1 September 20, 201 Soils Investigation for Agricultural Designation Windemere Place, Missoula County, Montana The purpose of this report is to compare on-site soils of the proposed subdivision with the soils shown by the Natural Resource Conservation Service (NRCS), in order to determine the agricultural designations of those soils. A field soils investigation was completed on April 7, 201. Fourteen (14) test pits were conducted to a depth of 0 inches throughout the proposed subdivision (locations shown on attached Soil Profile Exhibit ). Soil profiles were developed for each test pit and compared to the NRCS Soil Survey Report for the site. The soil profiles determined from the field investigation are based on USDA soil texture classifications determined by hand texturing techniques. There is no direct correlation between the USDA soil texture classification and agricultural designation. Therefore, we looked at the soil texture found in the field, looked at the soil texture described by NRCS, and compared the two in order to determine agricultural designation. The NRCS soils report shows two different soil classifications within the proposed subdivision: Alberton Very Fine Sandy Loam on the northeast portion, and Grantsdale Loam on the southwestern portion (see attached Soils Map Exhibit ). The NRCS provides the following farmland classification and typical soil profile: Alberton Very Fine Sandy Loam Grantsdale Loam Farmland Classification: Prime if Irrigated Farmland Classification: Prime if Irrigated 0 to 9 inches: very fine sandy loam 0 to 9 inches: loam 9 to 1 inches: sandy loam 9 to 17 inches: loam 1 to inches: sandy loam 17 to 32 inches: loam to 0 inches: loamy sand 32 to 0 inches: very gravelly loamy sand The NRCS soil profiles listed above do not correspond exactly with what was found in the field. However, per the attached flow chart used by the field engineer for hand texturing, the soils found on-site are generally consistent with the textures and soil depths associated with Alberton Very Fine Sandy Loam and Grantsdale Loam. Geographically, test Pits 1-1, 1-2, 2-1, 2-2, 3-1, 3-2, 4-1, 4-2 correspond with the Grantsdale Loam; those test pits also are generally consistent with the soil profile listed for Grantsdale Loam: A topsoil layer of either Sandy Clay Loam, Silt Loam, or Sandy Loam and a lower layer of coarse sand (all of which are similar to the NRCS profile of loam and very gravelly loamy sand per the hand-texturing flow chart). Geographically, Test Pits 1-3, 1-4, 5-1, 5-2, 5-3, 5-4 correspond with Alberton Very Fine Sandy Loam;

2 those test pits also are generally consistent with the NRCS soil profile for Alberton Very Fine Sandy Loam: a topsoil layer of Sandy Loam, underlaid by a course sand (loamy sand and sand are similar on the hand-texturing flow chart). CONCLUSION: Our analysis of the agricultural designation for the soils at the Windermere Place Subdivision is consistent with the NRCS soil designations. 25 September 22, 201 Hillside Slope Report Windemere Place, Missoula County, Montana Per Section of the Missoula County Subdivision Regulations, a hillside slope report is required if the site proposed for subdivision has slopes of 25% or greater, unless such areas are designated as no build areas on the plat. There are no buildable areas within the proposed subdivision with slopes greater than 25% (see attached Slope Map Exhibit). The only areas on the site greater than 25% (shown in red) are within existing Big Flat Ditch along the south edge of the subdivision, which cannot be built upon, and a small area in the northwest corner of Lot 1, which is part of the existing road embankment of Big Flat Road, which also cannot be built upon.
