1 PROJECT OVERVIEW Project type: Continuing Care Retirement Community Project name: True North at North Hill, Phase One, $21.5M, completed May 2013 Location: Needham, Massachusetts Completion date: May 2013 responsibility of the architect Overall campus Master Planning (Phases 1 thru 3), Design, Production, Consultant Coordination and Management, Construction Administration. client type Not for Profit, Continuing Care Retirement Community (CCRC) Provider program Increase desirability and occupancy by improving vehicular circulation, access, visual identity (curb appeal), arrival experience and recast design and finishes to a more contemporary vocabulary. Introduce multiple new dining venues including a café, lounge and complete redesign of the main dining room. Celebrate North Hill s Life Enrichment programs by making fitness, wellness, pool, entertainment, education, salon, massage, gaming, and theater visually apparent and immediately accessible to residents and visitors. This aspect of the project being so successful North Hill rebranded the entire community to True North and Purposeful Living. special constraints Construction while fully occupied, block and plank construction, 8-6 floor to floor height. site description Located west of Boston in a suburban, residential community on the crest of a hilly 59-acre site, limited by highly restrictive building heights, a 33-acre conservation easement and a neighboring campus for children with mental disabilities. Parking has been located below portions of new construction and redirected toward future phases, now under construction design solution Architect selection was based on a design competition represented by six of the northeast s leading senior living design firms. Following selection, a master plan evolved, removing a significant portion of the parking and creating a town green at the core of the new campus. The dark and inconspicuous entry was relocated from below a bridge to a prominent location at the apex of the town green oval. Once inside a procession of inviting spaces that include a retail store, art gallery and great (living) room lead one to the galleria where True North s Purposeful Living is visually and physically accessible. unusual/innovative building components The Galleria, reclaimed from the least desirable residential inventory was converted into a dynamic three story metaphor for Purposeful Living. sustainable design elements Reduction of the overall building envelope, use of motion sensors, LED/CFL fixtures throughout, high efficiency mechanical systems, minimal incursion into conservation easement for roadway realignment, improvements to ground water recharge. universal design elements Since residents are elderly and encouraged to Age in Place, Universal Design was a key design goal and largely achieved within the constraints of block and plank construction. materials used Exterior Panels: TRESPA, Exterior Stone: Arriscraft, Curtain Wall: EFCO, Glazing: OldCastle, Windows: Pella, Carpet: Mannington, Wood Ceiling: Rulon, Fire Places: Ortal parking spaces 485 parking spaces total, Phases 1 thru 3. others involved in the design process One of the great challenges to repositioning a community such as North Hill was designing for a generation of future residents (Boomers) with very different needs and wants from current residents. To suggest to a current resident their retirement choice was somehow flawed is typically interpreted as offensive. To offset the potential for open rebellion, over twenty town meetings and architectural presentations and discussions took place over a two year period, including construction phase, to educate and appease current residents. construction budget--$21.5m, 62,500 gross sf, $344/sf other relevant information--when the design process began in 2010, occupancy had decreased to 78%. Upon completion of Phase 1, occupancy has increased to over 90%.

3 Before- lacking sense of arrival The Town Green provides a sense of arrival and properly frames the new lobby and drop-off...removing a significant portion of the parking and creating a Town Green at the core of the new campus.
