1 COUNTY PLAN Guides overall growth and development for the county. INTER-MUNICIPAL DEVELOPMENT PLAN Guides growth and development in an area where the County shares a border with another municipality. - or - AREA STRUCTURE PLAN Provides the vision for the physical development of a community. CONCEPTUAL SCHEME A detailed design showing where proposed lots, roads, parks, and other amenities will be placed within a development. - or - MASTER SITE DEVELOPMENT PLAN A design showing where proposed buildings, parking, operations, signs and road entrances will be placed on a single piece of property.

2 COUNTY PLAN Planners refer to this highest level document to make recommendations to Council on development proposals, and the delivery of recreation, culture, emergency, and agricultural services in Rocky View. This document incorporates all supporting plans created in the County such as: Provincial guidance Area structure plans Public input Agricultural Master Plan Parks and Open Spaces Master Plan Growth Management Paper Regional Recreation Plan

3 INTER-MUNICIPAL DEVELOPMENT PLAN This plan is approved by Council in both municipalities. Planners refer to this document to make recommendations to Council for managing or changing land use, and to address growth issues in a way that respects the interests of the County and the municipality they share a border with. The Inter-municipal Development Plan may include: how the two municipalities will work together development of joint lands how to co-ordinate parks, open space, recreation, transportation, water, services, and utilities across boundaries

4 AREA STRUCTURE PLAN Planners refer to this document to make recommendations to Council on any applications within the area structure plan boundaries. Area structure plans must be approved by Council as a bylaw at a public hearing, and align with the County Plan. This becomes a statutory plan, and is directed by legislation. The area structure plan may include: proposed land uses population density sequence of development general location of major roadways, trails and open spaces community, protective and emergency services public utilities the local environment

5 CONCEPTUAL SCHEME This is a detailed design proposal for a business or residential community with multiple lots, and it is adopted by Council at a public hearing. The conceptual scheme may include: vision, purpose, and objectives of the project description and evaluation of site characteristics road and lot network, trails and open spaces community, protective and emergency services public utilities community consultation strategy * Redesignation: a property s zoning may need to be changed to allow for the uses that are identified in the conceptual scheme.

6 MASTER SITE DEVELOPMENT PLAN This is a design proposal for how a large property will look when construction is complete, or how an aggregate extraction business will operate. It goes to Council for approval along with the redesignation application. The Master Site Development Plan may include: vision, purpose, and objectives of the project description and evaluation of site characteristics such as landscaping, and parking if there is a building, the architecture, elevation, and placement for aggregate operations, proposed haul routes, activities, and hours of operation community consultation strategy additional requirements requested by council * Redesignation: a property s zoning may need to be changed to allow for the uses that are identified in the master site development plan.
