1 St. Armands Towers North Lobby & Hallway Design The Decorating Committee worked with Studio P Interior Design on our lobby and hallway designs. Our primary focus is to carry our building s iconic architectural details into the interior common areas and showcase the ocean views in the lobby through the use of a neutral color palette with minimal distractions and a blend of midcentury and transitional elements. Voting material is included in this mailing. If you are going to attend the Board meeting on March 12th at 4:00 pm, you can either bring your completed ballot with you or complete one at the meeting. 3 Lobby Uncover stone feature wall ~ it is authentic to the building's architecture and adds a natural element to our design (if the stone wall is not in good condition we will re-drywall add a neutral colored textural wall treatment) Remove picture frame moulding from walls Paint all ceilings, crown and base molding white Paint all walls in lobby and social room Sherwin Williams Alabaster Replace existing bench near elevator and add a coordinating bench along back window, upholstered in Sunbrella or other performance fabric for durability Streamlined tufted leather couch to tie into the building s midcentury architecture while maintaining a classic style Chairs covered in neutral Sunbrella or other performance fabric to tie into the stone wall, stainless elevator doors and sconces to add warmth Abstract artwork in a combination of neutral and blue tones to bring the colors of the beach inside/highlight the ocean views Enlarged photo of exterior floral panel to foster seamless flow Indoor/outdoor rug, for durability, in neutral tones Streamlined ceiling detail in lobby with LED rope lighting inside soffits, chandelier in seating area and flush mount in secondary area Social room Remove fabric wall panels Remove mirrored wall panels Remove window treatments Recover chairs Mount tv on wall LED sconces for greater energy efficiency Page 3/9

8 Hallways Carpet Carpet squares to eliminate large seams caused by hallway shape and costly waste v. broadloom carpet and ease of replacement if needed Neutral carpet pattern to further minimize seams and reduce impact of transition into individual units interior decor Carpet colors to tie into existing taupe walls and lobby design and minimize visible wear Carpet includes darker tones to minimize signs of traffic Paint Replace inside perimeter blue walls with Sherwin Williams Alabaster to match lobby, repaint outer perimeter walls in existing color to retain contrast Paint all ceilings, crown and base white. Crown to be treated to hide knots. Paint elevator doors and surrounds gray to hide wear and install gray bumpers Page 8/9
