4 Photography credit: Kevin Korczyk The Discovery Business Campus Building 94 was built in 1981 and was originally home to Freescale (Motorola) who used the building to house a series of small offices and labs. The space was unusable in its original condition, but Wentworth Property Company committed to utilizing the existing building infrastructure, believing that the building could be redeveloped into a modern Class A office building. The transformation of the building included opening the interior space to create a 171,000 SF open floor plate and soaring 26-foot exposed ceilings with steel beams. The once disjointed building is now a user-friendly building customized for Ditech Financial. The project included substantial site renovations comprising of underground retention, a new parking lot, significant shell improvements, a new building facade and monument entrance.

5 In less than one year Jokake Construction transformed a 1980 s lab space into a Class A office building designed by DAVIS. Complete with an open, flexible interior floor plan creating public and private workspaces with an abundance of natural light and access to the outdoors, the new office appeals to the 21st century workforce. Features include: High-security space Creative open office with break room and amenity areas Glass curtain wall Cantilevered entry steel structure Five acres of site work Seven new underground retention basins Increased parking to 1,100 spaces

Both open-office concept spaces include culture-engaging amenities including gym, game rooms, putting green, and indoor and outdoor collaborative spaces.

9 Research showed a trend of local municipalities and economic developers investing a considerable amount of effort and resources to attract technology and start-up companies from California. The article East Valley Cities Come Together Over Startup Culture from AZBigMedia s AZRE magazine specifically discussed Gilbert, Chandler and Scottsdale s efforts to retain and grow startup companies such as JDA Software. A once outdated furniture store and movie theater is now a 187,000 SF state-of-the-art training facility.

JDA Software, Scottsdale Quarter Adopt Open Office Concept Open, however, does not mean boring, bland or boxy. Color, natural light and unique furniture systems give the office energy and vitality. Angular walls take cues from JDA s corporate brand. High-end overhead light fixtures, metallic coated ceramic tile, and uncoated steel counters provide character as well as functionality. Glass walls on conference and huddle rooms reinforce the open-environment approach while also providing space for collaborative meetings and individual quiet work. Baljit Dail, JDA Software CEO and Chairman of the Board JDA Software s Worldwide headquarters is located at the Scottsdale Quarter. The international firm offers supply chain planning and execution solutions for over 4,000 customers globally. The new headquarters provides corporate services including accounting, customer support, human resources, and marketing. The 55,000 SF Class-A office is significantly smaller than JDA s previous 136,000 SF space, but includes far more amenities due to smarter space planning. A game room, fitness center, showers/locker rooms, and a private room for nursing mothers cater to the work-life balance many employees value. Being located at the Scottsdale Quarter also offers easy access to shopping, dining, and entertainment.

The 28,000 SF office takes many cues from nature by incorporating a variety of shapes, bold colors and light.
