1 Newsletter For members of Hazelwood Owners Association June 2014 New Subdivision LED Lights By Tim Dunlop, Owner of Bright Ideas Lighting Co. At the Hazelwood subdivision, Bright Ideas Lighting recently completed an upgrade of the street lighting from high pressure sodium to LED. The old high pressure sodium lights produced an orange/yellow color whereas the new LED produce a crisp, white color. The subdivision lighting consisted of street lights and shorter pole lights at the entrance and on Goldenspire at the northeastern section of the subdivision (North park). The street lights were converted from 100 watt high pressure sodium to 24 watt LED and the shorter pole lights were converted from 70 watt high pressure sodium to 11 watt LED. When the street/pole lighting were operating before the LED retrofit, it took approximately 7000 watts to light all of the subdivision street INSIDE THIS ISSUE New Subdivision LED Lights 1 Stay In Touch 1 What s New in the Neighborhood? 2 Irrigation 2 Fence Staining / Repairs 3 New Faces on the Board / New Committees 3 Message from AMI 4 lights. After the lighting retrofit, the subdivision is using just over 1400 watts to light the entire subdivision. This is a savings of approximately 80%! The high pressure sodium lights lasted approximately 20,000 hours, where the new LEDs have a 50,000 hour rated life. Homeowners at Hazelwood subdivision will enjoy years of zero maintenance costs on the pole lights going forward. Stay In Touch We continue to add to our subdivision list, which we use to keep residents informed of neighborhood events and to communicate in case of emergency issues. 2 Page 2 What s New in the Neighborhood? New park signs in the North and South Parks. Larger, sturdier, plus easier to read. Please take a minute to read the rules so our parks are a safer and more pleasant place to enjoy ourselves. Replacement shrubs in the center strip on Almira. Eight new trees to provide more shade near the benches at both parks. Thank you to Dave Wilkins for planting the shrubs and carefully choosing the new trees for our enjoyment. Power washing and staining of common area fences will start soon. This year we are having both parks done as well as several other areas that are in need of staining. Necessary fence repairs on several sections will also be done. Repair/staining of Bowhall section and secondary pond area. We are also putting up a new Dead End sign on Bowhall. Gate and fence repair on West pond. New, larger entrance event signs. Refurbishment of mailboxes set to start later this summer. Irrigation As I m sure you are already aware, we had a few issues during irrigation start-up. For some background, once the irrigation district turns the water into the small canals, it sometimes takes several days for them to flush through the system. Even though we might have water in the small canals, that does not necessarily mean we have water in the pond for irrigation. Once we do get water in the pond, we then call the pump maintenance company to schedule servicing and testing of the pump. At that point we can notify the subdivision that the irrigation system is on. This year, however, the pond was not retaining water. Dave Wilkins and Wayne Lasuen, our irrigation volunteers, spent many days investigating the issue. We also called in a pond engineer. It was finally determined a part had gone out on the pump after it had been serviced and tested. A HUGE thank you to Dave and Wayne for spending many hours getting our irrigation issues resolved. And thank you to the homeowners who were understanding and patient while we sorted this out. During all of this, Wayne dubbed himself, Assistant to the Assistant Pump Director for HOA. His sense of humor got all of us through a difficult situation.
3 Page 3 Fence Staining/Repairs It is a part of Hazelwood s CC&R s and ACC Design standards that all fences in public view be regularly stained and repaired. After a recent neighborhood drive-through to check fence conditions, we compiled a list of homes that need fence repair, staining or both. If your fence needs either of the above, you will have already received a notice to comply to Hazelwood s CC&R standards, and we hope that you have already completed this or are making plans to do so. The Board has targeted an August 1, 2014 goal date for having the staining and repair of fences in Hazelwood completed. It was noted by our fence staining contractor that fences stained regularly on both sides will last much longer than those that are not. Without proper Specific ACC guidelines are located at amihome.net/hazelwood/profile.aspx, Homeowner Resources, Architectural Approval Form & Guidelines staining on both sides, the fence will eventually bow and is not as stable. If you have questions regarding either the repair or staining of your fence, please Kristel and she will forward your questions/concerns to our Architectural Review Committee. Thank you in advance for complying with this request. New Faces on the Board / New Committees Welcome to Amie Dryden, our new board member. Amie is an attorney and keeps busy with her beau Justin and kids and her 3 dogs. and Bryn will also be welcoming renters into our neighborhood making everyone who lives here feel at home and a part of our community. Steve Scott is our new ACC (Architectural Control Committee) Chairman. Steve is an architect by trade and keeps busy with his wife Kalena and their twins. I m sure you ve seen him walking the twins in the stroller around the neighborhood! Steve will be responsible for reviewing all ACC requests for our subdivision. April Hanson and Bryn Booker are our new Hazelwood Greeters. They have already come up with some great ideas to welcome any new homeowners that join our neighborhood. April We had a group of about 10 ladies stuff approximately 1,000 plastic Easter Eggs with candy and trinkets for our Easter Egg Hunt on April 12 th. Although it didn t take us very long to stuff eggs, we had a great time getting to know each other. Thank you to Devon Kamann for organizing the event again this year. In fact, this year s Easter Egg hunt was our biggest ever! If you would like to volunteer for any committees, please contact Kristel at KHarrington@amihome.net. We would love to have you join us!
