2 Resident Design Approval 1. A Resident Design Approval is required for any improvement to the exterior of a home or a homesite. A Resident Design Approval is also required when improvements or modifications are made to an existing Uniprop Homes model home or homesite. 2. Improvements are defined as anything added to the exterior of a home or homesite. These include such items as steps, decks, patios, sheds, porches, carports, awnings, painting or staining, add-a-rooms, sidewalks, landscaping, and all other exterior alterations. 3. All improvements must comply with Uniprop or the community standards as defined in the Community Covenants or other sections of this manual. 4. If the improvement is an established Uniprop Standard (such as a shed or wooden deck), attach the appropriate Standard form to the Resident Design Approval form. Use the Resident Design Approval form to detail specifics such as color or location on the homesite. The resident must sign the Resident Design Approval form and initial the attached standards, so there is no confusion regarding the intended improvement. 5. If no established Uniprop Standard exists for the intended improvement, the resident must submit a detailed drawing to scale including specifications of the intended improvement. The specifications should include materials and color choice. Use the Resident Design Approval form and attach any additional drawings and specifications necessary. The resident must sign the Resident Design Approval form and initial any attachments so there is no confusion regarding the intended improvement. 6. Building permits may be required by the local government, and it is the resident s responsibility to obtain these permits. A copy of the building permit must be given to the Community Manager and be kept in the resident s file. 7. Community Managers should be familiar with local building requirements, such as set back requirements, clearances between structures, and material specifications. 8. All work except painting and landscaping must be done by a licensed contractor or professional manufactured home service company. 3 Resident Design Approval (cont.) 9. All standard Resident Design Approvals must be approved in writing by the Regional Vice President. All non-standard Resident Design Approvals must be signed by the Regional Vice President and Design Coordinator. 10. A copy of the Resident Design Approval form (along with any attachments) is given to the resident, and the original is placed in the resident s file in the Community Office. 11. Include a blank Resident Design Approval form in your welcome pack and explain its use as part of your Resident orientation. Section III. Resident Design Approval 3-3 December 2011

Approval by Management of any improvement is limited to considerations of appearance. Resident agrees to have their home improvements built to the specifications listed above and illustrated in the space above and/or the attached drawings, exhibits, and permits. Uniprop Design Standard, signed and dated by Resident, is attached if applicable. IMPORTANT: All permit fees and taxes levied by local authorities will be the sole responsibility of the homeowner. 5 Uniprop Greenscape Homesite Standards Policy and Procedure Any improvement or alteration to the homesite involving landscape must have prior design approval using the Resident Design Approval form. You must check with Miss Dig or the appropriate utility company before any landscape installation. There is to be NO planting in any utility easement area. There are two options for homesite landscaping: Greenscape or Xeriscape. For each community it will be defined as one or the other. At some communities both may be available. Only those species listed on the Regional Landscape Schedule as appropriate for your community will be approved. There is to be no protective or decorative fencing, concrete or stone edging, or landscaping timbers utilized. 1. Planting Areas Planting areas may be created to edge a home, walkway or shed. They will be no wider than twenty-four inches (24 ). They may contain shrubs, annuals, perennials or ground cover and will be mulched and maintained appropriately. Planting areas will be delineated by a hand dug edge, walkway or parking area. If next to sidewalk, remove soil so that sidewalk becomes retaining edge. 2. Tree Location Trees will be planted no closer than 4 to a home, sidewalk or street, with a limit of three trees per homesite. They should not be placed in such a way as to form a row or wall. Trees may not be planted in any utility easement or in any way that may limit access to or block utility lines or connection points. They should be planted at least twenty feet (20 ) apart. They must be maintained within the requirements of the Community Covenants and pruned to the requirements of the species. If help is required, information can be obtained from the Design Coordinator. 6 Uniprop Greenscape Homesite Standards (cont d.) 3. Shrubs Shrubs may be planted around the home, to edge a walkway, screen a shed, or as decorative freestanding elements. They may not be used as a privacy hedge on any side of the homesite and should not be in any lineal fashion more than six feet (6 ) in length unless they are against the home or shed. They must be trimmed to no more than five feet (5 ) in height. 4. Annual, Perennial and Vegetable Gardens Annuals and perennials can be planted in the areas created by the planting of trees and shrubs. Flower/vegetable gardens are permitted providing they do not interfere with the adjacent homesite and do not exceed 100 sq. ft. in area. Structures to support flower/vegetable plants may be used providing as follows: a) They are appropriate for plant. b) They are no higher than three feet (3 ). c) They are removed at harvest time or the end of the growing season, whichever comes first. 5. Lawns All other areas of the homesite should be sod using appropriate grass mixture for the region. Refer to the Regional Landscape Schedule. It will be maintained within the requirements of the Community Covenants. The following Sample A, Sample B, and Sample C are examples of possible landscaping layouts. 30 Uniprop Wood Deck Standard Description 1. A Resident Design Approval must be submitted by the resident before the construction and/or improvement of a wood deck. 2. All improvements must be built by an insured and licensed contractor. Building permits, if applicable, must be obtained from local agencies before construction. 3. Wood deck kits may be acceptable if approved by the Regional Vice President. Find local companies in your area to recommend these kits to your residents. 4. All decks that follow our Wood Deck Standard must have the illustrations attached to the Resident Design Approval form. The resident must also sign a copy of these specifications for our files. 34 Uniprop Standard Deck Stains The following solid deck stains are appropriate for staining decks, steps, and wood deck roofs in Uniprop Communities. Note that the deck and step stain must match the siding or skirting color of the home. Other paint companies also make acceptable solid color deck stains for use on deck and steps. Instruct the resident to use a solid deck stain. Many other solid stains are recommended only for vertical surfaces and will not wear well on decks and steps and, therefore, are somewhat less expensive. 35 Shed Standard Description 1. A Resident Design Approval must be submitted by the resident before the construction or purchase of a storage shed by a resident. 2. The Resident Design Approval should include the size, location, and building materials of both the shed and the concrete base. 3. Sheds are be constructed by a licensed builder or can be built as a kit. 4. The homeowner is responsible for complying with local zoning ordinances and building codes including setback requirements. 5. Sheds must match one of the three (3) sheds which appear on the Uniprop Shed Standard attached sheets and must conform to the size and height specifications listed. 6. Storage sheds must be constructed on a poured concrete base, a minimum of three inches (3 ) thick slightly above ground level OR of concrete patio blocks two inches (2 ) thick and a minimum of 12 x 12 x The maximum shed size is to be 10 x 10 x 8 high. 8. If the approved paint brand is not available, a resident may select a quality brand of paint that is available, making sure that it matches our color selections. 5. Be mindful of anyone who has begun painting their home without a Resident Design Approval. Daily drives through the community will keep you in touch with resident activity. 6. 47 Nevada Fence Standard Description Our policy is to discourage residents from installing fences. Discuss the following drawbacks with any resident who is considering the installation of a fence: The installation of a fence is expensive. The maintenance of a fence is both expensive and time-consuming. Fences tend to collect trash. Fences create a closed off, less friendly community environment. Residents who cannot be dissuaded from installing a fence must conform to the Nevada Fence Standard and adhere to the following guidelines: 1. A Resident Design Approval must be submitted by the resident and approved by the Regional Vice President before the construction and/or improvement of a fence. 2. The resident must submit a plan view drawing, to scale, indicating the location of the fence. This must be consistent with the Nevada Fence Standard. 3. The location must be in accordance with the following guidelines: a. The fence cannot be located between the front door and the street. b. The fence must be located behind the front door. c. The fence must be no closer than six feet (6 ) to any sidewalk. d. The fence should not encroach on any main utility easements, when possible. e. For homesites that are back-to-back, the fence should be no less than ten feet (10 ) from the rear homesite line to a fence or twenty feet (20 ) from fence to fence. f. Resident must stake the fence corners on the homesite when the plan is submitted. 2. All work must be completed by an insured and licensed contractor. Section III.
