2 Project Statement To describe this house as a diamond in the rough, may be quite the understatement. After years of neglect it was easy to see only the worst in this home - cracked plaster, water stains, damp musty smell, warped floors, entire rooms leaning, pink bathrooms, but if you looked past the bad, there were hidden gems in this house - original hardware, detailed millwork, wood burning fireplaces and beautiful views. Our clients were drawn to this home for its location and views, but they quickly fell in love with the quirky charms of this home. Their over arching goal for the space was to create a light and bright home that maximized their lake views and honored the original details and character of the home. Specifically our clients desired a space that provided plenty of storage for their belongings, updated bathrooms, a functional kitchen with ample space to prep and entertain while cooking, updates and improvements to the HVAC and overall comfort of the home in summer and winter and structural improvement to ensure the home was safe and stable.

7 Bathroom One Existing Bathroom Modifying the original layout by removing a closet and relocating the shower provided this room with much needed floor space as well as allowing for a large vanity to increase storage space.
8 Bathroom Two Reconfiguring the bathroom layout allowed for a more efficient use of space and provided room for a vanity as well as a large storage cabinet. Selections of a free standing tub, basket weave tile and inset cabinetry reflect the traditional design of the home. Existing Bathroom
9 Master Bedroom Existing Bedroom An impractical closet was removed and replaced with a wall of builtin cabinetry freeing up floor space and creating more usable storage solutions. Larger windows were added throughout to increase light and lake views in the space. Mirrors were installed on the built ins to reflect the lake view. Built-in Progress Photo
10 Living Room A large bifold door was added to bring more light into the living room as well as increase the connection between the living room and porch. All trim and millwork was painted white to brighten the interior.
11 Dining Room Custom built storage cabinets were added for interest as well as increased storage. Openings to the kitchen, foyer and den were enlarged to increase connectivity throughout the house Existing Dining Room

13 Kitchen Existing Kitchen To make the kitchen more functional a chimney was removed from the center of the space and the floor plan was reconfigured to eliminate two doorways into the kitchen. Custom built hutch cabinetry with bifold retractable doors conceals the T.V. when not in use, so that T.V. is not focal point of the room.
14 Existing Exterior The original porch was removed due to incorrect footings and foundations that caused major settling. Due to restrictions in the zoning code the new porch had to be constructed in the same size, style and general appearance as the original. A new roof, LP shake siding and trim, Marvin windows and doors and new garage door complete the exterior transformation. Exterior
15 Porch Existing Porch Our clients desired a porch that felt like an extension of their living space. Due to zoning restrictions we were unable to convert the porch to a true four season room, but we were able to add heated floors, screens that can be swapped for storm windows in the colder months and a integral drain to remove water that enters during rain storms. Excavating for footings & foundation repairs
16 Functionality Foundations were reinforced, footings were added and the porch was rebuilt so the house was structurally sound After the foundation was repaired floors were leveled and doors reset to insure proper function Bedroom 1 bay was reconstructed and properly supported by the porch below so that the space could be used without risking safety A closet was removed from bedroom 3 so that bathroom 1 could be enlarged Deep inefficient closets were removed from the master and bedroom 1 and were replaced with custom built ins and standard depth closets Insulation was added at exterior walls and attic and window and doors were replaced to increase energy efficiency Aesthetics In keeping with the original aesthetic of the home LP shake siding was installed in a deep grey color Original doors and trim that were salvageable were reused and new custom trim was made to match the existing Interior millwork and trim was painted to brighten the interior Free standing soaker tub and basketweave flooring was added to bathroom 2 in keeping with the period style As much of the original hardware was kept and restored. Where new hardware was required we found a close match to the existing Natural stained white oak flooring was used throughout the house to add continuity Entrance to the garage was relocated to create a mudroom/ laundry room space Chimney was removed to improve kitchen layout Doorways were removed from kitchen to gain usable wall space and improve flow Almost every window in the home was enlarged to increase the amount of light entering the space and views to the lake Foundation reinforcement Existing hardware before restoration
17 Superior Craftsmanship New millwork and trim was custom created to match existing trim, new doors were prepped to accept existing hardware Much time was spent shaping and trimming existing doors to ensure they functioned properly rather than removing and installing new doors Custom cabinetry and built ins were crafted and installed through out the house All existing walls were smooth coated with plaster to remove the heavily textured finish Structural support was carefully designed for the second floor bay so that it did not impact the aesthetics of the porch below Original copper weathervane was repaired and reinstalled Innovative Problem solving Improper foundations, footings and support was the most obvious problem with this home. We reinforced existing foundations, added footings where there were none and properly sealing crawl spaces to prevent movement and moisture issues in the home When we opened several of the interior and exterior walls we found insufficient structural support and had to add headers and framing in several areas of the home When we opened the walls we discovered the home was balloon framed and we needed to install fire blocking for safety The homeowner really wanted to maintain the original door hardware but it was caked in several layers of paint and stain. Not wanting to hurt the original finish we took extra care to soak the hardware in natural cleaner to remove the paint and restore the hardware To gain usable wall space for storage in the second floor closet a window needed to be removed, but removing the window would have impacted the visual repetition on the exterior of the home. We created a False window which allowed us to keep the exterior appearance while gaining the interior space necessary Original Weathervane after repair False Window
