Large (big box) building doe not fit in this space. Small restaurants / boutique / small market - e.g. Tony s with residences above businesses. New urban living - emphasize walking; hide or camoflauge the parking areas. Library / community center (large general use). Boardwalk feel - curvilinear routes / trail / walks with benches, trees, and public art throughout. Outdoor universal space for e.g. farmer s market. Parking garage spaces leased to residences. 5 Group 5 Big Ideas Senior retirement community - improves attractiveness of Parker to wider range of residents. All building underground or partially underground (reference University of Illinois / Urbana undergraduate library). Pedestrian tunnel to connect Pine Curve property with Downtown Parker. Sit on it! Leave property as is. Show us a cash flow analysis for each development plan.
