There are a further three good sized bedrooms which are all supported by an excellent family bathroom, and a second mezzanine area, with its own staircase, which is currently being used as an office. Externally and to the rear there is a large stone pa o that runs the full length of the property with access to the log and bin stores, garden shed and a fenced off oil tank. The gardens form a par cular feature of Pear Tree Barn and extend to approximately 0.5 of an acre and are laid predominately to lawn with herbaceous borders, a large pergola and an archway that leads through to the rear gardens where there is an enclosed and produc ve vegetable sec on, a small orchard which is planted with a number of fruit trees, including two conference pears, two plum trees (Victoria and Marjorie) and a number of apple trees. There is also a poultry area for chickens and ducks, which is fenced and secure. The rear gardens can be accessed via a private access strip to just two of the proper es, beyond this there is open pasture. Direc ons From Hereford proceed ini ally on the A49 towards Ross on Wye. Con nue for approximately 3 miles and proceed up Callow Hill before turning right onto the A466 to Monmouth and Wormelow. Con nue into the village of Wormelow and a er approximately ¾ of a mile, turn right to Orcop. Con nue up the hill and proceed through the village, con nuing down to a small crossroads and turn right. Con nue for a further 1.5 miles, passing the village hall and as this small lanes starts to rise up again you will find the entrance to Pear Tree Barn on the le hand side with the entrance to the property then being on the right hand side.
