1 Introduction - Levett Road, Lichfield 5 7 Introduction Bromford are working with a team of consultants to submit a planning application for the demolition of 0 defective concrete airey houses, to allow for new affordable rent and shared ownership homes on Levett Road in Packington, Lichfi eld. The site is shown on the adjacent plan and is denoted by a red outline. The proposed site is situated adjacent to the Whittington Barracks, with access off Jerry s Lane, and is approximately. Acres. The northern and south-west boundary is bound by open fi elds. As noted earlier the site currently has 0 houses with large gardens, a block of garages and an open green space in the centre. This information sharing event enables members of the public and local residents to gain an insight into the proposals and speak with the design project team to understand the scheme design. 8 Levett Road can be accessed via the which connects the site to Lichfi eld (.5 miles) to the North West and Tamworth (5 miles) to the South ast both offer a large variety of services and facilities. These information boards show the initial examination of the site, outlines the proposals for its development and seeks your views to inform the forthcoming planning application. Planning Background An initial indication of a potential layout is shown on the information boards. This layout has been developed with consultation from the planning offi cer but this may be subject to changes and we welcome your views on the suggested layout. 2 Constraints and Opportunities - Levett Road, Lichfield Constraints The existing highway access will be maintained off Jerry s Lane, with a modified road to serve the proposed housing development. xisting trees and hedgerows are situated along the northern and south-west boundaries of the site. The trees and hedgerows will be retained where possible. The existing dwellings of traditional brick construction will be retained, as shown on the images on board.0 Therefore the existing dwellings will constrain the proposed site layout and inform the positioning of the proposed houses. The open agricultural fi elds on the northern and south-west boundary will encourage the houses to front this and maximise the views. Opportunities As the proposed access is fi xed, the proposed road will travel through the centre of the site and will branch off to the north-west and south-east of the south-west boundary. Creating a strong street frontage along the south-west boundary looking out to the open field is important, as this will create a sense of place as well as address the view from Jerry s Lane. There will be a variation of house types to create a more interesting street scene within the development, as well as the frontage to the southwest boundary. The proposal intends to maximise the views over the adjoining fi eld. The site is fairly fl at and will provide an opportunity of maximising the site area with little constraint. The current proposal provides and bedroom houses. The development will comprise of % shared ownership dwellings and the other 7% are affordable rent. 4 Indicative House Types - Levett Road, Lichfield Indicative House Types The plans below illustrate the possible layouts of bedroom and bedroom house types for Levett Road, with variations of the kitchen on the front and the back of the house. The first floor plan in the options remain the same. xamples of the possible house type elevations are shown alongside the layouts which illustrate the elevation style of the dwellings, which has been informed from a character assessment of the area. All of these could be subject to change.

5 5 Flooding, Planning Policy & cology - Levett Road, Lichfield Flooding HS The site is located in flood zone and the risk of flooding to the site is less than 0.% in any one year and the site lies outside the in 000 year floodplain, which means there is very little chance of flooding. The HS line will run on the west of the site (approximately 00m), when the construction work for it has been completed. The grey hatched area on the map indicates the extent of land that has been safeguarded by the HS project team as this will be needed for the build and/or operation of HS. As the site is within the Green Belt, the National Planning Policy Framework (NPPF) states that within the adopted Green Belt the construction of new buildings should be regarded as inappropriate and should not be approved except in very special circumstances. In this case the special circumstance will be providing affordable housing within an area currently used for housing. Further bat surveys are being undertaken to ensure bat presence can be established and that correct mitigation measures can be undertaken. 0 cology Vicarage Packington Hall Farm Lester House The Bungalow T OR MW L V 8 TR OA D Drainage A 5 9 Hayes Horsley Brook Due to the nature and location of the proposed development it is recommended that the incorporation of bat and bird boxes within the scheme will provide a net gain in biodiversity. Bromford will also incorporate provisions for hedgehogs (i.e. leaving gaps along the bottom of fencing or creating hedgehog doors within fence lines and incorporating hedgehog-specific hibernation areas). However a net-gain to biodiversity value could also be achieved through on-site habitat improvement works or the creation/planting of new habitats or features.
