3 Broadmoor Estates is centrally located within Sherwood Park and was built during the 1960s and 1970s. This neighbourhood is primarily a single family neighbourhood that surrounds the 18 hole Broadmoor Golf Course and therefore displays unique character and sense of place. There is semi-detached housing located in the south central portion of the neighbourhood across from Broadmoor Lake Park and adjacent to Sherwood Drive Park West. A multi-family development is located in the north east portion of Broadmoor Estates along Oak Street. The neighbourhood is also home to a tennis club and Sherwood Park Emergency Services. Avondale Court Beauvista Drive Avondale Court Typical Street Beauvista Drive Typical Street Beauvista Drive and Avondale Court were selected as typical streets. The streets displayed the most original features and characteristics found throughout Broadmoor Estates, including a variety of housing types and styles, garage locations, original colours and materials, no boulevard trees, mature trees on private properties, monowalk on both collector and local roads, appropriate corner lot treatments (facades, fencing and landscaping), and consistent building heights. 48 STRATHCONA COUNTY MATURE NEIGHBOURHOOD URBAN FORM AND ARCHITECTURAL CHARACTER ASSESSMENT

They take pride in ownership and it is visible through well maintained and landscaped properties. Concerns were expressed regarding some missing sidewalks in the neighbourhood, access to transit and influx of parking when events are hosted in the neighbouring parks and community amenities. 6 M a ssin g The two typical streets in Broadmoor Estates provide good variation. Beauvista Drive provides a pleasant streetscape with bi-level and split level homes with an average 7.25m front yard setbacks, and landscaped lawns. Avondale Court has a variation of single level, bi-level and split level houses with a variety of pitched roofs. Varied front yard setbacks and consistent building heights creates an interesting streetscape at the pedestrian level and the feeling of openness. These features contribute to a wellbalanced and diverse massing and urban form. Siting Homes generally have a wider side yard to one side of the house to accommodate the driveway to access side and rear garages. Sideyards are smaller where the garages are located at the front. This enhances the variety of side yards and street frontages in Broadmoor Estates. 9 Windows Window styles in Broadmoor Estates generally include a large picture window in the front of the house, followed by a series of smaller double or triple lite sliding windows or casement windows. Ro oflines Within the Broadmoor Estates neighbourhood, the rooflines range from low pitch to medium pitch roof types. High pitched roof is seldom in this neighbourhood. Roof styles include gable, hip and saltbox in accordance with the typical architectural style. 10 Architec tural St yle Craftsman, Ranch, Colonial and Prairie are the dominant architectural styles in Broadmoor Estates. Architectural styles include the following elements, exposed rafters and big windows, low pitched roofs, horizontal building forms and stucco or siding exterior finishes. 12 Site Landscaping: Plant Materials - Dominant Trees & Shrubs Despite the great number of large residential lot sizes, a minimum of 20% of the typical residential site is landscaped with foundation plantings present within the front yard setback. There are a high proportion of consolidated planting beds featuring ornamental trees and understory shrubs and decorative mulch beside driveways or front sidewalks. In addition, many homes feature precast block, or boulder, retaining walls. Notable landmarks of the neighbourhood are the numerous traffic calming measures with adjacent shrub planting beds next to the street. Colorado Blue Spruce American Mountain Ash Colorado Spruce Decks, Porches and Verandas: Very few covered, but unenclosed patios, porches and verandas are located at the front of homes. Uncovered and unenclosed structures such as decks, stairs, window wells, and eave overhangs project into the rear and side lot setback spaces. Trees: Dominant Trees within the Broadmoor Estates neighbourhood are Colorado Blue Spruce, Colorado Spruce and American Mountain Ash. Furthermore, very few municipally-planted trees are found along the street boulevards, while Scotch Pine, Amur Cherry and Weeping Birch trees are generally found within the residential front and back lots planted by home owners. Fencing: A variety of fencing types is observed. The greater majority consist of wood screen fence to a height between 1.5 to 1.8 metres in height. Few occurrences of vinyl and chain link fencing are noted. Wood screen step-down fencing generally 1.2 metres in height does not protrude into the front yard.
