Thoroughfare Existing Proposed South Cooper Street West Harris Road Six lane divided Major rterial with a 120-foot Rightof-Way Two lane County type with a 65-foot Right-of-Way Six lane divided Major rterial with a 120-foot Rightof-Way Four lane undivided Major Collector with a 70-foot width Right-of-Way Traffic Impact: Water & Sewer: The SUP for a compressor station does not alter the underlying zoning and will not significantly impact the adjacent roadway system. Water and sanitary sewer services are available to this site from West Harris Road and South Cooper Street; however, a private service line easement may be required. Drainage: The site is located approximately 10% within Rush Creek, 40% within Lynn Creek and 50% within the Bowman Branch Drainage Basin. The site has no portion within the FEM floodplain. No significant drainage impacts are expected to result from development of this site as long as all relevant city ordinances are complied with Fire: Fire Station Number 15, located at 906 Eden Road, provides protection to this site. The estimated fire response time is 3.13 minutes, which is in keeping with recommended standards. School District: Notices Sent: Neighborhood ssociations: This property is located in the jurisdiction of the Mansfield Independent School District (MISD).
