The Main Street (on which Poole House is set) was described as 'a very pretty street' in Nikolaus Pevsner's 'Buildings of England, North Lancashire'. It's a cul-de-sac and so doesn't get any through traffic which is part of the appeal especially if you've children and pets. Arkholme is one of only two Thankful Villages in Lancashire and is located on the B6254 between Kirkby Lonsdale and Carnforth. 6 miles from J35 of the M6 it is handy for the motorway for commuters and getting about and is one of the most popular Lune Valley villages having a strong sense of local community, reinforced by the school, pub and village hall. Within a Conservation Area, the village is a great choice for families with a well-regarded primary school in the village and being within the catchment area of both Queen Elizabeth School in Kirkby Lonsdale and the Grammar Schools in Lancaster with bus stops on the main road. There's a good range of local facilities in the traditional market town of Kirkby Lonsdale (5.6 miles) with a greater choice in Kendal (19 miles) or Lancaster (10.5 miles). Oxenholme (15.2 miles) and Lancaster have stations on the main West Coast line with a direct line to London Euston. For keen walkers, the Lune Valley ramble is on the doorstep, just over 16 miles from Lancaster to Kirkby Lonsdale taking in some beautiful undulating scenery. To the east are the Yorkshire Dales and to the west is the Lake District, you've also the Silverdale and Arnside AONB if you like a coastal walk. To get yourself there start at the middle of the village by the pub and turn opposite down Main Street, Poole House is on the right hand side. Park on the road for viewings.

5 A distinctive village home Poole House has got kerb appeal. Just look at it and you smile. It's a happy and friendly house, with good looks and an air of romance - this is real 'roses round the door' territory. It looks inviting, and it is! Dating back to 1674, Poole House is Grade II Listed and is alive with history, there are flagged floors, stone mullion and leaded windows, some of which have window seats, there are oak ceiling beams and exposed lintels over window openings, there are panelled doors with Suffolk latches, handsome and substantial stone fireplaces and an intriguing spice cupboard. Being only the second time the property has been on the open market in 200 years, the house has been extended and adapted several times since the current owners' purchase in 1996 and continually upgraded. Now immaculately presented it is well-proportioned and surprisingly light and airy for a house of this age, thanks in part to the clever remodelling that has taken place. Guests will come in through the front door with a practical flagged floor, their first impression will be of the delightful dining hall and its big open fireplace - it doesn't take much to imagine this room full of chatter as family and friends gather round for Sunday lunch or for a winter dinner party. The sitting room is perfect for relaxation and has space for everyone to get together. There's a perfect spot for a Christmas tree need we say more? The welcoming kitchen has space for cooking, dining and seating - homework at the table whilst tea is cooked, informal midweek suppers and morning coffee on the easy chairs next to the Aga. You can stock up and keep everything handy with the useful pantry. Enjoy the garden whatever the weather with the stylish hardwood orangery (added in 2012) with flagged floor and roof lantern to let in more natural light. You can work from home in the fitted study and try not to get distracted with the garden view. There's a boot room off the garage, great when you're coming in after a dog walk or when everyone has muddy boots on after a march round the fields. The garage is a versatile space, the current owners chose not to park there, instead it has a utility area and currently used as a gym/playroom - a versatile space. If you did want to garage cars there it would still have space for the utility section and would mean you could park and unload shopping or little people out of the rain. Most of the garden is to the south at the back of the house, but the attractive front elevation is set off with formal planting and a gated path leading to the front door. Venturing round the back and the gardens open out with lots of space and open views. It's an absolute haven. With doors leading out from the kitchen and orangery, there is a large flagged seating terrace with lawns beyond - it's the perfect place to entertain, for al-fresco dining or simply to sit and enjoy the view. Close at hand is a stone and slate outhouse, second useful store (a former piggery) and a log and bin store. Beyond the level, family friendly lawns, there are paddocks, mixed woodland and a wildlife pond. The woodland and paddocks are great if you fancy keeping a horse or pony (there are two stables tucked away out of view of the main garden with a separate gated access track, water supply and an area of hard standing), are looking to keep chickens or like the idea of walking the dogs without leaving the grounds. The space is also great is you have children who want to bring the football team round or have the dream of one day having a lawn big enough for a marque (we're thinking big birthdays and weddings!) The woodland planted with bluebells and daffodils extends to c acres (c hectares) with a footpath leading down to Bains Beck. The pond was created and measures c acres (c hectares) it's an absolute haven for birds and insects, the owners have spotted waterfowl, game bird, snipe and woodcock there. Back next to the house and there is parking for several cars to the side along with turning space. There's usually space all along the road as well, it's not a busy spot for parking.
