1 SECTION PACKAGED TERMINAL AIR CONDITIONERS PART 1 - GENERAL 1.1 RELATED DOCUMENTS A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections, apply to this Section. 1.2 SUMMARY A. This Section includes packaged terminal air conditioners and their accessories and controls, in the following configurations: 1. Through the ceiling. 2. Heating and cooling unit. 1.3 SUBMITTALS A. Product Data: Include rated capacities, operating characteristics, furnished specialties, and accessories. B. LEED Submittals: 1. Product Data for Credit EA 4: Documentation indicating that equipment and refrigerants comply. 2. Product Data for Prerequisite IEQ 1: Documentation indicating that units comply with ASHRAE 62.1, Section 5 - "Systems and Equipment." C. Shop Drawings: Show installation details for wall penetrations. 1. Wiring Diagrams: Power, signal, and control wiring. D. Field quality-control test reports. E. Product Test Reports: Based on evaluation of comprehensive tests performed by manufacturer and witnessed by a qualified testing agency, for packaged terminal air conditioners. F. Operation and Maintenance Data: For packaged terminal air conditioners to include in emergency, operation, and maintenance manuals. G. Warranties: Special warranties specified in this Section. 1.4 QUALITY ASSURANCE A. Single-Source Responsibility: Packaged terminal air conditioner, temperature controls, and accessories shall be from a single source. Furnish the name, address, and telephone number of the nearest field service organization with responsibility and accountability to answer and resolve problems regarding compatibility, installation, performance, and acceptance of units. 2 B. LEED Requirements: 1. Prerequisite IEQ 1 - ASHRAE Compliance: Applicable requirements in ASHRAE 62.1, Section 4 - "Outdoor Air Quality," Section 5 - "Systems and Equipment," Section 6 - "Ventilation Rate Procedures," and Section 7 - "Construction and Startup." 2. Prerequisite EA 2 - ASHRAE/IESNA Compliance: Applicable requirements in ASHRAE/IESNA C. Chrysler Standards: The manufactured unit shall conform to the attached Chrysler noise specification. Manufacturer will review Chrysler Occupational Safety and Health Manuals, Volumes 1 and 2 to assure the contract work complies with these standards. The Chrysler Project Engineer will make these manuals available to the Contractor on request. D. Regulatory Agencies, Codes and Standards: The provisions of the referenced Specifications and Standards, as applicable, govern the quality of materials and workmanship required under the Contract. Units shall bear UL and ETL approval labels covering the entire unit (not just components). 1. Testing and rating of fans shall be in accordance with AMCA standards. Tests shall be conducted in a certified AMCA laboratory. 2. All components shall be listed by UL and have UL label. 3. Packaged terminal units shall be designed, manufactured, and tested in accordance with UL requirements. 4. Unit shall bear ETL label as a unit. E. Testing: The manufactured unit and its components shall be tested per the following: 1. National Fire Protection Association (NFPA) 255 Test of Surface Burning Characteristics of Building Materials 2. Testing and rating of fans shall be in accordance with AMCA standards. Tests shall be conducted in a certified AMCA laboratory. 3. Electrical components shall be listed by UL and have UL and ETL Semko labels. 4. Packaged terminal units shall be designed, manufactured, and tested in accordance with UL requirements. F. Start-Up: Separate start-up and on-site performance testing will occur during summer ventilation, and winter heating ambient conditions. 1.5 COORDINATION A. Coordinate layout and installation of packaged terminal air conditioners and ceiling construction with other construction that penetrates ceilings or is supported by them. 1.6 WARRANTY A. Provide standard manufacturers warranty for units. Also conform to Division 1 warranty requirements. B. Special Warranty: A written warranty, executed by the manufacturer and signed by the Contractor, agreeing to replace components that fail in materials or workmanship, within the specified warranty period, provided manufacturer's written instructions for installation, operation, and maintenance have been followed. 3 1. Special Warranty Period: Manufacturer's standard but not less than 2 years after date of installation. PART 2 - PRODUCTS 2.1 MANUFACTURERS A. Basis-of-Design Product: The design is based on Liebert Mini-Mate2. Subject to compliance with requirements, provide either the named product or a comparable by one of the following that is acceptable to the Owner. 1. Carrier Corp. 2. Climate Master, Inc. 3. GE Co.; GE Appliances. 4. Liebert Co. 5. McQuay International. 6. Stulz Air Technology Systems, Inc. 7. Trane Company (The); North American Commercial Group. 8. York International Corp. 2.2 MANUFACTURED UNITS A. Cabinet Construction: Construct the cabinet and chassis of heavy galvanized steel, manufactured for easy installation and service access from front and bottom of unit. Factory attach mounting brackets on the cabinet. B. Air Distribution: Incorporate a quiet, direct drive fan assembly equipped with double inlet blower, self aligning ball bearings, and lifetime lubrication. Fan motor shall be permanent-split capacitor, high efficiency type, equipped with two speeds for air flow modulation. 1. Filter Box and Duct Kit: Provide a return air filter box with hinged access and 1 inch duct flange. Provide 1 inch duct flange for air discharge. Filters shall be 30 percent efficiency based on ASHRAE Duct Collar Kit: Provide a 1 inch duct flange for the discharge and return air openings. Include specified filters. C. Controls: Control system shall be microprocessor based. Control enclosure shall include a 2 line by 16-character LCD display having continuous display of operating status and alarm condition. Include an 8 key membrane keypad for setpoint/program control, unit on/of, and fan speed. 1. Control system shall prevent compressor short-cycling by a 3 minute timer from compressor stop to the next start. D. Air Cooled-Self Contained: Condenser section shall contain a factory mounted and piped condenser coil constructed of copper tubes and aluminum fins. Field piping, brazing, dehydration or charging shall be required. Factory-mount the condenser coil within the cabinet. 1. A factory furnished condenser fan shall be field mounted to the end of the evaporator cabinet. 2. Condenser electrical connection to the cooling chassis shall be by a harness furnished by the factory. 3. Size fan to provide full rated cooling capacity at 95 deg F entering air from plenum space. 4 4. Hard wire compressor or fan faults on the condensing unit, to the Air Handling Unit controls. 5. An optional Electronic Expansion Valve will be discussed with the owner with the pricing in lieu of the standard Mechanical Thermostatic Expansion Valve. PART 3 - EXECUTION 3.1 INSTALLATION A. Install units level and plumb, maintaining manufacturer's recommended clearances and tolerances. 3.2 CONNECTIONS A. Piping installation requirements are specified in other Division 23 Sections. Drawings indicate general arrangement of piping, fittings, and specialties. B. Install piping to machine to allow service and maintenance. C. Electrical System Connections: Comply with applicable requirements in Division 26 Sections for power wiring, switches, and motor controls. D. Ground equipment according to Division 26 Section "Grounding and Bonding for Electrical Systems." E. Tighten electrical connectors and terminals according to manufacturer's published torquetightening values. If manufacturer's torque values are not indicated, use those specified in UL 486A and UL 486B. 3.3 FIELD QUALITY CONTROL A. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect, test, and adjust field-assembled components and equipment installation, including connections. Report results in writing. B. Perform the following field tests and inspections and prepare test reports: 1. Inspect for and remove shipping bolts, blocks, and tie-down straps. 2. After installing packaged terminal air conditioners and after electrical circuitry has been energized, test for compliance with requirements. 3. Operational Test: After electrical circuitry has been energized, start units to confirm proper motor rotation and unit operation. 4. Test and adjust controls and safeties. Replace damaged and malfunctioning controls and equipment. C. Remove malfunctioning units, replace with new units, and retest as specified above. 3.4 STARTUP SERVICE A. Engage a factory-authorized service representative to perform startup service. Page 4 of 5

5 B. After installation, verify the following: 1. Unit is level on base and is flashed in exterior wall. 2. Unit casing has no visible damage. 3. Compressor, air-cooled condenser coil, and fans have no visible damage. 4. Labels are clearly visible. 5. Controls are connected and operable. 6. Shipping bolts, blocks, and tie-down straps are removed. 7. Filters are installed and clean. 8. Drain pan and drain line are installed correctly. C. Verify that electrical wiring installation complies with manufacturer's submittal and installation requirements in Division 26 Sections. D. Complete installation and startup checks according to manufacturer's written instructions, including the following: 1. Lubricate bearings on fan. 2. Check fan-wheel rotation for correct direction without vibration and binding. E. After startup service and performance test, change filters. 3.5 ADJUSTING A. Adjust initial temperature set points. B. Set field-adjustable switches and circuit-breaker trip ranges as indicated. C. Occupancy Adjustments: When requested within 12 months of date of Substantial Completion, provide on-site assistance in adjusting system to suit actual occupied conditions. Provide up to two visits to site outside normal occupancy hours for this purpose, without additional cost. 3.6 DEMONSTRATION A. Engage a factory-authorized service representative to train Owner's maintenance personnel to adjust, operate, and maintain packaged terminal air conditioners. END OF SECTION Page 5 of 5
