2 1. Lake Management The water levels in the lakes continue to be down significantly due to the minimal amount of rainfall received recently and will likely remain low over the next several weeks. The lakes have minimal to no vegetation issues at the time of inspection. One Brazilian Pepper sampling, one Willow sampling, and some minor issues will be communicated to Lake Masters. Lake Masters continues to submit monthly reports and invoices on time. Lake Masters continues to maintain the algae and weeds throughout the system. There are places along the pond banks and littoral zones that it would be beneficial to plant. Additional lake maintenance information is found below; all lake issues are low density. 3 a. Algae on Lakes: No issues observed. Lake Masters treats on an ongoing as needed basis. b. Littorals: Minimal weed issues. Recommend plantings on banks and/or littoral areas within Lakes 4, 11, 12, 13, 14, 15, 17, 20, 37 and the discharge canal on the NW side of the Bay Ridge neighborhood. A planting plan will be provided at a later date. c. Weeds: i. Brazilian Pepper: Lake 11-one sampling ii. Cattails in Lakes: No issues observed. iii. Dollar Weed in Lakes: No issues observed. iv. Willow: Lake 37-one sampling at the littoral area. v. Palms on Lake Banks: No issues observed. vi. Torpedo Grass in Lakes: No issues observed. vii. Various Submerged weeds in Lakes: No issues observed. d. Trash in Lakes: No issues observed. e. Fountains: No issues observed. f. Bulkheads: No issues observed. g. Clippings in Lakes: No issues observed. h. Lake Masters, Aquatic Weed Report: Received. Lake Masters continues to keep up with routine maintenance and sends treatment report and invoice on routine basis. 2. Lake Bank Erosion: No issues observed. 3. 5 6. Landscape a. Activity Center Parking Lot: Two Dead Pines at Activity Center Parking Lot. Recommend Removal. b. Fence Line: Vines, Brazilian Pepper, and Carrot Wood. 6 7. General Maintenance Activity Center Complex a. Trash: Along pool fence and RW Dr b. Air Condition Area: Clutter-Water Can c. Behind Pool: Clutter-Recommend removing d. Pool Fence: Found decorative top on ground and fence stained or paint is chipping. Recommend checking fence for loose pieces, cleaning, and touchup painting. Severn Trent Monthly Management Report 5
7 e. Mechanical Room: Used as storage area. Recommend removing items Christmas Decorations, Landscape Products, Outdoor Patio Umbrellas. f. Boxes: Need lock out device. g. Pool & Pump House: Siding is missing or coming loose near the ladies restroom. Drain appears to be undersized and does not drain adequately. Recommend repairs and reviewing drainage area. 8 8. Residential Complaints/Concerns Lake 3: A homeowner has approached the Modification Committee to request the approval to add riprap. It has been communicated others may also do restoration. Approximate area is along the NE area of lake. Addresses: 13725, 13709, Lake Point Ct. Photo general area. Preserve K: 3331 Osprey Lane. Willow Cracked and fell out of preserve onto neighboring property. Removed. Preserve E: Willow Glen Court. Would like plantings to block view of preserve. Project Coordinator spoke with resident to let them know they could seek permission to plant right at the edge of residential property. This way no special request/permit modification would have to be sought, if we tried to plant in the preserve area. Irrigation Box: Resident fell in a hole that was from an old irrigation valve box. Project Coordinator working with RCA/Landscaper on fix to specific issue, but recommending RCA/Landscaper to identify ongoing issues in the field, so as to be proactive vs. reactive. Preserve K: Lake Shore Village (LSV) group of residents would like additional natives in preserve near their homes. Item presented to Environmental Committee. Field meeting with vendor scheduled. The LSV group is offering to pay for plantings. Severn Trent Monthly Management Report 7
9 9. Non-CDD Issues No issues observed. 10. Beach Club a. Landscape Trees trimmed along the south property line by FPL Pitch Apple are doing great. There are a few spots that need a plant to fill a void. Also, the Tulips on the neighboring property are starting to crowd out or shade out the Pitch Apple. Recommend cutting overhanging Tulip branches straight up, so Pitch Apple can continue to grow, and where there are voids in the Pitch Apple shrub line plant a few more. Front Entrance Coffee Plantings The Coffee Plants that have had water are doing well. Some plants are not getting enough water and are stunted or have died. In this area it is recommended to allow the Sea Grapes to grow to approximately 3 feet tall and keep maintained. Also, I met with one of the Committee Members and it is recommended to plant additional Coco Plum nearer to the gate and parking lot area to create a complete hedge. Preserve W1/W2, Reserve Ct, Oak Branch Chain Link Gate near Hole 5 needs Brazilian Pepper cut back RV Parking Lot-Brazilian Peppers need to be cut back RV Park Area. Fence post around utilities has rotted at foot, and post and cable are laying on the ground. BC. Insecticide needed for plants at entrance. BC. Equipment needed BC. Outside sink handle leaking BC. Gutter drip on 10 th skid from top of entrance ramp BC. Ladies bathroom light switch at entrance/exit door is not automatically turning off BC. Need chain saw to cut down the remainder of the dead Areca palm stump located at front of the building near the air conditioner unit BC. Annual Tree Pruning BC. Reassign staff parking space and move sign BC. Trespassing at Entrance is occurring. Recommend installing decorative pilings and rope, or bollards and chain Action or Completed Work Order created Fixed but now back on the list.
