4 WHO WE ARE Countryside is a leading UK home builder specialising in place making and urban regeneration. Founded more than 55 years ago, Countryside has earned a reputation for quality, sound governance and good management practices. 1 We operate through two complementary divisions, Housebuilding and Partnerships. Our strategic land-led Housebuilding division develops sites that provide private and affordable housing, on land which we own or control. It operates under the Countryside and Millgate brands, primarily around London and the South East of England. Our Partnerships division specialises in urban regeneration of public sector land, delivering private and affordable homes by partnering with local authorities and housing associations. Our sites vary from small standalone developments to larger new and regenerated communities with a range of commercial and community uses. Our achievements are exemplified by the receipt of more than 340 awards since 2000 and we hold more Housing Design Awards than any other home builder. We are skilled at working collaboratively with landowners, public agencies and major commercial organisations to create places people love, and which consistently deliver a premium for our partners. Following a successful initial public offering in early 2016, Countryside is listed on the London Stock Exchange. This has brought new funding into the business and is allowing us to accelerate our growth. 9 A130 Conceived as a sustainable urban extension for Chelmsford, Beaulieu comprises a mix of traditional and contemporary new homes located in a series of individually designed and masterplanned neighbourhoods. The development will be linked together by an extensive network of parkland and open spaces and there will be new health and sports facilities, local shops, schools and community facilities. It will also provide a new landscaped setting for the Grade 1 listed New Hall School. A multi-million pound package of new infrastructure and community facilities is being provided to facilitate the development. This includes a major relief road, junction enhancements to the A12 and a new railway station. Building on a successful earlier phase comprising over 600 new homes, Beaulieu is being undertaken in partnership with L&Q. 11 Great Kneighton is a sustainable new community that will become home to some 6,000 people in high quality integrated neighbourhoods which include 40% affordable housing. It features Housing Design Award winning contemporary architecture that has been designed to appeal to the local market and enables us to deliver the higher density housing sought by the local authority. Working closely with the City and County Councils, the landowner and their agent, we successfully promoted this former Green Belt site through the planning process. This included extensive stakeholder and community consultation. Significant early investment has been made in the delivery of infrastructure including a 120 acre country park, primary and secondary schools and a new town square. Adjacent to Great Kneighton we are creating the award winning 2.3 million sq ft Cambridge Biomedical Campus, in partnership with Liberty Property Trust and Cambridge University Hospitals NHS Foundation Trust. This will accommodate the expansion of Addenbrooke s Hospital and be home to AstraZeneca and Papworth Hospital. 11

13 Wickhurst Green will ultimately comprise nearly 1,000 family homes of mixed-tenure, together with new sports pitches, neighbourhood centre and major highway and infrastructure improvements. Having successfully promoted it through the planning process, we have masterplanned the development to emphasise its existing landscape features with open space, mature trees and hedgerows interspersed throughout. In addition to the more informal spaces, links to the surrounding countryside have been designed to enhance and improve the diversity of ecology in the local area. New and improved transport connections include an extensive footpath and cycleway network, dual carriageway bypass and a new junction on the A24. 13

15 Inspired by the garden city movement, Great Notley Garden Village is an award winning community developed by Countryside over the last 25 years. It has evolved into an established sustainable community and has become one of the most sought after places to live in North Essex. Working in partnership with the local authority, we developed a landscape led masterplan which included three distinct neighbourhoods, each with their own character and style. This approach, together with the early delivery of a wide range of community facilities and infrastructure including a country park, schools, shops and sports facilities, enabled the development to be delivered in multiple phases and at a premium to the surrounding area. The last phase of the development comprises a 500,000 sq ft business park which is nearing completion. Widely recognised as an exemplar in the creation of new communities, we continue to work closely with the original landowners and the local authority in bringing forward further developments in the surrounding area. 15

17 Kingsmere is a high quality urban extension to Bicester, one of the fastest growing towns in Europe. It includes new family housing, schools, day nursery, extensive sports pitches and playing fields, and other community facilities incorporated in a new village centre. Kingsmere has been successfully promoted and developed in a joint venture partnership. Countryside has been responsible for securing planning permission, creating the landscape-led masterplan and managing the extensive infrastructure works, including a new bypass and works to the A41. The quality of place and commitment to early infrastructure delivery has given the local authority confidence to allocate a second phase of development for 700 homes. 17

19 Devised as the centrepiece of the Government s Millennium Community competition, Greenwich Millennium Village (GMV) is an exemplar of urban design and high density sustainable living. Now a highly attractive place with its own distinctive character, GMV makes the most of its riverside setting, new lake and ecology park. It combines sustainable construction techniques with excellent urban design that reintroduces London squares and open spaces that are lively, intimate and secure. GMV has been developed as a place with a wide range of services and amenities including a primary school, health centre, village square and shops, and excellent public transport links.
