1 Single Family, Hamden, CT Project Introduction and Overview Description Single family Colonial style home, 1500 sq/ft with 3 bedrooms and 2 bath. House built in 1929 on.17 ac in a nice, quite single family neighborhood. Rehab Overview Property in need of major renovations. Rip and reply entire roof, new double hung vinyl replacement windows and exterior paint. Two brand new bathroom with new tub, showers, sinks, toilets and custom tile work. Brand new kitchen with new cabinets, countertops and appliances. Refinished hardwood flooring throughout house. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the windows, flooring, kitchen, bathroom, painting and all carpentry. A licensed roofing contractor was hired to complete the rip and reply of the new 30 year comp roof. A landscaper was hired for all the exterior landscaping. EXTERIOR 1. Clean all trash and debris from yard 2. Power wash siding and paint entire house including garage (Valspar Paint see below) 3. Replace house number and mailbox and make sure doorbell works properly 4. Install new storm door on front porch and change exterior door hardware 5. Replace exterior lighting (black finish) 6. Paint entire foundation including front steps (Cape Cop Grey)

2 ROOF 1. Rip and reply entire roof including garage 2. New plywood, roofing felt, ice and water shield and drip edge 3. New 30 year comp architectural shingles - (Black) INTERIOR 1. Prep and paint all rooms, including kitchen and bathrooms (Valspar Paint see below) 2. Replace all switch and outlets and add smoke detectors to code 7. Install GFCI were needed 8. Clean all interior wood doors, clean and reuse glass hardware 9. Replace all wood windows (new vinyl double hung) 10. Remove cheap built-ins in all rooms 11. Remove sliding door between entry way and living room.

3 KITCHEN 1. Demo kitchen cabinets and open a picture window between dinning room 2. Move washer and dryer location to basement (see diagram) 3. Install new oak cabinets (leave kitchen layout the same) 4. Install new pre-fab laminate counter tops (Black Labrador) 5. Install new ceramic tile floor (12 Beige from entry) 6. Install new appliances ( Silver Mist- refrigerator, stove, microwave, dishwasher see attached sheet)

4 BATHROOM 1 st FLOOR 1. Remove wallpaper, prep and paint (see color chart) 2. Demo existing bathroom 3. New ceramic tile floor (12 Beige) 4. Install new shower stall, toilet, pedestal sink and faucets ( See attached material list) 5. Install new medicine cabinet and new lighting 6. Install new towel bar and toilet paper holder BATHROOM 2 nd FLOOR 1. Clean walls, prep and paint (see attached color chart) 2. Remove existing tub, toilet, sink and flooring 3. New tile floor (12 beige) 4. Install new tub, toilet, pedestal sink and faucets (See attached material list) 5. Tile tub surround (4 white with accent border) 6. Replace vanity mirror, lighting and exhaust fan BEDROOMS, DINING ROOM and LIVING ROOM 1. Prep and paint all rooms (see color chart) 2. Replace all lighting (dome with brushed nickel) 3. Replace plugs and switches in all rooms 4. Repair 2 radiators in bedrooms

5 BACK PORCH 1. Remove existing carpet 2. Paint ceiling and replace lighting (dome brushed nickel) 3. Replace screen door to porch 4. Install new berber carpet HEATING SYSTEM 1. Service existing boiler and burner 2. Run heating system and check for any leaks GARAGE 1. Clean out interior 2. Check for any damaged wood, replace and paint inside white 3.
