3 Picture Perfect Olde House is an extended 18th century farmhouse in a village setting. The front half is full of character, with exposed oak beams, while the extended back of the house offers the advantages of a modern building. Within easy reach of the Colchester, Chelmsford, the A12, and the train line to London, which offers links to London in under an hour, as well as free time destinations, such as the atmospheric island of Mersea, this pretty house is the perfect base for living and exploring. Picture Book House Built some time during the 18th century, the front of Olde House has the balanced proportions of houses built at that time, with an attractive roofline and pargetting. The vendor describes it as the kind of house you would draw as a child. It is what drew us to the house when we first saw it. The front area of the house is laid to gravel with a good amount of parking behind mature trees. There is a porch with attractive decorated plaster work and a solid wood door, all recently redecorated. Through the front door, you get an immediate sense of this house, which is open and light, while retaining its Georgian character. To the right of the house is a pretty, converted cart lodge with parking for one car, with a door into the rear garden. Welcoming and Warm The long hall, with beautiful Travertine stone tiles, has lovely views to the right into the sitting room, left into the dining room and down towards the kitchen with further views over the garden. The porch area is well lit with windows to the sides, The vendor, an interior designer is leaving the door curtain, hand made from mulberry vintage tartan, which is winter lined. The house retains its original character in the exposed beams in the ceiling, and along the length of the hall. The walls are opened out to give a sense of space. The sitting room offers plenty of seating around an open fire with attractive surround and multi-fuel stove, which the vendor says is an efficient way of heating the house. There are windows to the front, which are large, and to the side, all of which are double glazed and in keeping with style of an older house Olde House was used as a show home by Zenith. Most radiators in the house have bespoke radiator covers. These allow better circulation and bring the warm air into the room, says the vendor, we love the exposed beams in the ceilings, which are a good height. Dining Area The dining room to the left as you enter the house, mirrors the shape and size of the sitting room. It is half open plan with oak beams separating it off from the central hall way. There is a welcoming open fire place with marble surround and built-in, dark grey cupboards set either side in the chimney breast alcoves. The rooms were professionally redecorated last year. The main stairs to the first floor are at the rear of this room with an open stair well. Modern Convenience At the end of the hall, you enter the kitchen and the extension, built in the 1970s, which has transformed this lovely farmhouse into a family home. The kitchen is a good size with Travertine tile floor continuing from the hall way, and into the downstairs cloakroom. This has a distinct feel in contrast to the older style of the front of the house. The kitchen is bespoke, fitted by Pine Valley Interiors and is of excellent quality with solid wood cupboard interiors. The island is freestanding and can be moved to suit with a breakfast bar with three stools. The chimney alcove has a large Britannia range-style cooker with six LGP burners, while the ovens are electric. On the opposite wall the vendor has an Americanstyle fridge-freezer.the kitchen is light and open with a large window over the sink area and smaller one to the left, as well as French doors out into the garden in the breakfast area. Next to the downstairs cloakroom is a utility area, with the same Travertine tile floor. This has room for a dishwasher, washing machine, tumble dryer and sink, with plenty of cupboard storage.
4 Behind the garden is the village playing field, it is quiet but a good place to meet other dog walkers, and a play area for children. There is a lovely community feel as this is just used by the villagers. Picture Perfect Old and New The kitchen leads into a lovely breakfast area with views out through the French doors onto the rear decking and garden. There is a stained glass window into the utility area and access through double French doors on the rear decking. This is a lovely place to sit and relax over a cup of coffee in the morning. To the right of the kitchen is a cosy family room with French doors onto the rear decking, and a window to the side of the house. This is a versatile room which could be made into a play room or games room. The theme of old and new is continued upstairs. The three bedrooms to the front of the house are 18th century, the rear rooms, reached by a split level landing with two steps up, are part of the extension, designed in keeping with the older part of the house with cathedral ceilings. Ahead of you and to the right is the original part of the house. Here are two large bedrooms, one with en suite, and a smaller bedroom in between, all of which look out over the front garden and surrounding mature trees. Bedroom one has a fireplace and en suite shower room, with a latched brace door. Bedroom two has an original wood floor, which has been sanded and stained. This room has fabulous views down to Mersea island. You can look out of this window to see the state of the tide to time your crossing over the causeway to Mersea island. The third bedroom is large enough for a double bed and could be used as a study room or office. The first floor of the extension is more than simply a master bedroom, There is an 11-metre span of master bedroom area, says the vendor. The master bedroom has a balcony overlooking the garden, with views over farmland and to Mersea. There is also a large window looking over the garden. The bedroom has a large en suite bathroom, redesigned only 18 months ago, to a high standard with walk-in shower and a deep, freestanding bath. There is a fitted storage unit and heated towel rail. Through the en suite is a dressing area, but this could also be used as a child s bedroom. Outside Living The decking and garden are reached through the two sets of French doors. The garden is secluded with hedges and mature trees. There is a large decking area and attractive semi-permanent gazebo which provides good shade as the garden gets sun all day. The gazebo is our extra room for outside. We spend a lot of time there in the summer! the vendor says. Next to the gazebo is a garage which has been converted into a home office, with a phone line. There is storage for garden equipment next to that and a potting shed built on to the end. There is a traditional summer house which is a lovely place to experience the garden. The village has a popular pub not far from the house, and the newly rebuilt village hall has lots going on. There are good walks to Abberton Reservoir, the sea wall and the surrounding areas.
