1 HAWKE Wiltshire Council s Core Strategy As part of its Core Strategy (master plan), Wiltshire Council needs to find areas to develop for employment purposes up to This land was first suggested for employment use in Wiltshire Council has looked at over 100 potential sites for employment. This site is one of approximately 14 that have been shortlisted. Hawkeridge has been identified as a deliverable site serving central Wiltshire with excellent strategic connections via the A350. 2 What is proposed? We are intending to submit an outline planning application for a 35 acre Trowbridge mixed-use business park on land identified for employment in the Wiltshire draft Core Strategy. A361 A363 Up to 600,000 sq. ft. of employment A350 space. Yarnbrook Units suitable for a wide range of uses B3097 Hawkeridge Road including research and development, Hawkeridge Heywood offices, storage and distribution, and A350 production. West Wilts Trading Estate Hawke Ridge Business Park Well-connected premises with high speed broadband, high capacity electrical connections and good transport links. Northacre Business Park Westbury Railway Station B3098 Buildings which meet the latest Westbury standards in sustainable construction. A well landscaped business park with generous planting and screening. B3098 A350
3 What will be on the site? Hawke Ridge Business Park intends to attract a wide range of businesses. Ancillary uses such as a hotel and small restaurant might also be accommodated. The size of units, design and road layout will be bespoke, depending on the requirements of potential business users. 4 Employment The site is supported by Wiltshire Council as a Strategic Employment Site for central Wiltshire. West Wilts Trading Estate is nearing capacity but there is still demand for employment space in the County. Hawke Ridge Business Park will help to attract large-scale employers to the area and provide opportunities for businesses to move into larger properties. The site could potentially create up to 1,500 new jobs for local people.
5 Landscaping Paying careful consideration to the setting and surroundings, the landscaping of the site would include: Perimeter hedges allowed to grow up to screen development from more distant views like Westbury White Horse. Generous planting to screen the Business Park from Hawkeridge and Norleaze. Protective screening and planting around the listed Hawkeridge Farmhouse to protect its setting and views. Landscaping along road sides. On-site planting around buildings and parking areas. Improved landscaped footpath route.
6 Environment Working in accordance with the latest environmental standards, HPH have commissioned consultants to advise on the full range of environmental impacts. Ecology Archaeology The land has been used for arable farming, and surveys have revealed limited ecology with no evidence of protected species. However, we will include the following in the new development: Replacement hedgerow planting for any hedgerows that are removed. The site has been assessed by archaeologists including a full geophysical survey. 17 trenches have been dug on the site. Minor finds of medieval interest were made and a small area of the site will require monitoring during construction to record any findings. The provision of bat roosts at specific locations. Lower lighting levels around the site perimeter adjacent to ecology zones. Generous on-site landscaping to promote biodiversity.
7 Sustainability The latest building regulations demand high standards of performance from new buildings and our intention is to promote energy efficient and sustainable buildings and construction techniques at Hawke Ridge. Occupiers will be encouraged to consider innovative construction methods including water harvesting and the use of planted green roofs on appropriate areas of new development. On-site generation of renewable power will be encouraged particularly with the integration of solar panels. Flood Risk An extensive flood risk assessment has been carried out in consultation with the Environment Agency. None of the land detailed in the planning application lies within the flood plain. Footpaths It is proposed to divert the principal footpath around the perimeter of the Business Park via a planted walkway which will give access to an ecology conservation zone next to Bitham Brook (the River Biss tributary).
8 Access and Infrastructure A new four arm roundabout will be constructed at the intersection of Hawkeridge Road, Link Road and Mill Lane. This roundabout will significantly improve traffic flows at this junction and make the manoeuvring of vehicles into West Wilts Trading Estate, Mill Lane and Hawke Ridge Business Park much safer. The Highways Department will assess any impact on the road infrastructure and implement any changes if appropriate. There is an existing principal bus route past the proposed Business Park leading from Westbury to Trowbridge and Bath. Although there will be new traffic generated from the development Hawkeridge Road Mill Lane of the Business Park, there will be a reduction of outward commuting to other towns and Link Road Entry radius = 40m Entry radius = 97m Over-run area to accommodate TRL single-axle articulated design vehicle cities due to the creation of local Island over-runnable Entry radius = 46m jobs. West Wilts Trading Estate Improved access to Mill Lane. Entry radius = 96m North Hawkeridge Road
9 The Next Steps Public consultation. Outline planning application submitted. If planning approved, site will be marketed to potential businesses. Infrastructure works commence.
