5 Development History AS ; consolidate the existing 16 separate maintenance standards relating to fire protection systems and equipment into one common document ; consolidated standard released 2006; Amendment 1 minor changes 2008; Amendment significant changes 2011; After abandoning Amendment 3 new draft standard released for public comment Fire monitoring systems Smoke alarms Water mist Evacuation

6 AS 1851 New Edition Required Instead of developing Amendment 3, the Standards committee determined that a new edition was required. Factors included: Regulatory acceptance Major structural changes required to simplify Overhaul to every section and every table Clearer definitions and examples Improved readability and comprehension Clearer outcomes for building owners and managers

8 Key changes introduced in AS Name Change 2005 Maintenance of Fire Protection Systems and Equipment 2012 Routine Service of Fire Protection Systems and Equipment A thorough overhaul of the general requirements of Section 1 to remove administrative requirements and avoid regulatory conflict.

10 Key changes introduced in AS Distinguished between critical defects, non-critical defects and nonconformances Critical Defect A defect that renders a system inoperative Non-critical defect A system impairment or faulty component not likely to critically affect the operation of the system Non-conformance A missing or incorrect feature that does not affect the system operation but is required to facilitate on going routine service

11 Key changes introduced in AS Easier for the responsible entity and service provider to implement the Standard Consolidation of sections Consistency across sections Less duplication Sections 6 to 10 in the 2005 edition covering fire detection, alarms, sound systems and intercom systems have been combined in a new Section 6 with the previous Section 8 (Fire alarm monitoring) being removed in this revised document A new Section 5 has been included covering water storage tanks for fire protection systems to address a new design standard AS 2304

12 Key changes introduced in AS Refinement of the routine service technical requirements in light of field experience and studies including: Battery load testing Detector sensitivity testing Several new appendices have been included to expand on Section 1 content, such as, baseline data and systems interface testing Two normative appendices, battery capacity testing and fire detector testing have been included Extensive detail on mechanical services included in the normative section in the 2005 edition has been relocated in two appendices, both informative
