1 0 INTRODUCTION THE SITE Application Boundary Gladman Developments Ltd has successfully invested in communities throughout the UK over the past 0 years, developing high quality and sustainable residential, commercial and industrial schemes. A process of public consultation is being undertaken by Gladman Developments Ltd in order to present the emerging development proposals for Land west of Main Road, Stanton Harcourt to the local community. We are proposing a low-density residential development of up to 50 homes, together with substantial new open space with new play The purpose of the public consultation process is to outline the details of the draft scheme and seek comments from the local community which will be considered before the outline planning application is lodged with West Oxfordshire District Council. Site Description Extending south from Stanton Harcourt and to the west of Main Road, the site is comprised is well contained by a combination of tall mature hedgerows and trees to the northern, western and eastern boundaries. To the south of the site is a recreation ground. To the east, the site abuts Main Road and passes around a small area of allotments and existing houses, with the wider village beyond Main Road to the east. The Need for New Housing and to make planning decisions in the light of a presumption in favour of sustainable development. West Oxfordshire District Council has under-delivered against its housing target since 0 and approval of this development will help address the backlog of housing delivery, as well as today s housing needs, within the district. Why is the Site Suitable for Development? The proposed development of the site would form a logical extension to the south of Stanton Harcourt, located close to a range of local services and facilities. The proposals will retain existing green buffers on all boundaries of the site which will be enhanced with new tree planting throughout the development. A generous amount of the site area will be retained as multifunctional green infrastructure including amenity open space, a play area and natural green space. VIEWPOINT / Landll Site Public Footpath Built Remains of Stanton Harcourt Aireld Harcourt Manor Farmhouse St Michael C of E Church within the proposed amenity open space. LOCAL BUILDING STYLES There are no listed buildings or statutory designations that cover the site. The nearest listed buildings are a cluster of thatched cottages located at the junction of Main Road and Steady s Lane to the east of the site. These are located on the edge of the Stanton Harcourt Conservation Area which borders the site to the north and north east. VIEWPOINT / traditional building materials including brickwork, stonework, render and timber construction with slate tiled or thatched roofs.
