The site is located off Greenwich High Road and comprises the Bookers Wholesale yard. the design alongside planning officers at the Royal Borough of Greenwich. The purpose of this exhibition is to explain the emerging proposals, and invite your views on the plans, to help us make sure that the best possible development for the local area is brought forward. The site has the potential to be regenerated to provide much needed new homes and to make a positive impact on the Creekside. Please feel free to read through the boards and direct any questions to a member of the team before providing your feedback. The project team is currently in the process of developing Existing Site

2 The Site CONNECTIONS Main vehicular Secondary vehicular Pedestrian Rail Rail station (22 mins to Bank) Bus station (Busses towards Greenwich and the city) PRIMARY LAND USES Residential buildings Private green space Educational Office / Commercial Hotel VIEWS Lines of sight Open views Site Analysis Location Views from the existing site The site known as Hope Wharf is located in the Royal Borough of Greenwich and is accessed from Greenwich High Road. backs onto Deptford Creek, a tidal tributary of the river Thames. The Creek was once a thriving centre of wharves and warehouses that has since fallen into disrepair. The site is well connected to public transport and is a short walk from Deptford Bridge and Greenwich DLR stations, as well as the national rail stations of Greenwich and Deptford. The site is also well served by local bus routes. The current building on site is used by Bookers Wholesale, and is surrounded by a mixture of residential and educational buildings, as well as a hotel. Views from the existing site Mumford s Mill Development of Ideas The northern part of Deptford Creek has already experienced regeneration and there remains a significant opportunity to continue to enhance the Creekside fronting. The site lies next to Mumford s Mill, a striking building which gives a nod to the industrial heritage of the Creek. The draft proposals have been designed to respect and enhance the existing character of the area and integrate the old industrial architecture of the mill with some of the more modern architecture of the buildings in close proximity to the site.

3 Draft Proposals The draft proposals provide for: 122 high quality new homes arranged in four blocks across the site; A mix of 1, 2 and 3 bedroom apartments, all designed in accordance with space standards and design guidance; Affordable housing for shared ownership and affordable rent; Commercial space to support local businesses; Children s play area; Creekside garden walk that will allow the public to enjoy the Creekside; Carefully thought-out landscaping which will enhance the biodiversity of the Creekside; Secure cycle storage for all residents; Circa 26 car parking spaces for residents.

5 Community Benefits Delivery of much needed new homes in Greenwich on a suitable brownfield site to address the housing crisis and provide homes for future generations; The rejuvenation of a currently underused, inefficient and unattractive site; New attractive landscaped areas, Creekside walk and child play space; Additional investment into the local community through the Community Infrastructure Levy.

6 Landscaping The landscape proposals have sought to respond to and enhance the ecologically diverse creek. Landscape architects Exterior Architecture Ltd (ExA) have visited the creek to accompany the Creekside Education Trust on a low tide walk. Landscaping proposals: Create a residential garden with a riverside walk that stretches along the Creekside; Design that will enhance the Creekside and take advantage of views along the creek; Directional pathway that runs throughout the site; pocket-like parks dispersed throughout; Interactive play spaces for children; Proposed Riverfront Birdseye Illustrative Masterplan

7 Traffic The proposals are expected to have minimal effect on traffic in the surrounding area due to the relatively low level of parking associated with the scheme. Furthermore, the site is very well served by public transport and is a short walk away from a number of train and tube stations, as well as local bus links. As part of the application Fairview may be required to give a financial contribution to Transport for London (TFL) for further improvements to the Capital s transport infrastructure. Infrastructure Fairview will be providing a financial contribution to the Council if planning permission is granted. This will be done through the Community Infrastructure Levy, which is a flat charge, calculated on how much floor space is added to a site. This figure will then be allocated to areas in the borough such as schools and doctors surgeries as identified by the Council. Construction As part of any planning application, Fairview will prepare a construction management plan and agree this with Highways Officers at the Council. This will ensure that the construction phase will cause minimal disruption to the surrounding area and neighbours. Images depict proposed example materials As part of the construction management plan, Fairview will ensure that if planning permission is granted: A traffic marshal is present on site at all times; Vehicles will be contained within the site itself and will not cause blockage to the surrounding roads; The workforce will be encouraged to use public transport and will not be permitted to park their cars in neighbouring streets; That work will only take place during hours specified by the Council and will comply with Considerate Construction guidelines; and The site manager will be contactable.
