3 Please read these instructions carefully before proceeding and keep them for future reference on the inside of the control panel door. Important Regulations Please consult the relevant approving building bodies before installation to confirm the system meets the required building specification. This Control Panel is capable of satisfying the requirements for residential buildings designed in accordance with Approved Document B. Safety - The installer must instruct the client in the function of the system including resetting and location of these instructions. - This document must be located on the inside of the door of the PCB4 control panel. - Children must not be allowed to play with this system. - When resetting the system, make sure that no body parts can get caught in any AOV (Automatic Opening Vent). Provide suitable signage to warn of potential body part trapping. - LED (LED10) located on the PCB4 control panel must be lit Green at all times. Otherwise see Troubleshooting. Maintenance Every 12 months this system requires maintenance to be carried out by a suitably trained individual. The following tasks should be carried out during the maintenance. - Update Log Book - External examination and inspection of system components - Measuring of insulation resistance - Checking and testing of all relevant power supply units and batteries - Functional testing of all connected system components See below (12) for interim 6 monthly system inspection. Guarantee The PCB4 panel is guaranteed for 12 months from the initial date of delivery. This guarantee is void when connecting components not approved by Be Safe Direct and not installing and maintaining the system in accordance with this installation manual. Page 3
4 1) General System Overview The PCB4 is an 8 Zone AOV Control Panel with the added feature of environmental ventilation control. 16 Zone Control is possible when adding an additional PCB board. Stair and roof vents can also be operated on activation of any of the 8/16 zones. Individual AOV Zone control can be achieved by installing Smoke Detectors, Manual Call Points or Fire Alarm Interfaces. A 10Amp or 20Amp power supply is available and is backed up by batteries. This provides power in the event of mains power failure. A Power Fault output is also provided. Environmental ventilation control enables each zone to be individual controlled by a thermostat and rain sensor. A time clock and sequencer can also be incorporated to allow each zone to open and close at certain times of the day and in a specific order. An override switch panel is also available to enable manual control of all zones at one central point. This is designed only for fire fighter use in an emergency. Typically this panel would be located in the entrance lobby. Electrical Supply A 230V AC 50Hz supply is to be used to power the PCB4 power supply unit. This supply should be fed by a suitably rated fused outlet and fitted adjacent to the PCB4 control panel. The mains supply is to be connected to the correctly labelled terminals (L Live) (N Neutral) (E - Earth). It is recommended that the supply is fed from an independent fused supply at the electrical distribution board. Only suitably trained and competent individuals should undertake the installation and wiring of the PCB4 control units power supply. (System connections are to be made without live power connected). 24V DC Emergency Battery Supply Emergency power supply of 12 Hours when using 2x 12V DC 7AH batteries connected to 10A PSU. Emergency power supply of 12 Hours when using 2x 12V DC 7AH batteries connected to 20A PSU. The system will open a single zone AOV and Roof/Stair vent if operated within the 12 Hours. Any environmental mode must be disabled during mains power failure as opening and closing of AOV s while on battery backup will reduce the backup time according to how often AOV s are opened and closed. Environmental control can be disabled when mains power failure occurs by wiring the (PSU Rdy) terminals in series with the time clock and/or rain sensor. Page 4
5 2) System Operating Modes and Links Mode 4 = Locked Mode (Supplied as standard) (No links on S1 or S2) Current legislation for natural smoke shafts requires other zones other than the zone of activation to be locked out and disabled. Smoke detectors and manual call points located in other zones activated after the initial activation will be locked out and disabled. Any environmental inputs operated will be ignored and zones activated will close, other than the zone of activation. The override switch panel can be used to manually open zones other than the floor of activation if required by the fire service. The roof/stair vent output will open on the initial zone activation. To reset the system to normal status after smoke detector activation, insert and remove the test key into the centre underside cover, of the manual call point for the activation zone. The front cover will drop down, Push up the front cover fully to reset the plastic element to its normal position. This removes the power from the activated smoke detector and resets the activated zones AOV and stair/roof vent. Note: The call point must be wired first in the line before the first smoke detector and be wired in series with the zone smoke detectors 24v DC supply to reset. If the call point has not been wired in series, turn on and off the PCB4 panel s incoming power supply to reset. Ensure no smoke is present when system is reset otherwise system will not reset. Mode 3 = Un-Locked Mode (Link on S1 only) This mode enables additional zones other than the initial zone activated to open on smoke detection and by operating the zones manual call point. The roof/stair vent output will operate on the initial floor activation. Resetting of the system is achieved as outlined in Mode 4 above. Operating the Roof/stair vent output when an environmental input is operated: Link on S4 = Open on environmental No link = Not Active Page 5

Fuses rated at 5A continuous load but subject to a maximum of 2A load per output. Fuses trip at twice the rated current and automatically reset when the fault is removed. Page 8
9 5) Compatible System Field Devices AOV Control Smoke Detectors: Provide automatic zone activation in the event of smoke being detected in that particular zone. Be Safe Direct approved latching smoke detectors and bases to be used only. A maximum of 10 smoke detectors can be installed per zone using a minimum 1.5mm² 3 Core Fire Resistant cable. Manual Call Points: Provides manual control of zones and stair vent. Be Safe Direct approved conventional manual call points to be used only. Multiple Call Points can be used in each zone and all are wired in series using a minimum 1.5mm² 2 Core Fire Resistant cable. Use 1.5mm² 3 Core Fire Resistant cable when wiring first in line, with the zones smoke detectors. AOV Zone Outputs: For reverse polarity and Motor Open/Motor Closed 24v DC actuators and motors. Note: Power is continuously supplied to this output and is not removed when switching. Actuators and motors must have limit switches fitted. Requires minimum 1.5mm² 2 Core Fire Resistant Cable for reverse polarity actuators and 1.5mm² 3 Core Fire Resistant Cable for Motor Open/Motor Closed actuators/motors. 12V DC actuators can be used by adding a 12V DC power supply to the control panel. This would connect to the Zone Input Supply Terminals instead of using the 24v DC power supply used to power the PCB4. This would also feature a battery backup facility. Fire Alarm Interfaces: The PCB4 Control Panel is compatible with Volt Free Normally Closed interfaces. This provides AOV control by utilising 3rd party addressable/conventional fire alarms. Interface output is to switch to open in fire condition. Requires minimum 1.5mm² 2 Core Fire Resistant Cable connected to detector zone inputs. Override Switch Panel: Located in the entrance lobby, the Override Switch Panel provides the Fire Service with manual control of additional zones after the initial fire zone has been activated. When a zone switch has been operated the relevant zone output and stair output will open. The stair output will be permanently open until all switches have been reset to their normal position. Requires a minimum 0.5mm² 10 Core Fire Resistant Cable. Sounders: Are not required in residential developments designed in accordance with Approved Document B and as such are not compatible with the PCB4 Control Panel. Please contact us for alternative systems. Environmental Ventilation Rain Sensor: Disables all environmental inputs when rains detected. If zone AOV s are already activated and open, the rain sensor will close all AOV s and not open again until the rain sensor detects no rain is present and an environmental zone input is triggered. Requires a minimum 0.5mm² 4 Core Cable. A Rain sensor requires a normally closed volt free contact opening when rain is detected. Using a normally closed volt free contact provides the added protection of the roof/stair vent closing if the rain sensor is disconnected or the power to the sensor is removed. Page 9
10 Thermostat: Provides individual zones with temperature control. On reaching the set temperature in the specific zone, its AOV output will activate and open. When the temperature falls below this set point the AOV output will close. The temperature is set using a dial located on the front of the thermostat and the temperature range can be set between 10 C and 30 C. Requires a minimum 0.5mm² 2 Core Cable. Open/Close Switches: This two position switch provides manual control of zone outputs providing an open and close feature. Switches will not override zone outputs when a smoke detector/ manual call point input has been triggered when system is in locked mode. A minimum 1.5mm 2 Core Fire Resistant cable is required. The switch contacts must closed to open the zone output. Time clock: This is 7 day time clock and has the facility to program up to 6 on/off times per day. The same or different times can be set for each day of the week. Time clock requires an open volt free contact closing when the time schedule is active. Sequencer: Please see TOC-8-RTC user guide for further information. NOTE: When a TOC-8-RTC Sequencer is used, a time clock is not required as the TOC-8-RTC has a built in 24 hour time clock. Other Device Connections MIOU Input: Multi Input Output Unit enables the PCB4 Control Panels Zone Outputs to be operated by a Hochiki Protocol, Kentec manufactured Addressable fire alarm system. Mimic Panel: The Mimic Panel provides remote visual indication of which zone has been operated using LED s. The relevant zones LED will illuminate when activated by a either a detection, environmental or override input. Volt Free Contacts: Two volt free contacts provide the necessary control to interface with 3 rd party equipment. When triggered the contacts will be capable of controlling other building systems to shut down Plant, Ground lifts, Informing BMS Systems of activation etc. A minimum 1.5mm ² 2 Core Fire Resistant cable is required for each set of contacts. This additional relay is powered from the relay 9 (I) output and is active when any smoke detector input is activated or the break glass input is activated. Note: If environmental mode is set to enable the roof/stair vent (relay 9) then the volt free relay would be activated also. Page 10

There is no battery fault light. There is also a volt free contact available (Rdy) on the PSU to indicate when the DC voltage drops below the low level or is not available. This contact closes when the DC voltage is correct and opens when it is low or not available. Note: There is no indication when the batteries are disconnected or faulty. PCB4 Green/Red LED A fixed green illuminated LED indicates that the PCB4 DC supply is healthy and that the PCB4 internal control is operating normally. It does not indicate that all external connections are correct. A steady red or flashing state indicates that the PCB4 logic has stopped or is in a fault condition. Page 11
12 7) Commissioning - Carry out external examination and inspection of system components before proceeding. - Notify the relevant persons of imminent system test. - Turn on the Power to PCB4 Control Panel. - Check Power Supply Voltages and lights, the Green Light on the PCB4 should also be lit. - Test all Zone Call Points by pushing the plastic element and spray the Zone Smoke Detectors using detector testing spray. - If fitted, Test environmental inputs using the thermostat dial to open and close the output and wetting the rain sensor to close all zone outputs. - If fitted, Test override zone switches individually and check the correct zone output operates. - Ensure no fault light appears in PCB4 control Panel - Provide electrical safety certification to client and sign to state system operates in accordance with the Approved Document B. - Ensure this installation manual is left inside the panel, Last page completed and panel is locked shut. 8) 6 Monthly Inspection and System Testing Every six months and after maintenance the below list is to be carried out by a suitably trained individual. -Fix any system errors immediately -Fill out log book -Advise the relevant parties that the system is going to be taken out of operation before starting the inspection -Disable remote alarm monitoring (If Fitted) -Visual Inspection: Check all components and cable connections for outer damage and dirt accumulation smoke detectors, call points and smoke vents etc must not be impaired in there function by goods in storage or structural changes. -Clamps and Connections Check connections terminals and fastenings of components are securely seated. -Actuators and Motors In case of excessive dirt accumulation, clean and re-grease outer mechanically moving parts using the manufactures recommended guidelines. -Smoke Detectors In case of severe external visible dirt accumulation or false alarms, Exchange with a new smoke detector. Test smoke detectors individually with Be Safe Direct smoke detector testing spray. Testing Always activate a different smoke detector or call point in each zone with every new test. 1. Open zones AOV using the zones call point and reset using the call point test key. Ensure zones AOV and stair vent open and close simultaneously. 2. Operate the zones smoke detector using detector testing spray. Reset by using call point test key or remove power from panel if no zone call point is fitted. Ensure zones AOV and stair vent open and close simultaneously. 3. Ensure no fault light appears in PCB4 control Panel. Page 12
13 Testing when system connected to 3 rd party Fire Alarm 1. Trigger smoke detector using smoke detector testing spray. Reset at Fire Alarm control panel and by using call point test key (if wired in series) or removing power from PCB4 Control Panel. 9) Recommended Procedure on Discovery of Fire 1. If safe to do so, operate the effected zones orange call point to open the zones AOV and stair vent. If smoke detectors are fitted to the lobbies or stair case, these will operate the zones AOV and stair vent automatically. 2. Leave the building using the staircase. Do not use lifts. 3. Call the Fire Brigade. 4. Do not re-enter the building until Fire Brigade say it is safe to do so. For further information consult the relevant Building Approving Body and Fire Strategy Consultant.
