1 About our development elcome to our public exhibition This exhibition gives you the chance to view and comment on our proposals for a new residential development of 84 high-quality homes on land off olf Links Lane, ellington. e are proposing to submit a planning application to Telford and rekin Council in the near future, and you can help to shape our emerging scheme by providing us with your feedback. All comments will be taken into consideration as our planning application is finalised. The location of our proposed development is outlined in red. About the site The proposed development site, outlined in red on the map pictured above, is located to the east of olf Links Lane and south of Holyhead Road, and covers an area of 2.7 hectares (6.7 acres). The land was formerly occupied by playing fields and tennis courts belonging to rcall ood Technology College facilities which have now been relocated as part of the recently completed redevelopment of the college campus to the south of our site. Planning background In June 2012, Telford and rekin Council granted outline planning permission for residential development on the site as part of wider redevelopment proposals for rcall ood Technology College. This means that the principle of residential development on our site with access from olf Links Lane has already been formally established. e are currently preparing a planning application which deals with detailed design elements which have not been established at outline stage. This includes property design, detailed layout, building materials and landscaping. The outline masterplan for the development site is shown on the next board, while our detailed design proposals are shown on the following boards. The proposed development site covers an area of 2.7 hectares (6.7 acres) and is located east of olf Links Lane and south of Holyhead Road. Telford and rekin Council granted outline planning permission for new homes on the site in 2012, establishing the principle of residential development. The outline consent was part of wider redevelopment proposals for rcall ood Technology College, which are now complete. e are now preparing a planning application for the residential development, dealing with detailed design elements.

2 About our development About the outline planning consent The outline planning consent granted by Telford and rekin Council in June 2012 established the principle of the demolition of the existing rcall ood Technology College and the erection of a 900 place secondary school, community sports facilities, 130 dwellings and associated access, car parking and works. The college redevelopment, including community sports facilities, has now been completed and we are bringing forward detailed plans for one of two parcels of land approved for residential development. Our site (Residential Site A) has permission for up to 85 new homes, while the second site off Limekiln Lane (Residential Site B) has been brought forward for development separately. 3 Site considerations Information about the site we need to take into account Before we start designing a new scheme, we complete an assessment of the site and the surrounding area. e record those features we will need to take into account in our design. All of the relevant considerations, whether they fix the way our scheme will have to be designed or give us a real opportunity to make the most of a particular feature are shown here. This plan shows how the characteristics of the site and its surroundings are being considered in the design of our scheme. Status Preliminary Job Ref AAC5253 Drawn By PM/Checked by OP MP A1 Date Created 1: Drawing Number VA1 - Rev Access proposals Access to the proposed development will be provided by a new T-junction with olf Links Lane, of 6 metre radii. This is a standard means of achieving access to a development of this scale. Access and roadways within the site are to Shropshire County Council s specification, and will be designed in agreement with their requirements. A hierarchical system of road design has been followed when considering the site layout; the main road within the site comprises an state Road, of 5.5 metres width. An Access Road is also proposed off this of 4.8m width, serving a small number of units in the east of the site. Finally, a limited number of plots will be served by private drives. rpsgroup.com/uk Drainage proposals Surface water arising from the development will be restricted to a maximum discharge rate of 10.2 litres/second, the existing greenfield runoff rate for the 1 in 2 year storm, with a 20% betterment. Surface water will be discharged to an existing drainage outfall in the north of the site, mimicking the existing situation. This provides a significant betterment against the existing situation whereby surface water may runoff in an uncontrolled, unrestricted manner. Surface water discharge will be restricted to this rate for all storm events to the 1 in % Climate Change storm. This will be achieved through the provision of a Sustainable Drainage System to serve the development. Storage to enable this discharge rate will be provided within the sewer system itself, by way of large diameter pipes, as well as geocellular crate attenuation storage. In terms of the treatment of surface water prior to discharge, this will be facilitated through the potential incorporation of permeable paving and filter drainage features to separate out contaminants at source within the development. It is proposed that the storm sewer network (as well as the foul sewer network) will be adopted by Severn Trent ater. Development access and roadways designed to the specification of Shropshire County Council Drainage will be managed through the provision of a Sustainable Drainage System Hierarchical system of internal roads to comprise main estate road, access road and private drives It is proposed that the storm sewer network for the development will be adopted by Severn Trent ater Rates of surface water runoff for the development will be restricted to current greenfield rates

5 Development proposal The image below shows the proposed layout of our development. It is intended as a guide to show you how the properties, open spaces and internal roads could be arranged. Our proposed development layout This layout is not final and changes could be made to the layout we submit as part of our planning application, depending on the comments we receive during this public consultation and future discussions with the local authority. e welcome your comments on the suggested layout.
