Originally believed to have been a Victorian family house, the property was converted to its current use and used as a rehabilitation hostel accommodating 3 residents. The Charity have now decided to dispose of the property as it has become surplus to their requirements. Description is an important former Victorian mansion, with newly built Gatehouse, Glasshouse and Grounds. In all the total site extends to approximately.56 acres (0.63 ha). (Approx,098 sq 03.0 sq m) is located at Eliot Bank. The property is a three storey building of Victorian origin with exposed brick elevations, a pitched tiled roof and new PVC windows. 5 Town Planning The current planning policies for the subject site comprise the adopted 2008 London Plan (consolidated with alterations since 2004) and the London Borough of Lewisham Unitary Development Plan Adopted July Below is a synopsis of the planning status of the property setting out our views on the existing use and development potential of the property. and the Gatehouse have a lawful unrestricted Class C2 residential institution use as they were last used as a rehabilitation hostel. The site does not benefit from any specific designation and would be considered as undesignated white land. The properties on the site are not statutorily listed buildings and the site does not fall within a designated Conservation Area. is noted by Lewisham Borough Council as a building of local merit. There are a number of Tree Preservation Orders on some of the trees within the grounds. Following the change in policy by the Coalition Government in June 200, new planning guidance has been issued which effectively takes back garden land out of the designation Brownfield land. Whilst the interpretation of this redefinition has yet to be published by Lewisham as local planning authority, it is recommended that any potential purchaser with interest in developing the land holds discussions with Lewisham. However, Phoenix Futures are inviting offers for the Lodge at the front of the site together with a planning overage on the land to the rear, should development take place at some stage in the future.
