Cross-Connection Control devices will be installed as required by Section of the Santa Monica Municipal Code. A high efficiency and low water use irrigation system will be used to supply the necessary water requirements for the selected plant palette. Irrigation components will include: - weather-based irrigation controller - flow and moisture sensors - low precipitation rotary nozzles - below surface tree bubblers - drip irrigation. Rainwater run-off will be directed to planters to reduce the need for irrigation. Final locations shall be approved by the the City Project Manager prior to planting Landscape Contractor shall be responsible for becoming aware of all underground utilities, pipes and structures. The Landscape Contractor shall be held responsible for contacting all utility companies for field location of underground utility lines prior to any excavation. Landscape Contractor shall take sole responsibility of any cost. Do not willfully proceed with construction as designed when it is obvious that unknown obstructions and/or grade differences exist that may not have been known during design. Such conditions shall be immediately brought to the attention of The City Project Manager. The Landscape Contractor shall assume full responsibility for all necessary revisions due to failure to give such notification. Landscape Contractor shall be responsible for any coordination with subcontractors as required to accomplish planting operations. Coordinate installation of large plant material with the installation of pavements, curb and gutter. Any damage to improvements by others is the responsibility of the Landscape Contractor. Prior to starting work, Contractor shall take one combined soil sample from multiple locations (at 18" depth). Soil shall be analyzed by an approved commercial soil testing laboratory (Fruit Growers Laboratory, Inc., PO Box 272/853 Corporation St., Santa Paula, CA 93061, ) or equal, for planting suitability. A copy of the results of this analysis shall be submitted to the the City Project Manager. Contractor shall follow the recommendations of the soils lab as to the rate and analysis of fertilizer & amendments to provide a suitable medium for planting. The Contractor shall notify the Owner's Representative of any potential problems which may result due to harmful substances found in the soil. Failure to act as specified may result in the Contractor assuming financial responsibility for any damage to plants. Contractor shall clear and grub all planting areas, removing all weed growth, prior to installation of plant materials. Plant quantities indicated on this sheet are approximate and are provided for the convenience of the contractor. It shall be the responsibility of the contractor to confirm all plant quantities prior to bidding. In the event of discrepancies in plant count, quantities indicated by fill patterns and plant symbols shall prevail. Landscape Contractor is responsible to do their own quantity take-offs for all plant materials and sizes shown on plans. It is the Landscape Contractor's responsibility to furnish plant material free of pests or plant diseases. Contract-grown or 'tagged' material must be inspected by the Landscape Contractor and certified disease free. It is the Landscape Contractor's obligation to warranty all plant materials per the specifications The Landscape Contractor shall provide healthy, vigorous plant stock grown under climatic conditions similar to the conditions in the locality of the project. Landscape Contractor shall provide per-unit costs for every size of plant materials, and by type, as called out on planting plans. Unit cost to include the plant material itself and installation, including all labor, amendments, fertilizers, etc., as detailed and specified for each size. 10. See details and specifications for staking method, plant pit dimensions and backfill requirements. 11. Plant crown elevations relative to finish grade are shown on planting details and shall be strictly adhered to. Proper compaction of backfill to prevent settlement shall be required. 12. The City Project Manager will approve finish grades at all landscape areas prior to planting. 13. The Landscape Contractor shall allow for the addition of specified quantities of soil amendments and conditioners in soil preparation and finish grading. 14. The Contractor shall be responsible to establish the specified subgrade elevation, including excavation, removal and disposal at an approved location. The Landscape Contractor shall be responsible to furnish and install amended import soil in any planting areas as necessary to achieve the specified finish planting grades. 15. Imported soil shall be used to supplement the existing soil as necessary to meet the finish grade requirements at planting areas. Imported soil shall be free of unwanted seeds. 16. The Landscape Contractor shall be responsible for positive drainage throughout the site with accurately set flow lines. No low spots or ponding of surface water will be accepted in the final work. Trees and shrubs shall be installed prior to planting groundcover. All tree locations shall be verified in the field by the City Project Manager. 17. "Tri-C" Myco Pak-mycorrhizal packets, or approved equal (with submittal), shall be applied equally around rootball making sure contact is achieved between plant roots and Myco Pak(s), at the following rates: 1 gallon plants: 1 paks 5 gallon plants: 3 paks 15 gallon plants: 7 paks 24" box: 11 paks, 36" box: 17 paks, 48" box: 21 paks, 18.
