Soon we will be in the triple digital temperatures. We are in the process of getting some minor maintenance completed in the complex before the weather is unbearable. The pool is quickly warming and the area is pleasant and a nice place to escape and relax from the day to day grind. The Board of Directors wishes all our neighbors a safe and Happy Easter.
2 WHAT S HAPPENED The olive trees have been trimmed and sprayed which will prevent the trees from producing olives and creating a messy driveway. The front wall at the entrance of the complex has been completely painted and some vegetation that requires low water usage has been planted. The patio fascia boards have been replaced for those residences that reported any issues and allowed access to their patio to complete an inspection. A few home owners are now getting gutters installed on their patio to reduce water pooling on the patio. This will save the fascia boards from water damage and rotting. Each fascia board in the driveway/carport area is in the process of being repaired and painted. MAINTAIN A NEAT EXTERIOR Please take a close look at your carports and atriums and make sure they are clean. The carports and atriums are not for storage. If you have vegetation in your atriums and the sprinkler needs repair or adjusting please contact Robb to get it repaired. Make sure your windows are in good condition and your window coverings are clean and neat. Clear away any overgrown vegetation along the fence in your back yard that may be encroaching into your neighbor s yard through the fence. The carport ceilings have been assessed and repairs have been scheduled and will take place at the end of March. We are having a problem with individuals passing through the complex and jumping the wall in the visitor parking area. If you see anyone in the complex that you do not know please ask them to leave. If you get any resistance call the police. Tricks to making spring cleaning less daunting: Make a list of rooms and duties in each that need to be done. La Ultima Newsletter, March Vol
3 Make a schedule by estimating how long each task will take and how long you want to clean each day. De-clutter. Label three bins Keep, Toss and Donate/Sell then sort all of your clutter accordingly. There are downloadable apps that remind and motivate you to clean. Check out Tody, BrightNest, Unfilth Your Habit, HomeRoutines, EpicWin, and Chorma. Reward yourself. For each task you complete, treat yourself to a small pleasure, like a glass of wine or your favorite TV show. This helps motivate you to work. Follow these tips to a more clutter free tomorrow! 4 Always back up any important computer-generated work files. Stay calm and refer to your preparedness plan, if you have one. If not, review the following list of suggestions on how to prepare for an outage. Please break down all boxes before placing them in the receptacle. NO GLASS is allowed in the recycling receptacle. NO PLASTIC BAGS are allowed in the recycling receptacle. POWER OUTAGE PREPAREDNESS To stay safe during a storm, SRP Safety Connection urges you to follow this advice: Keep flashlights along with extra batteries in convenient locations. What to do during an outage: (You may want to print this and keep it handy during storm season) Go online. You can use your mobile device to check SRP s online map to see what geographic areas are affected by the power outage. You can also monitor SRP s Facebook page or Twitter for the latest updates. You do not need to have accounts to view these updates. Report the outage. You can either log in to My Account on SRP s website to report online or call SRP s automated Residential Customer Services, Be sure to enter your account number (located on the top left portion of your bill) so that they ll know where the power outage is. Make sure all of your electronic devices have surge protectors. Radio updates. If you have a battery-powered radio, tune in for news updates about the storm. 5 the three primary Emergency Alert System (EAS) radio stations are KFYI AM 550, KTAR AM 620 and KJZZ FM Most stations participate in the EAS and should repeat messages originated on the three primary stations or by the National Weather Service. Turn off all major appliances, including your computer, air conditioner, TV and other media equipment and dishwasher. This will help SRP restore power more quickly while protecting your equipment from voltage fluctuations and circuit overloads when power returns. Turn all lights off except one to indicate when the power has been restored. When power is restored, wait a few minutes before turning on lights and appliances then turn them on one at a time. Reset circuit breakers. Do this to see if the problem is a shortcircuit in your home s electrical system. If other homes in your neighborhood are dark, the problem is likely a power outage. Check for blown fuses or make sure your circuit breakers are in the on position. Also check the main breaker: turn off and then turn on to reset it. Avoid opening doors and windows. This keeps cool air inside and warmer air outside. Check on your neighbors. Make sure everyone is safe, especially the elderly and/or disabled persons. Confine pets. During a storm, pets can become frightened and may try to escape through an open door or window. Therefore, it is best to confine them in a room until the storm passes. Keep fridges closed. During a power outage, keep fridge and freezer doors closed to conserve the cold air inside. In the event of an extended outage, use perishable foods and foods from the fridge first. Then use foods from the freezer. Use nonperishable foods last. Protecting your home electronics: Electricity from lightning can travel through wires in your home and damage important home office equipment. Even during a partial power outage, it s important to: Unplug any equipment that does not need to be on. This includes telephones, TV cables, and especially the air conditioner, La Ultima Newsletter, March Vol
6 heat pump, computers and printers. This protects them from voltage fluctuations and helps avoid circuit overloads when the power returns. Ground your equipment. Power disturbances can affect computers and other microprocessor-based equipment that depend on a constant voltage supply. An improper ground can cause them to malfunction or fail. Wait at least one minute after power is restored before turning anything on. U.S. bank account and at least one of you has a Chase account (La Ultima) you will be able to send and receive money. Set up QuickPay payments using La Ultima s address: laultima@cox.net If you are going to use the Chase QuickPay for the first time, please notify the Association at laultima@cox.net via and we will be on the lookout for the payment and will notify you once it s received. Please don t wait until the 10 th of the month to make your payment because it may take a few days for us to receive it. For non-chase Bank customers, it took Chase about 10 days to test and set up a QuickPay profile and it took about 3 days to process the transaction. ELECTRONIC PAYMENTS We can accept your HOA monthly payment electronically through Chase Bank using QuickPay. You will need to go to the Chase Bank website and set up a QuickPay profile or activate your QuickPay feature for current Chase Bank customers: If the electronic payment is received after the 10 th of the month, a $20 late fee will be charged. With Chase Person-to-Person QuickPay, you can send money to nearly anyone using their address or mobile number. As long as both of you have a La Ultima Newsletter, March Vol
