MOUND PLAY WALL PLAY CUBES NATURAL ELEMENTS SLIDES CLIMBING TOWER PLAY ELEMENTS COMMENTS: Minimize impervious surfaces, protect trees Please do a kid survey. What would they like vs. what the adults think they d like on the playground Consider adding a splash park for cooling off on hot summer days Please program a space for a SAND BOX Lounge chairs and tables and shade would be great for playground area Sail shading over main playground? Musical items, drums, etc. scattered in the natural elements Sand box area Needs sand box! Key element--but with no slide going into it. Make sure the playground is fun for the kids. Fewer elements, more free space NET STRUCTURE: 7 YES, 2 NO Current tot bouncy bridge is fun, sliding pole from net climber Climbing net is fun, but would be so much more fun connected to more play structure. See Meadowbrook Park in Urbana, Illinois. SWINGING: 2 YES, 2 NO Swings are great- especially big kid swings with large chains. They are of increasingly short supply. Need trees and shade though. Swing sets are essential. Don t have at the school. NATURAL ELEMENTS: 24 YES, 2 NO Natural elements are best for encouraging creative play. PLAY MOUND: 10 NO Climbing hill is fun but hard to keep from turning into dirt mound. How do you plan for the mound to not become dirt? PLAY WALL: 3 YES, 1 NO PLAY CUBES: 3 YES, 1 NO Tyrol hill tot structure is natural and nice slide through log SLIDES: 13 YES, 5 NO Will these types of slides be actually built into the hill? If so, I would be all for that design. A long slide would be fun for the kids. A long slide would be a unique and positive play element. A metal slide built into a hill would be very cool. I saw such a slide in my husband s home country of Sweden and it was a bit hit! Don t need the blacktop though. The kids would love a long slide CLIMBING TOWER: 6 YES, 4 NO More natural No materials that get hot. Could this look like a tree trunk? Not concrete LUBBER RUN COMMUNITY CENTER PLAY ELEMENTS SHEET: 291
