Consideration of a Letter of Design Approval for a Wall Sign for Medical City Lewisville, Located at 500 W. Main Street, as Requested by Jeffery Delgado, of Delgado Signs. 6. Consideration of a Letter of Design Approval for the Exterior Building Modification for an Existing Residence at 315 W Walters Street as Requested by Jamie and Cody Blackall, the Property Owners. 7. Adjournment. NOTICE OF ASSISTANCE AT THE PUBLIC MEETINGS The Lewisville City Hall & Community Development Conference Room are wheelchair accessible. 2 Minutes Old Town Design Review Committee February 26, 2018 Item 1: The Old Town Design Review Committee was called to order at 4:03 p.m. with the following members present: Amanda Ferguson, Sharon Ellis, Jack Tidwell, Jack Miller, and Advising Architect Greg Johnson. Erum Ali was absent. Staff present: Richard Luedke, Planning Director; Michele Berry, Planning Manager; Jonathan Beckham, Planner; and Stephanie Grigsby, Plans Examiner. Due to a new Advising Architect being present, the Committee and city staff introduced themselves. Item 2: The second item on the agenda was the approval of the minutes from the February 12, 2018 meeting. A motion was made by Sharon Ellis and seconded by Jack Tidwell to approve the minutes. The motion passed unanimously (4-0). Item 3: The third item was Consideration of a Letter of Design Approval for the Exterior Renovation of an Existing Building at 101 West Main Street, as Requested by William Peck, on Behalf of John Haugen the property owner. Staff gave a brief presentation detailing the changes between the previous approved elevation and the new proposed elevation. The applicant, Bill Peck, was present and available for questions. The Committee inquired about the reasoning for reducing the parapet wall. The applicant responded that the parapet was reduced due to budgetary reasons and traffic patterns. The proposed signage and lighting will come before the committee at a later date. A motion was made by Sharon Ellis and seconded by Jack Tidwell to approve the exterior renovation as presented. The motion passed unanimously (4-0). Item 4: The fourth item was Consideration of a Letter of Design Approval for the Exterior Design and Lighting of a New Building at 118 Lynn Avenue, as Requested by William Peck, on Behalf of Mastan Rao Chintalapudi the business owner. Staff gave a brief presentation highlighting the changes between the current proposed elevations and previously tabled elevations. The committee expressed that the new brick color choices fit with the development much better; and asked about the new lighting, which was not included with

Bill Peck, the applicant, was present and explained that the light fixtures were colored bronze and included for safety. The committee then discussed the possibility of pole lights for the future of the development. A motion was made by Jack Tidwell and seconded by Jack Miller to approve the exterior design and lighting as presented. The motion passed unanimously (4-0). 4 STAFF REPORT TO: FROM: MEETING DATE: SUBJECT: Old Town Design Review Committee Jonathan Beckham, Planner March 19, 2018 Consideration of a Letter of Design Approval for a Single Tenant Wall Sign for Main Street Mercantile, Located at 109 W. Main Street; as Requested by Liz Cardenas, the Sign Contractor. BACKGROUND The Main Street Mercantile is planning on moving across the street from their current location at 156 West Main Street. On May 5 th, 2017, the Old Town Design Review Committee approved the exterior modifications for their new location. The applicant is now seeking approval for their new sign. ANALYSIS Single Tenant Wall Sign The proposed wall sign will feature a square foot rectangular shape painted on the brick wall and positioned above the businesses entrance. The sign will prominently feature a black painted area with a three-inch gray-painted frame. White aluminum letters will be positioned on the black painted area, and will read main street / MERCANTILE / VINTAGE MARKET. The word MERCANTILE will be prominently placed and will feature the largest font. A mixture of both serf and sans-serf lettering will be used for the sign. Two gooseneck lights will illuminate the sign from above, and will be brought before the Committee at a later date for approval. The proposed sign meets the 50 square foot area requirement set forth in the Old Town Sign Ordinance. RECOMMENDATION Staff recommends that the Old Town Design Review Committee consider granting a letter of design approval for the wall sign as proposed.

7 STAFF REPORT TO: FROM: MEETING DATE: SUBJECT: Old Town Design Review Committee June Sin, Planner March 19, 2018 Consideration of a Letter of Design Approval for the Exterior Design for a New Residence at 151 Edwards Street as Requested by Oscar Salcedo, the Property Owner. BACKGROUND The property is located to the north of Edward Street, approximately 280 feet east of S. Charles Street. The owner replatted the vacant property to build a new residence. The applicant plans to build an approximately 1,821 square foot craftsman style house. ANALYSIS Exterior Design The proposed house fronts Edwards Street. The two-car garage will be accessed from a driveway to the west and will be located at the rear of the property. The house will be finished with hardie board siding on all sides and the roof will be topped with black composite shingles. The entire house will be painted green (SW 2812) and the trim will be painted white (SW 0050). The front of the house features a porch, extending across the master suite and the main entry. Three wooden columns supporting the porch will feature a brick base, approximately two and a half feet in height measured from the finished floor. The brick for the base will be light brown (ACME Heritage MGP054). Windows and Doors The front elevation will have three windows. The windows will be double-hung windows with mullions. The front entry will consist of a wood door with door lites on each side. The west elevation will feature two windows. A double hung window will be installed at the utility room for ventilation, and a square picture window will be installed over the master bath. The window frames will be white, and the metal garage door will also be painted white. The rear elevation will feature a covered patio extending the length of the family room. The rear elevation will have seven double hung windows; three for the dining room and four for the family room. The right elevation will feature a small picture window at the secondary bathroom. All window and door frames will be painted white (SW 0050). RECOMMENDATION Staff recommends that the Old Town Design Review Committee grant a Letter of Design Approval for proposed exterior design of the new residence.

Main Street, as Requested by Jeffery Delgado, of Delgado Signs. BACKGROUND Medical City Lewisville, located at 500 W. Main Street, is looking to add a new sign to the Children s Emergency Room entrance. ANALYSIS Wall Sign The proposed wall sign will be internally illuminated and will feature a design that matches the existing signage found on the hospital campus. The sign will read Medical City / Children s ER Lewisville / In Affiliation with Medical City Children s Hospital. The proposed sign has an area of 13 square feet, which meets the requirements for secondary single tenant wall signs. The proposed lighting and number of allowed signs do not meet the requirements set forth in Lewisville s Old Town Ordinance; but due to the critical nature of the serviced provide and compatibility with the existing signage, staff is in support of the requested modifications to the lighting and number of signs. The Old Town Design Review Committee granted similar modifications to the hospital s signage when it last appeared before the Committee on February 12 th of RECOMMENDATION Staff recommends that the Old Town Design Review Committee grant a modification to the lighting and number of signs and a letter of design approval for the sign as proposed.

20 STAFF REPORT TO: FROM: Old Town Design Review Committee June Sin, Planner MEETING DATE: March 19, 2018 SUBJECT: Consideration of a Letter of Design Approval for the Exterior Building Modification for an Existing Residence at 315 W Walters Street as Requested by Jamie and Cody Blackall, the Property Owners. BACKGROUND The property is located on the north side of Walters Street, approximately 140 feet west of Herod Street. The property contains a house built in the 1970 s with an attached garage built in The applicant plans to replace and paint the siding on all sides of the home and the garage. ANALYSIS The existing siding has been damaged and needs repair. The existing siding will be replaced with new engineered wood siding and trim. A moisture barrier will be added to prevent condensation. The siding will be painted light blue (SW 2819 Downing Slate), similar to the current color of the house. The trim along the sides of the house and windows will be painted white. The existing doors and windows will remain. The existing wood post near the entrance will be replaced with a similar post and be painted white. RECOMMENDATION Staff recommends that the Old Town Design Review Committee grant a Letter of Design Approval for proposed exterior building modification.

22 March 15, 2018 Jamie & Cody Blackall 315 W Walters Street Lewisville, Tx Dear Old Town Committee, We are the owners of the old, little, blue house at 315 W Walters Street in Old Town Lewisville. We really enjoy living in Old Town and are making updates to our house to add to the market value of this growing area. The old damaged siding, which was in multiple types and sizes, is no longer being manufactured and is being replaced with LP Smartside 8 Lap siding and trim. A moisture barrier is being added under the siding because the house did not have one before. The siding will be painted using the Sherwin Williams Historic color pallet, Downing Slate with Classical White trim. The post on the front porch will be replaced with a similar post. The siding and trim is being replaced around the entire house. There are no structural changes being made. Sincerely, Jamie & Cody Blackall
