4 Situation The Old Rectory is situated on the edge of Puncknowle, a pretty village lying just 1.5 miles from the beach at West Bexington between the county town of Dorchester and the Georgian town of Bridport. Puncknowle (pronounced Punnel ) is made up of predominantly stone cottages and farmhouses with the Church of St Mary and The Crown Inn, a 16th Century thatched public house, at its heart. Just 6 miles to the west is Bridport, a charming town with several restaurants, pubs, shops, supermarkets including Waitrose, a lively twice weekly street market as well as the highly regarded Electric Palace Theatre. Dorset s county town of Dorchester also has an excellent range of facilities including a mainline railway station to London Waterloo. Within a short distance of Puncknowle is the stunning Jurassic Coast, a UNESCO World Heritage Site. A short drive away is Burton Bradstock which has a golf course and swimming at Hive Beach - known also for its popular café as well as the Seaside Boarding House boutique hotel. There is also a fine seafood restaurant at West Bexington on the western edge of Chesil Beach. South- West Dorset is a beautiful part of England and this particular area is wonderful for walking, riding, sea fishing and sailing (at Portland). Description The Old Rectory is understood to date back to the late 17th Century and is listed Grade II as being of Architectural and Historic Interest. The house has a mixture of rubble stone and rendered elevations under a clay tiled roof with the main front elevation being of classical Georgian proportions with attractive sash windows. The property is approached from a quiet village lane via a sweeping gravelled drive allowing entry and exit from two separate points and ample parking both to the rear of the house and alongside the cottage. The property has extremely charming and well presented accommodation facing in a southerly direction and arranged over three floors with some fine period features including open fireplaces, exposed timbers, flagstone and wood stripped floors, original window shutters and door architraves. The southern wing of the house comprises the drawing room and dining room, both splendid formal rooms with marble fireplaces and stripped wood floors. An entrance hall leads through to the rear of the house, likely to be the oldest part, where there is an excellent spacious kitchen with Aga and a handsome flagstone floor and rear access to a walled, paved courtyard and then the garden. Alongside the kitchen is another snug room with a particularly attractive inglenook fireplace with original bread oven. On the first floor are some lovely bedrooms with sash windows offering plenty of light and views over the gardens and surrounding countryside. On the second floor, additional attic rooms are of a good, usable standard. Outside At The Old Rectory one can often hear waves breaking on the beach as the site is so close to the sea. The land which rises between the house and the coast shelters it from the prevailing south-westerly breeze, thus the property is in a nicely sheltered spot. The gardens at the Old Rectory are a major feature, the house having once been owned by Anna Pavord, gardening correspondent for The Independent, and keen horticulturalist; the garden was transformed in her tenure and remains a wonderful accompaniment to this pretty Georgian house. To the front of the property is a low cut box hedge and climbing Wisteria on the main elevation. Beyond that the drive sweeps round with a lawn and well screened Southern boundary. A gravel path leads through a planted pergola and there are a wide range of decorative shrubs, trees, plants and assorted topiary.

6 In the corner of the walled garden there is a summer house facing in a southerly direction and near to that a fascinating and historic dovecote which the owners sometimes use for candlelit dinner parties. Behind the dovecote is the Cottage which provides two bedrooms, a bathroom, sitting room and kitchen and alongside that is garaging with steps up to storage above. From the raised lawn beyond there are superb views to the north over the Bride Valley. On the western boundary of the property is an All Weather tennis court. On the south west side is an attractive copse with daffodils and bluebells and a charming Gothic folly built in 1846 and decorated with Chesil Beach pebbles. Accommodation Please see floor plans. After about 6 miles, just before a dual carriageway, take the left hand turning signposted to Long Bredy, Litton Cheney and Puncknowle. After half a mile turn right at the T junction signed to Litton Cheney and Puncknowle. Drive through Litton Cheney and at the White Horse Inn bear right following signs to Puncknowle. The lane then twists and turns but carry on for a further mile and turn left at the sign to Puncknowle.
