2 Welcome to TORNAGRAIN ~ HIGHLANDS ~ Tornagrain is the Highlands newest town, just 8 miles east of Inverness. It s inspired by historic urban towns of the region such as Nairn, Grantown-on-Spey and Fort William. Our focus on sustainable community living and creating a desirable place to live and work builds on the experience we have gained building Chapelton in Aberdeenshire and Poundbury in Dorset. 3 TORNAGRAIN COMMUNITY LIFE With open green spaces, local shops and close-knit neighbourhood squares, Tornagrain offers enviable country living with everything you could need close at hand. Tornagrain s main aspiration is to create a long lasting community. Village parks, tennis courts and allotments will create spaces for residents to meet, relax and interact. Even before we put a spade in the ground, local businesses were expressing interest in Tornagrain, seeing the exciting opportunity that a new town offers. It is our hope that as we develop Tornagrain we will have a steadily increasing number of residents who will find employment within the town or even start their very own businesses to help shape the community. The town will be developed in three walkable neighbourhoods, each providing its residents with their daily needs including a primary school and opportunities for convenience stores, cafés, offices and shops

4 TORNAGRAIN THE MASTERPLAN Tornagrain is much more than simply a new housing development. It s a long-term vision to create a whole new sustainable town, comprising 5,000 homes and many job spaces as well as all the amenities you would expect. TORNAGRAIN PROVIDES ITS RESIDENTS WITH LIGHT BRIGHT AND OPEN SPACES, PERFECT FOR SOCIALISING The masterplan was borne from a desire by the Moray Estates to create a lasting and sustainable place to counteract the spread of generic suburban development that is ubiquitous across the country. They wanted to create a place that was in keeping with its surroundings and give people somewhere to really live, rather than just commute from. The plan includes everything from schools and doctors surgeries to opportunities for new business. A network of pathways and green spaces connects everything together and encourages walking and cycling for getting about the town. The town s many parks will give residents somewhere to relax, stroll or simply enjoy nature. The appearance of Tornagrain is one of its most unique features, blending traditional design with modern practice. To ensure the town retains its character the Tornagrain Conservation Trust has been created to help protect the town from inappropriate changes or additions and to safeguard our residents investments. Alongside the Conservation trust, Tornagrain Services Ltd will maintain any areas that are not adopted by the council such as park lands, and soft landscaping. Tornagrain will be more than just a new town it will be a new community where neighbours can meet each other while walking down the street, and where children can play while enjoy the surrounding natural wildlife

5 OUR HOMES We have combined desirable period building features with the very latest modern conveniences, creating superb modern homes. They pay homage to the established buildings of north Scotland, integrating local materials such as slate, stone and render. Inside our homes we do things differently. We firmly believe that a standard specification should not be a basic specification. Our modern country styling is combined with a high quality finish to create a uniquely classic feel. All our homes are fitted with bespoke locally sourced kitchens from Ashley Ann. On every house our chimneys are capable of taking a flue for a wood burning stove which can provide heat, warmth and a beautiful focal point. This also allows you to burn sustainably managed wood and reduce your carbon footprint. Similarly, many of our houses are fitted with light pipes to bring natural light into areas such as hallways and bathrooms that don t have windows. This means you don t have to turn the light on, even on the gloomiest of days, saving both money and the environment. All our homes are highly insulated so you won t be losing energy through your walls, doors, windows or roof

6 You will be living day to day knowing you are effortlessly helping to lower the planet s carbon emissions, as all homes are designed with a strong focus on sustainability and will include highly efficient technologies. Our homes also benefit from one of the fastest residential internet connections in Scotland thanks to Fibre to the Home (FTTH) from GTC. Most fibre optic internet provides a maximum speed of around 40mbs. FTTH means you can get up to 300mb broadband ideal for streaming 4K TV, working from home or having the whole family online at the same time. There s even a communal satellite feed to avoid the need for unsightly dishes

7 A STUNNING RURAL LOCATION Tornagrain offers the very best of rural and modern life in an area steeped in history and outstanding natural beauty. It s the perfect place for cyclists, hikers and dog walkers, with forest walks on the doorstep and all the benefits of the Cairngorms close at hand. Nearby attractions include Cawdor Castle (famous as the setting of Shakespeare s Macbeth); Nairn s beautiful, blue flag registered beach; and historic Culloden battlefield is only five miles away. Entire days can be spent watching the dolphins at Chanory Point, and then there is the annual Belladrum Tartan Heart Festival which brings music and fun every August. Inverness thriving arts and culture scene is close by and Tornagrain will no doubt attract a diverse range of artisan food makers, crafts people and artists who will help build Tornagrain s own cultural identity. Public transport in Tornagrain will connect residents to surrounding towns as well as Inverness city centre with regular buses to Inverness, Nairn and even Aberdeen. Inverness Dalcross International Airport is also easily accessible and is due to start scheduling holiday flights in coming years. Plans are also underway to bring a railway station to Inverness airport

9 LEARNING FROM HISTORY The development of Tornagrain involved years of looking into what makes a successful community. The design has been influenced by centuries of town building and community development. The most successful communities had many common characteristics. They tended to be compact, sometimes quite dense; have a wide variety of housing types and thus a diverse community; they are mixed-use so employment and services are well provided; and they have streets which are designed for people and character, not cars. The developers started to understand how important the relationship between buildings is between buildings and the street, the structure of a town and the importance of public realm so often now forgotten. The result is a place where community can really thrive
