1 Community Notice Spring Clean-Up, Paint Up, Fix-Up In an effort to keep our community well informed, and to answer questions about what is expected from a homeowner, here is a list of items each homeowner should address this spring and other misc. reminders. Spring clean up items should be completed by: May 15, 2015 * After the deadline, property mgmt will be following up with Homeowners with items that have not been taken care of. Should you receive a violation, please respond directly to property mgmt. letting them know if the violation has been taken care of or when the violation will be resolved. Fences --- need to be cleaned (power-washed) or painted/stained and repaired. Grass --- add dirt and or sand prior to reseeding any bare areas check trees for limbs that have prevented the sun from shining there.. simply take the canopy of the tree up to allow sun to enter that area. These trees have grown a lot in the past years. Grass should always be neat (cut,edged and trimmed). Grass or weeds (or trailers) growing over & along the curb, in the street, should be remedied. Weeds in the yard and in landscape beds must be addressed and treatment plan in place. House --- power-wash or paint and do obvious repairs. Check the roof, siding, gutters, screens, and trim for any problems. Remember to submit a form to paint your home. Landscape --- natural areas should be weeded and replenished or refreshed with pine straw or mulch. Natural areas must be edged with vegetation or some type edging to define the area. Large bare areas must be covered with mulch. Small spots in the lawn may be addressed with sand, sod, or seed to get them growing.

2 Leaves should be removed from yard, landscape beds, curb, and street drains. Mulched leaves may be used in landscape beds but they must be covered by pine straw/hardwood mulch or dispersed evenly within a natural area. Mailboxes--- should be painted and repaired. Should you need a new box please check Home Depot or Lowes. Box should be glossy black with gold pineapple on top. Flag should be red. Numbers should be as close to original as possible. Driveways, sidewalks and porches---should be power washed Street lights ---If you have a street light in your yard, the area surrounding it should be maintained; trees must be trimmed away from the light and maintained to give the largest area of light possible. Jackson EMC no longer maintains these areas. Once again, as the trees get older and fuller, they can mask the safety factor the street lights provide. Please keep plants, trees, bushes away from power boxes as well. *If the street light is burned out, call Jackson EMC and give them the number on the light pole. Signs -- A) Political signs may be up 2 weeks before and after an election, then must be removed. B) Signs supporting youth and/or school activities/sports, such as: football or cheerleader are OK in your yard, but should be small, not large and can remain up during the season but must be removed after that. C) Graduation banners or signs OK, Put up 2 weeks prior and after, then must be removed. Banners may be put up at the entrances but they must not block driver s line of sight entering or exiting the community and you must be careful not to damage underground utilities. Trees--- In addition to normal pruning, MC experienced damage to trees throughout the neighborhood and we are all slowly addressing clean-up of debris and having

3 trees pruned and/or removed. Please make sure tree clean-up is addressed by May deadline and don t forget this includes any stumps that need to be ground. Additional reminder for trees-if you have a tree limb or bushes, overhanging the street, you will need to prune back or lift the canopy so the limbs or branches do not interfere with vehicles on the road. General Reminders: 1. Storm Drains-It is unlawful to dispose of any type of debris into the storm drains. Should a storm drain become plugged, please contact the County Eng. Dept. to report. 2. Septic Systems- All homes in MC use a septic system and they fill up over time, so if your tank has not been pumped in the last 8-10yrs, or if you recently purchased a home and don t know, you need to get your septic tank and field lines inspected and pumped. Your tank may be fine, but over time the septic fields fail or become obstructed by roots, debris, etc. and more and more homes in MC are experiencing issues. Being pro-active and addressing minor issues now will save you thousands down the road should you have to repair or install a new system. Should you spot or smell a septic issue, contact your county s health dept. to report. Seep-age from septic systems is toxic and can get into our creek & retention ponds, and is extremely dangerous to children and pets. 3. Sheds Please make sure, that if you have a shed, that you minimize the impact of the structure by planting and/or maintain bushes, shrubs, etc. around it, if it can be viewed from street and not behind a fence. 4. Street Parking There is no street parking in MC. Guests may park on streets temporarily, occasionally, in front of Homeowner s property. Please do not park on corners and in cul de sacs, where it obstructs view of oncoming cars and where emergency vehicles, school buses, etc. are unable to turn around. 5. Boats/Camper Trailers/RV s/etc. Summer is approaching quickly, but as a reminder your recreational toys may not be stored or kept in your driveway or on your property in view.

4 *All of these items and general reminders were things that were brought up by the Homeowners at the Annual HOA Mtg. as the most common concerns that need to be addressed. The General Covenants & Restrictions, Article V, in their entirety can be found on the MC website. Please refresh yourselves with covenants, covenant violations, rules, and restrictions that govern Morgan s Crossing. Should you find yourself in violation, please contact Atlanta Community Services and for any other questions or concerns, please contact any MC Board Member or Committee Chair. All Board Members and Committee Chairs are listed on the MC website: Open Committee positions: Finance & Social As discussed at the Annual HOA Mtg, two (temp) sub committees have been formed to evaluate MC finances and Covenants. s will be sent to those who volunteered at the mtg. soon and anyone else wanting to volunteer please contact any Board Member. Homeowners are strongly encouraged to volunteer as the social committee for the community. The Board alone is unable to plan, coordinate and oversee functions, parties, activities, etc. for Holidays, Fun days, etc. because of other HOA duties and their own family/work commitments, so it is essential that a homeowner or group of homeowners get together and plan, coordinate and execute different functions and activities for kids and adults living in the community. Please help get our Social Committee going, contact any Board Member. Spring is here and we need to spring into action! Pool information will be coming out shortly: official opening date to be determined but tentative date we are working towards is May 22 or 23 rd. Swipe card system at the pools/tennis court had to be replaced and new swipe card forms will need to be filled out and returned prior to opening day to activate your card for the 2015 pool season. You must fill out all the information requested on the form. Pool form will have additional information.
