2 The Kings Arms is a characterful and traditional pub restaurant situated prominently on the main street through the delightful town of Eccleshall in rural Staffordshire, and, whilst available to the market in its current condition, has also, and more excitingly, been identified as an ideal site for substantial investment by Enterprise, thereby presenting a superb opportunity for an entrepreneurial operator to come on board at the early stages of our development plans, help to mould them into reality, and then take the lead part in developing a food and drinks business to captivate and enthuse the local community and beyond. Currently the Kings Arms comprises cosy public bar, lounge and separate restaurant, large commercial kitchen, tranquil enclosed beer garden, large car park and 4 letting bedrooms. Our initial plans are based around opening up the trading areas to improve the customer flow and making a feature of the outside trading areas, with a full redecoration internally and externally and a comprehensive makeover in terms of the quality of the fixtures and fittings, ensuring that they fully complement the image we jointly wish to create for the Kings Arms. Whilst the investment by Enterprise will need to be validated by a return on investment through the rental levels, we strongly believe that the right investment will produce a site capable of producing much enhanced trading and profit levels to justify any agreed rent, and we will ensure that both parties produce business plans which support this. In terms of the location of the Kings Arms, it is located in the heart of Eccleshall, which is an attractive town in rural Staffordshire 10 miles east of Stone and Stafford. This bustling town has a farmers market each month, the annual Eccleshall show and a major festival every two years. The town is a regular winner of the Britain in Bloom competition and has a conservation area. Whilst the current customer base is made up of both locals and visitors to the area having a quiet pint, enjoying the great food offering or staying in one of the letting bedrooms, our plans are to greatly widen the appeal of the Kings Arms, to be the best purveyor of food and drink in the town itself and far beyond, featuring quality furnishings within a relaxed and comfortable setting.
