1 OPPORTUNITIES AT OXBOW EXISTING WETLANDS Site is undeveloped and we can design a park that works well from the start. SAND BEACH Potential to eliminate invasive species. DEBRIS (CONCRETE, OLD CARS) VEGETATION SCREEN CURRENT ACCESS POINT INTO SITE RAILROAD CROSSING ANIMAS VIEW DRIVE existing gate to preserve (100' ROW) Potential to restore ecological values of the property by overseeding with native species and encourage canopy diversity with cottonwood growth. Opportunity to develop a natural surface trail to minimize disturbance of environmentally sensitive areas. Opportunity to build a river put-in/take-out for flat water, non-motorized crafts. Potential to develop a parking area to organize vehicular traffic North of the railroad tracks. The Railroad bisects the site limiting developable space near the access point on Animas View Dr. 12' minimum setback from railroad tracks allowed with fence. The Train could create a car stacking problem while it is passing through. There is a significant grade break between the railroad tracks and the River. Potential conflicts between vehicles, bikes, and pedestrians. Lacks parking for users.
