1 OPTIMUM APPLIED SYSTEMS, INC. HEAT COMPUTER 3500 DSL TECHNICAL SPECIFICATIONS
2 HC 3500 GENERAL SYSTEM DESCRIPTION The Heat Computer is a computerized building heating control system that utilizes sensors to monitor apartment temperatures and energize the boiler by using algorithms or programming to query sensor input and test for various conditions. The Heat Computer energizes the boilers when the temperature in a majority of spaces falls below the programmable setpoint and deenergizes the boilers when the majority of these spaces that called for heat, or the ambient temperature, exceeds their respective setpoints. The Heat Computer is compatible with DSL Internet connections via a static IP. This connection is used for data collection, programming plus automatic alarm messages. Software for accessing and organizing the output into several reports is also provided. The Heat Computer is built upon a custom embedded computer motherboard, complete with 8 thermistor inputs, 6 dry contact digital inputs, 2 pulse meter input, and 8 contact closure outputs. This basic configuration can be expanded by use of expansion boards. One useful aspect of this Heat Computer is the alarm notification function. Any signal, digital or analog, can be set to trigger an alert to provide notification of an alarm condition. This can be used to monitor sensitive temperatures, pressures, levels, or anything the user feels is important enough to warrant. The Heat Computer stores all events and user configurable data using 64KB to 128KB of nonvolatile battery backed memory and an additional 96KB of serial EAROM. This information can be accessed remotely from any computer, or the Heat Computer can be set to dial a remote computer at prescribed intervals and download its data for off-line storage and analysis. A local RS232 port is available for access to system functions, configuration and programming. A local keypad and LCD are used to provide on-site information and reporting.
3 HC 3500 SYSTEM FEATURES The Heat Computer monitors building, heating system, domestic hot water, and steam parameters: 1. Eight space apartment temperatures (Optionally expandable to 20.) (Optional ability to utilize up to 20 wireless apartment temperature sensors) 2. Outside temperature 3. Aquastat temperature in heating boiler 4. Domestic hot water temperature (after mixing valve) 5. Stack temperature (optional) 6. Heat burner on/off 7. Heat burner flame failure 8. Boiler water make-up consumption (optional) 9. Supply temperature (used for hydronic systems) 10. Return temperature (optional on steam systems; required on hydronic systems) The following setpoints are monitored on screen and are programmable via the Internet: 1. Seven programmable time/temperature setpoints within the 24 hour day. 2. Daytime outside cutoff temperature 3. Nighttime outside cutoff temperature 4. Aquastat setting and differential (unless the heating system has multiple boilers or uses utility municipal steam) C. Output controls include whichever of the following are required for this particular steam/hydronic plant: 1. Up to six burner control relays for multiple stages, high/low fire, or dual boilers 2. One on/off zone valve relay or one on/off circulator relay (Up to two zones can be controlled using expansion boards) 3. Up to two expansion boards can be added to control two fully modulating flame boilers.
4 HC 3500 RECORDS/REPORTS Online reports generated and available with the Heat Computer include: 1. Current temperatures and status of all monitored points 2. Record of all monitored temperatures starting date of installation 3. Record of all heating burner on/off cycles, identified separately for heat and domestic hot water 4. Flame failures, power failures, overrides, and keyswitch movements for the most recent 84 events 5. Daily record of total daily burner run-time, heat time, boiler water consumption, high-low outside temperature, high/low aquastat temperature, high/low domestic hot water temperature, highest stack temperature 6. Display of all setpoints including dial-out conditions The Heat Computer automatically transmits an alarm message for the following heating plant conditions: 1. Burner malfunction 2. Aquastat temperature too low 3. Domestic hot water temperature too low 4. System bypassed 5. Area sensor disconnected 6. Analog-to-digital converter error 7. Two additional generic alarms
5 HC 3500 INSTALLATION/OPERATIONS C. D. E. F. G. Installation shall be performed and supervised by skilled personnel regularly involved in heating plant controls work who are employees of or authorized installers of Optimum Applied Systems, Inc. (OAS). The sensing element in the sensors shall be an interchangeable thermistor. Space (apartment) sensors shall be surface mounted in each room in a plastic enclosure supplied by OAS and installed on an interior wall at a height of five (5) feet six (6) inches. The water temperature sensors shall be inserted in a well or strapped onto piping. Strap-on type shall utilize a heat conductive compound. Stack temperature sensors shall have a thermocouple sensing element. All monitored temperatures shall be readable on the Heat Computer front panel located on site in the boiler room area. The Heat Computer cabinet and system programming require keyed access. Reports and setpoint access are available on site only via a personal computer connected to the local port. Power connections to the heating control: number of conductors and size according to NEC in raceway (conduit or wire molding) to the nearest appropriate power circuit. Provide junction box and connections as required. Surge protection on both telephone and power wiring inputs to the module shall be integral, provided as a packaged accessory, or as recommended by OAS. The Heat Computer automatically switches to Daylight Savings Time at 2 AM on the first Sunday of April and back to Standard Time at 2 AM on the last Sunday of October. A standard DSL line with router and a static IP must be installed by a service provider not more than three (3) feet from the Heat Computer. OAS can provide assistance in obtaining the proper configuration for the DSL router. The cost of providing this line shall not be included in the cost of the control system. A web based communication package shall be integrally furnished and installed with the following capabilities: 1. Automatic data retrieval. The web interface to the Heat Computer connects through a SQL database server, providing all recorded information on the Heat Computer from the date of installation to the present conditions. This package is capable of gathering specified data time from each Heat Computer, and at operator s option: a. Display information on screen and/or b. Print information and/or c. Store information on hard disk 2. Programming of setpoints and alarm conditions. 3. Graphical analysis of boiler operational conditions
